SECTION 238123 - COMPUTER-ROOM AIR-CONDITIONERS

PART 1 - GENERAL

1.1 RELATED DOCUMENTS

A. Drawings and general provisions of the Contract, including General and Supplementary
Conditions and Division 01 Specification Sections, apply to this Section.

1.2 SUMMARY

A. Section Includes:

1. Floor-mounted computer-room air conditioners.

1.3 DEFINITION

A. BAS: Building automation system.

1.4 PERFORMANCE REQUIREMENTS

A. Seismic Performance: Computer-room air conditioners shall withstand the effects of


earthquake motions determined according to UBC 1997, Zone 2A.

1. The term "withstand" means "the unit will remain in place without separation of any
parts from the device when subjected to the seismic forces specified and the unit will
be fully operational after the seismic event."

1.5 SUBMITTALS

A. Product Data: For each type of product indicated. Include rated capacities, operating
characteristics, electrical characteristics, and furnished specialties and accessories.

B. Shop Drawings: For computer-room air conditioners. Include plans, elevations, sections,
details, and attachments to other work.

1. Detail equipment assemblies and indicate dimensions, weights, loads, required


clearances, method of field assembly, components, and location and size of each field
connection.
2. Wiring Diagrams: For power, signal, and control wiring.

C. Color Samples: For unit cabinet, discharge grille, and exterior louver and for each color and
texture specified.

D. Coordination Drawings: Plans, elevations, and other details, drawn to scale, using input
from Installers of the items involved.

E. Seismic Qualification Certificates: For computer-room air conditioners, accessories, and


components, from manufacturer.

1. Basis for Certification: Indicate whether withstand certification is based on actual


test of assembled components or on calculation.
2. Dimensioned Outline Drawings of Equipment Unit: Identify center of gravity and
locate and describe mounting and anchorage provisions.
3. Detailed description of equipment anchorage devices on which the certification is
based and their installation requirements.

F. Field quality-control reports.

G. Shop drawings shall be approved and stamped by manufacturer’s-authorized representative.

H. Operation and Maintenance Data: For computer-room air conditioners to include in


emergency, operation, and maintenance manuals.

I. Warranty: Sample of special warranty.

1.6 QUALITY ASSURANCE

A. Electrical Components, Devices, and Accessories: Listed and labeled as defined in


NFPA 70, by a qualified testing agency, and marked for intended location and application.

B. ASHRAE Compliance:

1. Fabricate and label refrigeration system to comply with ASHRAE 15, "Safety
Standard for Refrigeration Systems."
2. ASHRAE Compliance: Applicable requirements in ASHRAE 62.1, Section 4 -
"Outdoor Air Quality," Section 5 - "Systems and Equipment," Section 6 -
"Ventilation Rate Procedures," and Section 7 - "Construction and Startup."

C. ASHRAE/IESNA Compliance: Applicable requirements in ASHRAE/IESNA 90.1.

D. ASME Compliance: Fabricate and label water-cooled condenser shell to comply with
ASME Boiler and Pressure Vessel Code: Section VIII, "Pressure Vessels," Division 1.

E. If the Contractor believes there are conflicts or missing information in the project
documents, the Contractor shall promptly request clarification and instruction from the
design team before the bids opening, otherwise the Contactor shall furnish and handover the
works at no additional cost to the Contract and according to Engineer instructions.

1.7 COORDINATION

A. Coordinate layout and installation of computer-room air conditioners and suspension system
with other construction that penetrates ceilings or is supported by them, including light
fixtures, HVAC equipment, fire-suppression system, and partition assemblies.

B. Coordinate installation of computer-room air conditioners with computer-room access


flooring Installer.

C. Coordinate sizes and locations of concrete bases with actual equipment provided.

D. Coordinate sizes and locations of roof curbs, equipment supports, and roof penetrations with
actual equipment provided.

1.8 WARRANTY

A. Special Warranty: Manufacturer's standard form in which manufacturer agrees to repair or


replace components of computer-room air conditioners that fail in materials or workmanship
within specified warranty period.

1. Warranty Period for Compressors: Manufacturer's standard, but not less than five
years from date of Substantial Completion.
2. Warranty Period for Humidifiers: Manufacturer's standard, but not less than three
years from date of Substantial Completion.
3. Warranty Period for Control Boards: Manufacturer's standard, but not less than three
years from date of Substantial Completion.

4. Provide system warranty in which Manufacturer, Installer, and Contractor are jointly
and severally liable and agree to repair or replace defective components of the
warranted item.

Warranty shall include:

a. Defective materials and installation.

b. Failure to comply with requirements stated in technical specifications.

c. Structural failures including, but not limited to, excessive deflection.

d. Faulty operation of movable parts such as hardware.

e. Deterioration of metals, metal finishes, and other materials beyond normal


weathering and use.

f. Delamination of exterior or interior facing materials.


Making good and installation and finishing all items that are disturbed and that
may be required due to repair or replacement of defective items. Coordinate
with Employer, manufacturer, and installer of adjacent disturbed items to
ensure that their warranty is not cancelled due to the repair work

1.9 EXTRA MATERIALS

A. Furnish extra materials that match products installed and that are packaged with protective
covering for storage and identified with labels describing contents.

1. Fan Belts: One set(s) for each belt-driven fan.


2. Filters: One set(s) of filters for each unit.

PART 2 - PRODUCTS

2.1 DX split air conditioning unit

2.1.1 DX - INDOOR UNITS


A. Unit shall be self-contained, packaged, factory assembled and prewired, con-
sisting of cabinet and frame, supply fan, electric heating elements, controls, air
filters and refrigerant cooling coil.

B. Cabinet: Galvanized steel with baked enamel finishes, access doors or remova-
ble access panels with quick fasteners [screwdriver operated flush cam type.]
[locking door handle type with piano hinges.] Structural members shall be min-
imum 18 gage (1.20 mm), with access doors or removable panels of minimum
20 gage (0.90 mm).

C. Insulation: 50 mm thick neoprene coated glass fiber on surfaces where condi-


tioned air is handled. Protect edges from erosion.

D. Supply Fan: Forward curved centrifugal type, resiliently mounted with V-belt
drive, adjustable variable pitch motor pulley, and rubber isolated hinge mount-
ed motor.

E. Air Filters: 50 mm thick glass fiber disposable media in metal frames.

F. EVAPORATING COIL

1. Provide copper tube aluminum fin coil assembly with galvanized drain
pan and connection.

2. Provide thermostatic expansion valves for units.

3. The unit should be mounted on frame to install drain tray and then
drained to the nearest drain point (indirect) through UPVC pipe.

2.1.2 AIR COOLED CONDENSING UNIT


A. Units of draw through design complete with fans, motors, drain pan, auxiliary
drain pan and condensing coil and compressor.

B. Refrigerant type shall be non-CFC type (like: R-134a, R-407c, R-410A or any
equivalent refrigerant).

C. CONDENSING COIL

1. Provide copper tube aluminum fin coil assembly with subcooling rows.

2. Provide thermostat to cycle condenser fans.

D. COMPRESSOR

1. Provide hermetic compressor, resiliently mounted with positive lubrication, crankcase


heater, high and low pressure safety controls, motor overload protection, suction and
discharge service valves and gage ports, and filter drier.

2. Five minute timed off circuit shall delay compressor start.

3. Outdoor thermostat shall energize compressor above 14̊ C ambient.

4. Provide step capacity control cycling compressors.

5. Condensate Drain pan: Drain pan to direct condensate to condenser coil for re-
evaporation.

6. Condenser Fan: Provide direct drive propeller fans, resiliently mounted with fan
guard, motor overload protection, wired to operate with compressor.

2.1.3 OPERATING CONTROLS


A. Provide low voltage, adjustable thermostat to control heater stages in sequence with
delay between stages, compressor and condenser fan.

B. Include system selector switch off-heat-auto-cool and fan control switch (auto-on).

C. Provide double acting thermostat with minimum two stages heating and 2 stage cool-
ing.

D. Locate thermostat in return air.

2.2 DX- PACkAge outdoor air conditioning unit

2.1.1 GENERAL
A. Roof mounted, self-contained single zone unit with electric heating elements and DX
refrigeration.

B. Units to consist of cabinet and frame, supply fan, control, air filter, refrigerant cooling
coil, compressor, condenser coil and fans, motorized outside air damper, return
damper, motorized exhaust damper.

C. Prefabricated roof curb to conform to requirements of related specifications and shall


be minimum height 450 mm.

D. Conform to ANSI/ARI 210/240, rating for unit larger than 40 kW nominal.

2.1.2 CABINET
A. Cabinets: weatherproofing tested and soundproofing tested to ARI 270, dbA at 3 m
free field.

B. Framing and supports: 2 mm thick welded steel, galvanized after manufacture, with
lifting lugs at top of unit and/or fork lift slots at bottom.

C. Outer casing: weather tight galvanized steel with baked enamel finish.

D. Access: removable gasketted hinged doors or panels with locking door handle type or
screwdriver operated flush cam type fasteners.

E. Insulation: neoprene coated glass fiber on surfaces, 50 mm thick, 32 kg/m3density.

2.1.3 FANS
A. Centrifugal, forward curved impellers, backward inclined, or airfoil, statically and
dynamically balanced. Multi V-belt drive with adjustable variable pitch motor pulley,
rubber spring isolated hinge mounted motor fan, and motor integrally mounted on
isolation base, separated from unit casing with flexible connections and spring isola-
tors.

B. Vibration isolators: 95% efficiency conform with related specifications 15070.

2.1.4 AIR FILTERS


A. 50 mm thick, 30 % efficiency, metal framed replaceable media or throwaway unless
specified on schedule.

B. To meet NFPA 90A, air filter requirements type Class 1 or type Class 2.

2.1.5 ELECTRIC HEATERS/ HUMIDIFIER


A. Nickel chromium electric resistant type, 64.6 kW/m 2 – stage maximum density at 2.5
m/s, comply with electrical requirements and specifications.

B. Controls:

a. Panel board with multi- stage or modulating SCR controller.

b. Indicating light centre.

c. Remote thermostats as indicated.

d. Fuse blocks (one per step unless otherwise specified).

e. Built-in control transformer.

f. Thermal cut outs: manual reset disc types, one per circuit, one linear bulb
type automatic reset.

g. Built-in un-fused disconnect switch.

h. Elements control: accessible with protection against no air flow, short and
grounds and of self checking type.

i. High limit temperature control: de-energize heating elements to protect


against overheating.

j. Supply fan: start before electric elements are energized and continue operat-
ing until temperature reaches minimum setting. Include switch for continuous
fan operation.

k. Comply with Electrical Codes and specifications.

2.1.6 REFRIGERATION
A. Conform to CSA B52 and ANSI/UL 465 requirements.

B. Compressor/condenser section:

a. Semi-hermetic or hermetic compressors, vibration isolated with flexible suc-


tion and discharge connections, oil sight glass, oil pressure switch, crankcase
heater, and automatic pump down system with control to liquid line solenoid
valve.

b. Fans: propeller type with single piece spun venturi outlets and zinc plated
guards. Motors shall be sequenced for head pressure control.

c. Electrical system shall have operating controls, oil and refrigerant pressure
protection, motor overload protection, weatherproof electrical wiring with
weatherproof, rain tight disconnect.

d. Include refrigerant piping with, sight glass, filter drier and valves.

e. Condenser: staggered copper tube, aluminum fin coil assembly with sub-
cooling rows to provide 6 0C sub-cooling.

f. Capacity reduction: cylinder unloading. Provide flooding for head pressure


control for low ambient operation down to 0 ̊C ambient temperature.

g. Refrigerant type shall be non-CFC type (like: R-134a, R-407c, R-410A or


any equivalent refrigerant).

C. Evaporator:

a. Rated to ANSI/ARI 210/240.

b. Thermostatic expansion valve, with adjustable super heat and external equal-
izer.

c. Coil: NPS 1/2 or NPS 5/8 od staggered seamless copper tubes expanded into
aluminum fins and insulated condensation pan.

d. Cooling coil condensate drain pans: designed to avoid standing water, to be


easily cleaned or removable for cleaning. Drain connection to have deep seal
trap and be complete with trap seal primer.

2.1.7 CONTROLS
A. In addition to safety controls, provide smoke sensors in return to NFPA standards,
low limit on supply and freeze protection on water coils.

B. Single zone cooling control:

a. Zone sensor or room thermostat to activate cooling relay in control circuit cy-
cling compressor. Provide safeties and pressure controls. Condenser fans to
operate in sequence.

b. When call for cooling is satisfied, relay is de-energized closing liquid line so-
lenoid valve and pumps down. On two compressor units provide separate cir-
cuits to evaporator and condenser.

C. Mixed air single zone unit:

a. Motorized outside, return and automatic power exhaust or gravity, relief


dampers with spring return damper operator and control package to automati-
cally vary outside air quantity. Outside air and exhaust air dampers, normally
closed.

b. Tight fitting opposed blade dampers with neoprene or suitable gaskets,


bronze or synthetic bushings and 1% maximum leakage.

c. Damper operation: 24V, spring return motor with gear train sealed in oil, and
heater for operation under minus 180C.

d. Mixed air controls: maintain 13 0C mixed air temperature; lock out compres-
sor below 140C ambient, restart 170C.

2.1.8 REMOTE PANEL


A. Provide remote readout panel for each unit containing:

a. Signal lights indicating system status, heating system failure cooling system
failure and dirty filters.

b. Check switches proving signal light operation.

c. System on-off switch.

d. Fan on-off switch.

e. Manual 6 h timer to override night-set back control.

B. Provide gauges in remote panel indicating outside air, mixed air, return air and dis-
charge air temperatures for each deck before heat exchangers.

2.3 COMPUTER ROOM AIR CONDITIONING UNITS (CRAC)

2.3.1 General
A. Air cooled CRAC units.

B. Refrigerant type shall be non-CFC type (like: R-134a, R-407c, R-410A or any
equivalent refrigerant).

C. Ductable close air conditioning units with capacity as per schedule and humidifier
and dehumidifier for precise temperature and humidity control.

D. Particularly suitable for air conditioning technological, servers and IT room and all
technological applications in general.

E. The compressor allows the cooling capacity modulation according to the real internal
load, particularly efficient at the partial loads and optimizing the power absorbed and
eliminating the start current.

F. Semi-graphic display 132x64 pixels, programmable software, record storage of 100


alarm, general alarm, and automatic reset after blackout, integral LAN system,
standby management, automatic rotation, serious alarm.

G. Main accessories:

a. Remote user terminal.

b. Electric heater.

c. Humidifier.

d. Vibration isolation frame with rubber mountings.

e. Air distribution plenum.

f. Sound absorber plenum for air outlet.

g. Interface electronic board.

H. Smoke Detector: Smoke detector shall be located in the return air stream and shall
shut down the air-handling unit and activate the alarm when smoke is detected. Alarm
shall be connected to building alarm system.

I. Humidistat: Humidistat shall be an electronic solid state device with its element
located in the filtered return air stream entering the unit's coils. Humidistat shall have
an accuracy of plus or minus 5 percent in reading relative humidity and shall have a
minimum adjustable dead band of plus or minus 5 percent. Humidistat shall have a
minimum operating range of 35 to 65 percent relative humidity and shall be
adjustable over the full range.

2.3.2 AIR COOLED CONDENSING UNIT


A. Units of draw-through design complete with fans, motors, drain pan, auxiliary drain
pan and condensing coil and compressor, as follows:

2.3.3 OPERATING CONTROLS

PART 3 - EXECUTION

3.1 EXAMINATION

A. Examine substrates, areas, and conditions, with Installer present, for compliance with
requirements for installation tolerances and other conditions affecting performance of the
Work.

B. Examine roughing-in for hydronic piping systems to verify actual locations of piping
connections before equipment installation.

C. Examine walls, floors, and roofs for suitable conditions where computer-room air
conditioners will be installed.

D. Proceed with installation only after unsatisfactory conditions have been corrected.

3.2 INSTALLATION

A. Install computer-room air conditioners level and plumb, maintaining manufacturer's


recommended clearances.

B. Computer-Room Air-Conditioner Mounting: Install using elastomeric pads. Comply with


requirements for vibration isolation devices specified in Division 23 Section "Vibration and
Seismic Controls for HVAC Piping and Equipment."

1. Minimum Deflection: 6 mm.

C. Suspended Computer-Room Air Conditioners: Install using continuous-thread hanger rods


and elastomeric hangers of size required to support weight of computer-room air
conditioner.

1. Comply with requirements for vibration isolation devices specified in Division 23


Section "Vibration and Seismic Controls for HVAC Piping and Equipment."
Fabricate brackets or supports as required.
2. Comply with requirements for hangers and supports specified in Division 23 Section
"Hangers and Supports for HVAC Piping and Equipment."

D. Air-Cooled Refrigerant Condenser Mounting: Install using elastomeric pads. Comply with
requirements for vibration isolation devices specified in Division 23 Section "Vibration and
Seismic Controls for HVAC Piping and Equipment."

1. Minimum Deflection: 6 mm.

3.3 CONNECTIONS

A. Piping installation requirements are specified in other Division 23 Sections. Drawings


indicate general arrangement of piping, fittings, and specialties.

B. Install piping adjacent to machine to allow service and maintenance.

C. Water and Drainage Connections: Comply with applicable requirements in Division 22


Section "Domestic Water Piping." Provide adequate connections for water-cooled units,
condensate drain, and humidifier flushing system.

D. Hot-Water Heating Piping (if applicable): Comply with applicable requirements in


Division 23 Section "Hydronic Piping." Provide shutoff valves in inlet and outlet piping to
heating coils.

E. Condenser-Water Piping (if applicable): Comply with applicable requirements in


Division 23 Section "Hydronic Piping." Provide shutoff valves in water inlet and outlet
piping on water-cooled units.

F. Refrigerant Piping: Comply with applicable requirements in Division 23 Section


"Refrigerant Piping." Provide shutoff valves and piping.

3.4 FIELD QUALITY CONTROL

A. Manufacturer's Field Service: Engage a factory-authorized service representative to inspect,


test, and adjust components, assemblies, and equipment installations, including connections.

B. Perform tests and inspections.

1. Manufacturer's Field Service: Engage a factory-authorized service representative to


inspect components, assemblies, and equipment installations, including connections,
and to assist in testing.

C. Tests and Inspections:

1. Inspect for and remove shipping bolts, blocks, and tie-down straps.
2. After installing computer-room air conditioners and after electrical circuitry has been
energized, test for compliance with requirements.
3. Operational Test: After electrical circuitry has been energized, start units to confirm
proper motor rotation and unit operation.
4. Test and adjust controls and safeties. Replace damaged and malfunctioning controls
and equipment.

D. Computer-room air conditioners will be considered defective if they do not pass tests and
inspections.

E. Prepare test and inspection reports.

F. After startup service and performance test, change filters and flush humidifier.

3.5 ADJUSTING

A. Adjust initial temperature and humidity set points.

B. Set field-adjustable switches and circuit-breaker trip ranges as indicated.

C. Occupancy Adjustments: When requested within 12 months of date of Substantial


Completion, provide on-site assistance in adjusting system to suit actual occupied
conditions. Provide up to two visits to Project during other-than-normal occupancy hours
for this purpose.

3.6 DEMONSTRATION

A. Engage a factory-authorized service representative to train Owner's maintenance personnel


to adjust, operate, and maintain computer-room air conditioners.
