structure has been devine unsafe ty occupy, is vacant, oF consilutes a fe and/or
safaty hazard by reason of the fact that the structure Is injurious to or a menace to the
Public heatth, safety or welfare; the structure is structurally unsafe, unsanitary oF not
provided with adequate safe ogress; tho stucture isa fre hazard; the structure fs vacant
‘and open to public enty; the structure is otherwise dangerous to human life or injurious
to the publi; in relation to existing use, the structure is a hazard to the public health,
safety of welfare by reason of indadequate maintenance, diapidation, obsolescence of
abandonment; due to ils advanced state of diapidation, substantia! fre damage or
strucurtral infirmity, the strucuture is an immediate hazard to human life or health. See

Under Section 1306.622(6)(1) the owner, agent or person in control of a public nui-
ssance structure shall have a right to appeal this order fo the Lakewood Boad of Bulld-
ing Standards and Building Appeals within fen (10) days of the service of this notice
‘and the Board of Building Standards and Building Appoals shall hold and conduct a
public hearing within twenty (20) days of the receipt ofthe notice of appeal. A party or
affected person may be represented by an attorney. Contact this office at 12650 Detroit
Ave., Lakwmvod, Ohio between the hours of 8 a.m. and 4 p.m., Monday through Friday,
should you wish to flea written appeal,
Unless the public nuisance is abated, the City may proceed with abatement, including
ddemoltion, no sooner than April 9, 2016,
‘Abatement of the nuisance structure can be achieved by correction ofthe violations to
the minimum standards of the Codified Ordinances of Lakewood, Ohio, the Revised
Code, and Ohio Administrative Code, including the Ohio Fire Code, of by demolition
and removal ofthe public nuisance structure,
Should the oviner not abate the nuisance within the required time, the Commissioner or
designee may take the appropriate action to repair or remove the nuisance structure,
including demotion. Costs of the abatement are the responsibilty ofthe property ow
‘er(s) and will be collected by the City per the ordinance provisions.
