In many cases, singular use destinations no longer offer the customer what they want. In towns and cities, workers and residents alike want amenities on their doorstep. The key to successful mixed-use development is the symbiosis between the components; strategic placement can increase footfall and the correct mix can create a destination within a destination.

2222 Barrington Avenue is yet another project we embarked on in collaboration with Sandstone Properties in Los Angeles. This office building was designed by another architectural group and all we were tasked to do was to apply an attractive exterior envelope to the already approved building volume.

Externally swooping elevations and curved forms visually break down the mass of the building with a modular prismatic façade system. At the northeast corner, directly adjacent to a major ring road, an art installation of programmable LED/colored lights acts as a beacon and draws the residents and visitors into the development.

Adhering to this request, we took a figure-eight diagram and ran it around the perimeter of the site, overlapping sections and introducing twists internally to demarcate the different uses. This allows for light, open spaces with landscaped plazas and communal areas.
