General Information

Location: This business is located near the north end of Truck Village Drive. The
address is 6101 & 6113 Truck Village Drive. It is located between the towns of Mount
Shasta and Weed. The mail is received from Mount Shasta, zip 96067.

Access: There are about 198 feet of the parcel fronting Truck Village Drive, which is
paved, originally Highway 99. The home and rental use about 1/3 of the road frontage and
the mini storage uses about 2/3 of the road frontage.

Topography, Shape & Size: The parcel contains 1.66 acres and an addition of ± 1.77 acres due to a boundary
line adjustment. The north and west boundaries go down steeply reducing the gross land area to about ± 1.4 acres.
The parcel has an irregular shape but has a depth that is variable from under 300 to over 400 feet. The site is just
about road grade. Soils are gravel and drain well. There is a gentle downward slope to the west, which is a natural
benched area above the parcel to the south. The elevation of this parcel is ± 3,900 feet. It does snow in the winter.
The frontage road is plowed by the county, and plowing on the parcel is possibly necessary every winter.

Utilities: There is a well that delivers ± 13 gallons per minute as well as a septic system. Both belong to this

Zoning: This parcel is a light industrial zone classified as M-M. The parcel is
under the jurisdiction of Siskiyou County. The existing use as a storage facility is
within allowable uses. Allowable uses in this zone include; miscellaneous repair
shops, truck rental, animal hospitals, nurseries and greenhouses, machine shops,
pounds and kennels, a wide variety of vehicle repair and services, garages,
equipment rental, off-site construction services, contractor yards of many types,
welding shops, lumber yards and woodworking/cabinet shops. Also allowed with
minor restrictions are wholesale storage and delivery services, assembly plants, bulk
storage of fuels, etc. There are allowable uses, but this gives a good idea for the allowable uses. Many other uses are
allowed with a “use permit”.

Main Home & Vacation Rental: The ± 1830 square foot building is 3 bedrooms, 2
bath. It is frame construction on a slab. It is a partial A-frame. The windows are dual pane.
There is a full Mt. Shasta view from the loft area. The roof is metal. Siding is T111. Walls
are sheetrock. Flooring is a mix of vinyl and carpet. The kitchen is open design into the
living and dining rooms. Heat is wood. The loft area is partly impinging the roof line. There
is one full bath downstairs, and the upstairs bedroom shares the full bathroom, including a
large Jacuzzi tub, with no dividing wall. The quality is average and the condition is the
same. The yard is small, with no landscaping. There is security lighting, and it is fenced.

Most all the land is utilized with very little area not in use. There is very little area left for
expansion but the parcel to the north may be a consideration for expansion of this business.
The location is excellent, being almost in the middle of the towns in southern Siskiyou
County very close to Interstate-5.
Future Growth: The sphere of influence for this business is about 40 square miles. This self storage business is
owner occupied and offers an outstanding opportunity for future growth and development. Due to a lack of staff, the
U-Haul business, for the last six years, had to be removed. It generated $24,000 to $30,000 per year. This is an
opportunity that can be reactivated – according to the owner; the advertisement in the Yellow Pages is still
generating many calls every day. There is room for approximately five to ten extra auto/RV spaces and maybe 10
cargo containers, which could add around $12,000 to the gross income. The current owner also sells cargo
containers and is the only seller in this area. Potential income from those sales is unlimited.
