Document All Tenant Interactions
Do what you can to avoid "he said/she said" arguments with tenants. Do You Overlook These Tasks?

Until recently, not often unless a complaint was filed. Add inspecting appliances to your list. Check behind appliance and HVAC units to make sure the power cords are solid and there isn’t any black soot around the receptacle or the motor. When you do periodic inspections of the unit, make sure there is no clutter within three feet of wall heaters. Check receptacles for frayed wires and to make sure no plugs are overloaded with cords. Tip #4: Check fire escapes during periodic inspections.
Make sure escapes are working and it is not being enjoyed as a terrace. Items stored here can hinder an escape for them or neighbors above if their primary exit is blocked. No external fire escapes? Legally, you run the risk of secondhand smoke harming or irritating other tenants. Don't lose a good tenant (or potential one) adverse to the smell of smoke or if they have medical issues like asthma. Smoke smell is unmistakable. Housing a smoker means a massive cleaning and paint job upon vacancy. Inspections are key!
Not only is it an opportunity to check for potential violations, this is your chance to make sure the tenant is caring for the property. Cluttered kitchens are a huge risk when a tenant cooks. Clutter in other areas can make it difficult for a tenant to navigate exits during a fire, especially in dense smoke.
