Boulder Creek’s new 3 & 4 bedroom wee-Cottage homes at Baseline™️ in Broomfield.

Award-winning lifestyle homebuilder Boulder Creek Neighborhoods will bring its popular and innovative wee-Cottage® homes to one of Colorado’s leading sustainable communities. The new product joins Boulder Creek’s Limited Edition homes at Baseline—a master-planned ecological haven located at the junction of I-25, Northwest Parkway (E-470) and Baseline Road in Broomfield and with easy access to Boulder, Denver, and Denver International Airport.

At build-out, Baseline will link city and wildlife with more than 9,000 residencies, dozens of pocket parks, a comprehensive trail system, more than 170 acres of open land, a K-12 school and a market-style plaza. Parklands, a 62-acre linear park, will connect the community with green space, and even the Butterfly Pavilion, currently based in Westminster, will soon move into its new facility at Baseline.

When it came time to bring their wee-Cottage home series to Baseline, the Boulder Creek team aimed to ensure that these single-family homes deliver the sustainable feel and dynamic efficiency that draw buyers to the community of Baseline. “We’ve designed three entirely new floor plans and all new contemporary exteriors to emphasize the Baseline ‘urban-meets-nature’ vibe,” said David Sinkey, president and CEO of Boulder Creek Neighborhoods.

This distinctive collection pairs everything there is to love about Boulder Creek’s wee-Cottage® with the bold exteriors and outdoor spaces that Baseline is known for. With a variety of lower-maintenance floorplans, there’s a layout for every lifestyle. Home buyers can choose between two- and three-story plans, with main living spaces conveniently located on the ground floor or main level.

Living spaces tailored to a homeowner’s lifestyle

Sinkey continued, “We have built over 250 wee-Cottages in neighborhoods across the Front Range in the past few years thanks to this being an incredibly compelling and innovative housing type.” The wee-Cottage is a single-family home with a “just right” size, giving homeowners who might consider a townhome the gift of privacy while prioritizing an efficient home space to maintain, heat and cool.

Home shoppers of all kinds are attracted to the convenient lifestyle underlying a wee-Cottage at Baseline. “From single people with roommates to families with kids, all the way up to empty nesters who are ready to downsize, buyers love that these homes focus on efficient indoor space while not sacrificing significant outdoor space,” explained Boulder Creek Neighborhoods’ chief revenue officer Jessica Champlin.

At about 1,450 square feet, the Rise and Ascend wee-Cottage floor plans feature two stories, 3-4 bedrooms, and are projected to be the most affordable single-family detached home options in Baseline.

The three-story wee-Cottages at Baseline have floor plans measuring 1,500 to 2,050 square feet, with at least three bedrooms upstairs. They will offer flexible room configurations, including a main-floor office or a lounge with a wet bar.

A neighborhood built for thriving

Boulder Creek community sales manager Micah Davidson said that one of the most common traits among wee-Cottage buyers is their love for the outdoors. “They’re spending more time in the mountains, doing what they love,” he added. “That lifestyle is going to blend beautifully with the walkability of Baseline and the inherent lower-maintenance features of a wee-Cottage.”

Baseline’s Center Street District makes the home-to-business commute effortless. Homeowners will be able to quickly walk to a future grocery store, bank, restaurant, business offices and health clinics. Even more, “That same active buyer will also enjoy Baseline because of the miles of trails that will be installed that will also connect to larger regional trails for even more places to bike and run,” Davidson said.

Prices for these single-family homes are expected to be some of the lowest for a single-family home at Baseline, starting in the mid-$500s and ranging upwards of $700s after upgrades. Sales for the 75 wee-Cottage home sites at Baseline kick off this Spring, with the first closings expected in the fall of 2025. Home buyers are invited to explore the distinctive floor plans available at Baseline through virtual 3-D home tours, and a model will open on-site later this year.
