THE STAR, TUESDAY 18 OCTOBER 2016

From landed to high-rise

Plans for the expansion of Setia City Mall are underway to provide residents with an array of shopping, dining and
entertainment choices.
S P SETIA launched Setia Alam in
2004 and delivered its first set of
homes two years later. Since then,
almost 65% of the township has
been developed.
More than 17,000 units worth
RM6.7bil have been sold in the
township with more than 15,500
units completed and handed over.
For S P Setia, the vision for the
township is not about successfully
selling the most number of houses.
Rather, the focus is on creating
long-term value, which is why the
overarching goal has always been
to build a genuinely sustainable
development.
Setia Alams masterplan was
formulated in line with S P Setias
development philosophy of Live,
Learn, Work and Play to deliver a
fully integrated and sustainable
township that caters to people
from all walks of life.
The 2,525-acre (1021.8ha)
township has more than lived up
to expectations as it has become
one of the most sought-after
residential addresses in the Klang
Valley.
Much of the townships success
can be attributed to its liveability
and accessibility. From the
liveability perspective, Setia Alam
is one of the greenest townships in
the Klang Valley.
Twenty per cent of the township
has been reserved as green areas,
including parks and gardens.
These zones are further enhanced
by landscaped streetscapes and
the banks of engineered
waterways.
The township also offers
excellent opportunities for
entrepreneurship, employment
and education. There are
numerous commercial centres,
from the 240-acre (97.1ha) Setia
City to the smaller Eramas Setia
Avenue and Setia Taipan, where
enterprising individuals can set up
businesses and offices.
There are many established
schools in Setia Alam catering to a
range of educational preferences,
from government schools to
vernacular and private
international options. In fact, one
of the greatest pull factors of Setia
Alam is the diversity in education.
The play factor completes the
Setia Alam picture, with numerous
recreational opportunities
available throughout the
township.
The many parks allow residents
to enjoy the outdoors conveniently

while facilities such as the Setia

Alam Club, Setia Badminton
Academy and Setia City Mall offer
a plethora of activities for
residents of all ages and interests.
Setia Alam is well connected via
several major highways, which
make commuting to and from the
township a breeze.
The Setia Alam-NKVE (New
Klang Valley Expressway) Link
makes the township accessible
from all corners of the Klang
Valley via the NKVE.
In the near future, the proposed
link road to Seksyen U10, Alam
Budiman, Shah Alam, will allow
access to the upcoming DASH
(Damansara-Shah Alam Elevated
Expressway) highway, while
upcoming neighbouring
developments will enhance links
to Shah Alam.

The economic dynamo

A vital component of the
masterplan is Setia City, the
commercial hub of Setia Alam.
This 240-acre (97.1ha) integrated
development is the economic
dynamo that will ensure the
townships long-term
sustainability.
Today, Setia City is home to the
international award-winning Setia
Corporate HQ and Setia City Mall
as well as other key landmarks
such as the Setia City Convention
Centre, including the recently
completed phase two and Setia
City Park.
What sets Setia City apart from
other commercial hubs is its
connectivity, which facilitates
movement between its different
components.
A network of pedestrian lanes,
covered and elevated walkways
connect the entire enclave,
allowing the Setia City community
to travel around the commercial
centre easily on foot, rain or shine.
Setia City infuses the township
with a more sophisticated
vibe by attracting well-known
international brands, established
local companies as well as exciting
new concepts to set up business
there.
It has become the preferred
corporate address for many
corporations, including Top Glove,
Khind and Kossan.
Other upcoming features in
Setia City include the 1 National
Institute of Health (1NIH), which is
on schedule to be handed over to

the Health Ministry in October

next year.
Plans are underway for the
expansion of Setia City Mall,
which, once completed, will
provide residents with more
shopping, dining and
entertainment choices.
Work has also begun on the
H EduCity with The Peninsular
School at its heart. The school will
be open for enrolment in January
2018.
Also in the pipeline are the
Vantage Medical Centre and a
business-class hotel. The former is
a 100-bed hospital, offering the
best possible medical care to the
residents of Setia Alam as well as
the wider community.
The hotel will provide a
strategic counterpoint to the
townships growing MICE
(meetings, incentives,
conferencing, exhibitions)
component, which comprises both
phases of Setia City Convention
Centre.

Lavish living
The latest launch in Setia City,
Setia City Residences is the
townships first high-rise luxury
serviced apartments project and
is located right next to the Setia
City Mall.
With only 780 units across
three towers on a six-acre (2.4ha)
freehold site, these serviced
apartments aim to offer a living
experience akin to living in a
hotel from the moment one enters
the lobby lounge via the private
residents porch.
Standing at 35 storeys tall with
only 10 units per floor, which are
served by four private lifts, Setia

The units come in four
well-designed floor plans for a
selection of two to 3+1 bedroom
units that range from 858sq ft

top-quality flooring, fittings and

of podium car park, which
encompass levels 3 to 7. Each unit
will be assigned two parking
bays.
Setia City Residences also offers
peace of mind of a three-tier
security system. Controlled card
access to the high-rise luxury
enclave begins from the moment
residents drive up to the boom
gate. Subsequently, the access
card is required to enter the lift
lobby and to activate the lift to go
to the residents floor.
The facilities floor, dubbed

terraces. The top pool is for
swimming. The second terrace is
for relaxation, where there is a
Jacuzzi and sunken lounge spots.
The third is a wading pool for
children.
A tennis court, gym, spiral
skyway (elevated walkway),
yoga lawn and parcourse give
residents plenty of choices for
exercise. Other facilities include a
barbecue pit, playground,
multipurpose hall, forest pools,
floating river, garden, function
lounge, reading room and
nursery.
Setia City Residences represents
a new dimension
to Setia Alams Live, Learn,
Work and Play ethos, one that
is infused with an urban
sophistication that is the result
of its luxurious and resort-style
offerings, as well as its prime
location in Setia City.
It is a testament to the
townships broad appeal as it
promises all the modern
conveniences of the city,
includingthe best stores, great
dining and top schools, while
retaining the neighbourhood feel
that is so important when
searching for a place to call home.

8 Property Focus
By THERESA BELLE
INTEGRATED townships are
quickly becoming the hallmark
of suburban living in the Greater
Kuala Lumpur and its surrounding
areas.
The appeal of these
developments is easy to recognise
combining residential, commercial
and recreational elements is
proving to be the recipe for
successful, sustainable growth
away from the city.
Developers are maximising the
potential of upcoming areas such
as Shah Alam and Puchong with
townships such as these, growing
less populated areas to support the
housing needs of the nation.
Examples of self-contained
townships that have stood the test
of time are Kota Kemuning
and Bandar Puteri Puchong,
where communities, businesses
and institutions have emerged
and continue to flourish as a result
of strategic location, planning and
execution.
Property Focus: KL West takes a
look at the factors that drive the
trend of living outside the city.

THE STAR, TUESDAY 18 OCTOBER 2016

Right mix in
suburban living

Lifestyle appeal
Spurring the rise of suburban
property in the outskirts of Kuala
Lumpur are several residential
and commercial projects catering
to middle- to high-income
households.
Integrated developments such
as Setia Alam and Desa ParkCity,
for example, have proven how
carefully designed plots of land
can increase the socioeconomic
value and quality of life in
self-sustainable fringe areas.
In August, property site
PropertyGuru named Eco Majestic
and Setia EcoHill in Semenyih
as well as City of Elmina in Sungai
Buloh as upcoming townships
to look out for on the basis of
careful planning incorporating a
broad range of amenities and
infrastructure.
The primary appeal of these
areas lies in the convenience
and accessibility to surrounding
hubs of business and leisure.
In fact, integrated developments
themselves qualify as living hubs,
meaning residents are able to find

basic products and services at

their doorstep on top of a host of
amenities in place.
In high-rise complexes, this
typically includes parks, gyms,
swimming pools, gardens,
viewing decks, and commercial
or food and beverage outlets.
In landed residences, too, more
of these facilities are being offered
to attract potential buyers looking
to settle in contemporary suburban
havens.
One of the concepts that have
gained traction in property
development is eco-living, where
vast, green spaces and natural
elements are preserved or
designed to create the right
environment for safe, green
lifestyles.
Green plots such as gardens,
walkways and parks of all
sizes are found throughout these
townships, supporting the
overarching theme of healthy
living within environmentally
sustainable communities.

Residents are encouraged to

walk, jog, use sports facilities
or simply spend time outdoors
with their loved ones to unwind.

Value for money

Well-thought-out concepts
are no longer novel, though, and
in fringe areas such as Sungai
Buloh, Klang, Shah Alam,
Puchong and the like, buyers are
able to secure high-value
purchases at lower prices than in
densely populated city areas.
Most of these areas fall within
Selangor, which has seen a rise in
the number of affordable housing
construction projects since
developers have been tasked to
do this in line with Budget 2016.
The Real Estate and Housing
Developers Association Malaysia
(Rehda) reports that half of all
residential units launched in the
first half of this year were priced
below RM500,000 and launches
of properties priced below
RM200,000 are on the rise.
Additionally, landed properties
have reemerged as the most
popular type of property
launched from January to June.
It is hardly surprising, then,
that these areas have been
getting increased attention
people from all walks of life
previously priced out of the
property market now have solid
housing options within their
means.
Thanks to their location within
growing living hubs, the value of
these properties are bound to
appreciate over time, helping
owners cover mortgage with high
rental yields and generating good
long-term returns.
Tapping into the vast potential
for capital appreciation in
lower-priced suburban areas also
provides a stable, accessible
avenue for investment in what
can be described as challenging
economic times.
Thus, suburban homes in
fringe areas are also attractive to
city dwellers looking for a second
or vacation home as well as
investors.

Connected, convenient
Landed properties in the suburbs are available at reasonable rates, which
lends to their appeal to residents and investors alike.

In the suburbs, families have

the space they need for a home
while still being close to the
capital city and its surroundings.
Many prefer commuting to

network of roads that link the city to the suburbs.
work for approximately 30
minutes in the mornings and
evenings over facing city traffic
congestion daily.
As Selangor borders Kuala
Lumpur, it is the first residential
choice for many urbanites whose
lives are based in the city. They
are able to build their careers
during the work week and travel
just a short distance away to
enjoy the serenity of home at the
end of the day.
Therefore, young couples
looking to start a family in their
first home are easily attracted to
these areas, as are young adults
hoping to purchase a property of
their own.
Experts and successful
homebuyers agree that
identifying the right areas with
potential for growth and capital
appreciation should be done
with careful consideration.
For example, studying the
developers masterplan and local
authoritys transportation
development plan can paint a
picture of what the area will
grow into.
Besides first-class amenities,
convenience is also measured in
terms of connectivity to major
highways and towns. The
commercial value of out-of-city
locations is largely dependent on
this, especially since residents
are increasingly savvy in seeking
locations that meet their needs.
KL West covers the districts of
Sungai Buloh, Puchong, Subang,
Shah Alam, Kota Kemuning and
Klang. Some of these are also
contained within the Greater

Kuala Lumpur, which also covers

Ampang, Gombak and Petaling
Jaya.
Known as the countrys largest
primary port, Port Klang consists
of Northport, Westports and
Southpoint, which act as the
gateway to West Malaysian seas.
Large-scale logistic and cargo
activities have always been
economic giants in Klang and
continue to drive the growth of
commerce and community to
this day.
On land, the extensive road
network in KL and its
surrounding suburbs is
considered a major plus point of
living and working here.
The Damansara-Puchong
Highway (LDP), South Klang
Valley Expressway (SKVE), PLUS
Highway, KESAS Highway and
more, along with the upcoming
Damansara-Shah Alam Elevated
Expressway (DASH), link these
suburbs to nearby townships and
the capital city to ease travelling,
no matter the distance.
Additionally, the availability
of comprehensive public
transportation networks and
services is known to drive up the
value of residential areas.
Residential units in the vicinity
of new Mass Rapid Transit (MRT)
and Light Rail Transit (LRT)
stations will therefore inevitably
be snatched up as the area grows
in terms of population and
commerce.
While taking time to consider
is necessary, purchasers should
also not take too long to make a
move on their property of choice.
