DEED OF ABSOLUTE SALE

Know All Men By These Presents:

This Deed of Absolute Sale made and executed by and between:

l, REMEDIOS CARIQUITAN CALVO, of legal age, Filipino citizen, married to GUILLERMO


CALVO and a resident of Bulacao, Pardo, Cebu City, hereinafter referred to as the SELLER;

-and-

BENJAMINA P. PRATO, of legal age, Filipino, married to Sergio Prato, and a resident of Sitio
Adelfa, Pardo, Cebu City, Cebu, Philippines, hereinafter referred to as the BUYER;

WITNESSETH:

That, the SELLER is the absolute registered owner of a parcel of land, more particularly
described as follows:

A parcel of Land (Lot 5376-B-1-D of the subdivision plan Psd-07-01-003395, being a porsion of Lot
5376-B-1 (LRC) Psd-85662, L.R.C. Cadastral Record No. 9467), situated in the Barrio of Pardo, City of
Cebu, Island of Cebu. Bounded on the SW., along line 1-2 by Lot 5376-B-1-E of the subdivision plan; on
the NW., along line 2-3, by Lot 5376-B-2, (LRC) Psd-85662; on the NE., along line 3-4, by Lot 5376-B-1-C
of the subdivision plan; on the SE., along line 4-1, by Lot 5376-A (LRC) Psd-32148. Beginning at the point
marked “1” on plan, being S. 66 deg. 13’W., 396.94 m. from B.L.L.M. to No. 1 (Pardo) Cebu Cadastre;
thence N. 38 deg. 37’W., 9.42 m. to point 2; thence N. 49 deg. 53’E., 12.17 m. to point 3; thence S. 38 deg.
47’E., 9.80 m. to point 4; thence S. 51 deg. 42’W., 12.20 m. to be point of beginning; containing an area of
ONE HUNDRED SEVENTEEN (117) SQUARE METERS, more or less, covered by TCT 129809, AND
Tax Declaration No. GRC6-12-076-02514, both registered under the name REMEDIOS CARIQUITAN
married to Guillermo Calvo, issued by the Register of Deeds for the City of Cebu and the City Assessor’s
Office of Cebu City respectively. Copies of the TCT and Tax Declaration are hereto attached as Annex “A’
and “B”.

WHEREAS, the SELLER offered to sell the above-described parcel of land all improvements
thereon, to the BUYER, and that the BUYER agreed thereto.

NOW THEREFORE, for and in consideration of the sum of SIX HUNDRED FIFTY THOUSAND
PESOS (P 650,000.00) PHILIPPINE CURRENCY, receipt of which is hereby acknowledged by the
SELLER to HIS FULL AND COMPLETE SATISFACTION, do hereby these presents SELL, TRANSFER
and CONVEY unto and in favor of the above-named BUYER, his heirs, assigns and successors in interest,
the above-described parcel of land absolutely and irrevocably, and free from all liens and encumbrances.

IN WITNESS WHEREOF, parties have hereunto set their hands this ___ day of September 2019,
at Cebu City, Philippines.

known to me to be the same persons who executed the foregoing instrument and acknowledged that the
same is their free act and voluntary deed.

This instrument refers to a Deed of Absolute Sale consists of Two (2) pages including the page in
which this acknowledgement is written and duly signed by the parties and their instrumental witnesses in
each and every page thereof.
