PLEASE READ THROUGH THESE NOTES CAREFULLY AND MAKE YOUR PARENT(S) / GUARDIAN(S) AWARE WHAT AND WHEN PAYMENTS ARE DUE.

Now you are applying to rent a property through Star Lettings, a non-refundable application fee of 90.00 each will be required or 70.00 if you are a current Star tenant and staying on at a Star property. You will need to complete an application form (available from Star Office). We will then obtain references, the most important one being your parents/ guardian they will be required to sign a Deed of Guarantor. Once satisfactory references have been sought, your group will be required to sign a Joint & Several Assured Shorthold Tenancy Agreement, for a period of 10/11 months commencing in September 2012. Please be aware that a joint and several tenancy agreement ties you and your housemates to joint responsibility of the property including payment of rent. You do not rent the property on a room only basis. A security deposit is due at the time of signing the Tenancy Agreement in February/March - equivalent to one months rent. We will also require you to complete a Standing Order mandate. Your rent can be paid either monthly or quarterly. Please let us know if you change your bank details between March and September. Once you have signed the tenancy agreement, if your group decide not to go ahead with the tenancy your security deposit will be forfeited. You will still be responsible for the tenancy and rent. If the tenancy does proceed, your security deposit will become your damage deposit for the property at the start of the tenancy. The rent does not include any utilities i.e. water rates, electricity, gas, council tax, TV license or telephone. Most houses are fully furnished except for the kitchen. Please be aware that your kitchen may only have the basics. I.e. cooker, fridge/freezer, washing machine, kettle and toaster. Your bedroom furniture may be different to what is there at the present time. When viewing properties, ask what type/age furniture is included, take notes or ask for a copy of an inventory. A copy of the draft Tenancy Agreement will be sent to your parent(s)/guardian(s), however if you require a copy please request one from our office.
