INTRODUCTION
My worst fear when I think of career growth, is getting hired by a company and not having an adequate training program to help me become successful. With my years of sales experience, I can chalk training abandonment as my worst fear in prohibiting my career growth. I wrote this book because I want to help provide the tools to jumpstart someone's career and help create confidence in leasing specialist.
Look, I don't know what training programs your company may have, if any at all. But if you take something from your current employer and add my techniques, I truly feel that your leasing successes will only be limited to your mindset. Arnold Schwarzenegger said, You can't climb the ladder of success with your hands in your pocket’s.
Only you can take these tools and use them to your benefit. Use these techniques by making them your own and putting your spin on them. More importantly, your part in this industry is about helping people find a home at your community. These tools will help you get prospects there.
GOLDEN RULE:
NEVER try to conform a prospect to an apartment community, but ALWAYS conform the apartment community to the prospect.
Leasing is a healthy balance of knowledge, technique, and the authentic care in the prospect you are touring.
I am a firm believer that people do not buy what you sell, but why you sell it. In other words, a guest is a person with real feelings and emotions that feed off the belief you have in your product. I believe that when you GENUINELY care about trying to help a prospect find a home away from home, the prospect your touring feels it. When they feel it, they start to slowly believe it.
It is important to understand that it does not matter how many tours you have completed in the day, you are the 1st representation of your apartment community. Out of all the possible communities in your town or city, the prospect came to YOUR community to give YOU the chance to lease them a home. I understand it is hard to keep the same energy you have from the first tour to the last, but just like running a marathon it takes practice.
Leasing Aspects
Care- THE most important aspect of leasing (your best closer) is the care you truly have in your apartment community and your prospects. People want to lease where they feel wanted and when you show care and you take pride in your community, it makes the community feel inviting. I have seen so many leasing specialists become complacent over time or get to the point where they begin to have a transaction relationship, coming into work just for a paycheck.
You are your brand. Your actions are a complete reflection on yourself as well as the community you are showing. I tell all my leasing specialist that when a prospect walks through the door, you are the face of not only the community you work for and the company that owns the community, but more importantly yourself.
Knowledge – Study and keep up to date on your community. Changes in pricing, floor plans, availability and overall community
