    Dear Ms. Bolanos:

    We write in behalf of our clients, __________________________ regarding a


    parcel of land they purchased in your company in 2010 under TCT No.
    _________________ registered under the name of
    “_____________________________”.

    Our clients made several follow-ups for the execution of the Deed of Absolute
    Sale in their favor however, you failed and continuously fail to execute the said
    Deed. Last month, our clients arrived in the Philippines and they personally
    went to your office, unfortunately, your representative Ms. _____________ said
    that the lot they purchased was mortgaged with ___________________ that is
    now closed and under receivership by the PDIC.

    On January 15, 2015, our clients went to PDIC and upon initial query, they
    were informed that the subject property is not one of the acquired assets nor
    with outstanding obligations with PDIC.

    Under the law and pursuant to your contractual obligation, you must transfer
    title to our client without further delay.

    Accordingly, FINAL DEMAND is hereby made upon you to execute the Deed of
    Absolute Sale within TEN (10) days from receipt of this letter. Otherwise, we
    will be constrained to file the necessary legal action against you to protect the
    interest of our client.

    We trust that you will give this matter your prompt and preferential attention
    to avoid the expense and inconvenience of litigation.
