CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This CONTRACT OF LEASE executed in ________________, Philippines, by
and between:
_________________, of legal age, Filipino and a resident
______________________________, hereinafter referred to as the LESSOR;

_________________, of legal age, Filipino and a resident


______________________________, hereinafter referred to as LESSEE;

WITNESSETH:
WHEREAS, the LESSOR is an Attorney-In-Fact and owner of a
commercial building located at __________________;
THAT, the LESSEE is desirous of occupying in LEASE the ground floor,
with a floor area of ____ sq. m., for legitimate business purposes, and the
LESSOR is willing and agrees to lease the same in favor of the former;
commercial building
NOW THEREOFE, for and in consideration of the foregoing premises,
the herein LESSOR does hereby convey, by way of LEASE unto said LESSEE,
the above described commercial spaces, under the following terms and
conditions to wit:
1. That the area or portion of the said commercial building subject of
this contract is the whole area of second floor as above described;
2. That the term or duration of this contract of lease shall be TWO (2)
YEARS only, which shall commence on _____________, 2015 and shall
expire on _____________, 2017 and renewable at the option of both
parties;
3. That the Lessee shall pay the rental to the Lessor, the
corresponding monthly rental dues every last week of each
succeeding month thereafter following the signing of this contract in
the amount of _____________ (P 00,000.00) from _______________ to
_______________, Philippine Currency. An increment of 5% per
annum shall be added starting _________. Moreover the
withholding tax of five percent (5%) shall be on the account of the
LESSOR. That upon signing of this contract, the Lessee agrees to
pay the Lessor an amount equivalent to two (2) months deposit

rental in the total amount of ________ THOUSAND PESOS


(P00,000.00);
4. That if the LESSEE fails to pay after due date, a surcharge of 5% per
month shall be imposed. It is expressly agreed and understood that
the payment of the rentals herein stipulated shall be made without
demand and without delay on any ground whatsoever;
5. That, the Lessee shall notify in writing the Lessor at least three(3)
months in advance prior to the expiration of the contract of lease
his desire to renew the contract;
6. The Lessee shall not use the leased space other than its original
business purposes, nor sublease, assign, transfer, convey,
mortgage, or in any way encumber the space subject of the lease
agreement or any portion thereof to any person. Violation of the
provision shall entitle the Lessor to terminate the contract of lease
prior to its expiration plus damages;
7. The Lessee shall have the right to renovate and or introduce
necessary improvements appropriate for the business subject to the
approval of the LESSOR, however any expenses incurred by the
Lessee for such renovation and/ or necessary improvements and
any damage in any form that may be incurred during the Lessees
occupation over the leased premises, shall be at the lessees own
account and upon the expiration of this contract, any permanent
improvements introduced by the Lessee, shall automatically belong
to the LESSOR who shall not be obliged to reimburse the same;
8. Water, telephone and electric bills shall be the obligation of the
lessee.
9. That the Lessor and Lessee hereby bind themselves to abide and
comply with the above stipulations;
10. Failure of the Lessee to comply with any of the conditions of the
contract shall entitle the Lessor to terminate the contract and forfeit
whatever amount paid to the Lessor.
