Tldr: the actual place reflected the price. Nothing explicitly wrong but the pictures advertising it were deceptive.
Nothing explicitly wrong with the place, i think the pictures used by the property were a little deceptive but considering the price I wasn't upset. It was a very secure and convenient location. Our TV didn't work upon arrival but we never bothered to ask them to fix it. We also left a pair of headphones there which were claimed to not be found but again that's more on us for the mistake. The fridge and microwave were convenient.

Exceeded our expectations, which is important to note, as there is no lift, plenty of stairs to haul your luggage up, no luggage storage or forwarding options and an automated check-in process that relies on receiving a code to check-in a day or two before. Knowing and expecting all this beforehand, you can plan accordingly and it’s no problem at all.
The room was clean, functional and very comfortable. Rubbish removed daily and fresh towels provided.
It’s a great area that is quiet but very convenient and right near a station and 7 Eleven. Excellent location actually once you get to know the area a bit.

Fantastic room with ample storage space. Modern decor, very clean bathroom, separate toilet/vanity/shower. We had 2 adults, 2 teens and 1 child and it still felt roomy. Great to have a kitchenette also so we could heat up meals and buy groceries. Close to bus stops with buses only a10 minute ride to Central Kyoto. Loved our stay there! Would book this place on our next trip to Kyoto.
