With TCO (temporary certificate of occupancy) less than a month out, this week was an optimal time to tour investors through our Jute (aka 550 SE MLK) mixed-use multifamily property. Thanks to Kurtis Fusaro, Avi Ben-Zaken and members of the Truebeck Construction team for walking us through the building, which will bring 132 units of new housing to Portland's Central Eastside, including a mix of studios, urban 1-bedrooms, and 1-bedroom units ranging from approximately 450 to 700 SF. All homes will feature expansive windows and modern kitchens with stainless steel appliances, gas ranges, chic black cabinetry, tile backsplashes, and ample storage, and upper-story units will boast great views of the city and Mt. Hood. We had a blast attending the 2024 Cohousing Conference in Denver last week. Thank you to Cohousing Association of the US for putting on another great conference. One of the highlights of the event was the diverse group of attendees, which included many first-time conference-goers, and strong representation from POC as well as members of the Gen Z and Millennial cohorts. A prominent theme that emerged during this year's conference: the ongoing challenges of building ground-up communities in a climate of high construction and financing costs. Check out the new mural at Luella Lofts! The most recent addition to our portfolio, Luella is UD+P's inaugural ground-up apartment development in Sacramento. The building's namesake, Luella Johnston, was the first woman elected to Sacramento's City Council in 1912, just a year after California gave women the right to vote. In July, our mural artist, Franceska Gamez, completed installation of the mural on the south side of the building. Highly visible to anyone using the adjacent light rail station and to residents accessing the building through its main entrance, the mural is inspired by the art and symbolism that emerged from the women's suffrage movement. It pays homage to Johnston and other pioneering suffragettes of the early 20th Century. The armored woman with the calvary horn depicted in the mural was employed by the Women's Political Union and the trumpeter symbolized a "call to action." We're excited to introduce new housing and art that contributes to the vibrancy of the historic Midtown neighborhood! We are ecstatic to share some BIG news on this last day of the quarter! Luella Lofts, our new apartment community in Sacramento, received its Temporary Certificate of Occupancy (TCO) today. As with every new construction project, we've had to overcome a few hurdles to get here, but we are thrilled with the end result. With nearly 1/3 of units pre-leased and our first move-ins scheduled for Monday, Luella's arrival has been widely anticipated.
