SPECIFICATION

General Specifications: General Requirements

DIVISION 1:

General Requirements

A. General Requirements

I. Scope of Works

The scope of work that are called for by the General Requirements is work items
that are indirectly required for the completion of any type of Building
Construction and the Site Development. This shall include the mobilization and
demobilization of the Contractor’s plant, equipment, materials, and employee to
the site, the furnishing of all labor, materials, transportation, tools, supplies,
plant, equipment and appurtenances, the provision for the temporary facilities,
and the submission of the required documentation for the satisfactory completion
of the whole project

II. Mobilization and Demobilization

The Contractor, upon receipt of the Notice to Proceed, within five (5) days from
receipt thereof, shall mobilize and transport his plant and employees to the site,
and commence with the erection of temporary facilities necessary for the
Construction. Upon the completion of the project, the Contractor shall
demobilize and remove the same. The clearing during mobilization and the
complete clean-up of all the construction sites at the completion of the project,
shall form part of the mobilization and demobilization clause.

III. Contractor’s Temporary Facilities

A. Contractor’s Fired Office and Construction Site

During the performance of the Contract, the Contractor shall construct


and maintain a field office and temporary facilities at the site of work, at
which he or his authorized agent shall be holding office at all times,
while the work is in progress. The location, dimensions, and lay-out of
the Contractor’s temporary facilities shall be approved by the
Construction Manager (CM) and local authorities having jurisdiction
thereof.

Temporary facilities to be provided as required, for the Contractor’s


convenience shall be maintained in good and safe condition, and in neat
appearance at all times during the duration of the project, including
finishes by the CM.

B. Temporary Light and Power

The Contractor’s shall provide and maintain continuous electrical power


supply including the installation of temporary power and lightning within
the construction site. The electrical services shall be adequate in capacity

to supply power for the construction tools and equipment, without
overloading the temporary facilities, and shall be made available to
supply power, lightning and construction operation of all trades. The
Contractor shall also provide adequate power supply for the deliverable
items. All installation of temporary or permanent equipment, wiring for
lightning and power, shall be in accordance with the applicable
provisions of the local governing codes. At the completion of
construction work, all temporary wiring, lightning, equipment and
devices shall be removed.

C. Temporary Toilet

The Contractor shall provide and maintain in clean and sanitary condition
at all times, sufficient quantity of enclosed toilets for the use of all
construction personnel located within the construction limits, complete
with fixtures, water and sewer connections and all appurtenances.
Installation shall be in accordance with all applicable codes and
regulations of the local authorities having jurisdiction thereof. Upon
completion of the project, temporary toilets and their appurtenances shall
be removed.

D. Temporary Water Service

The Contractor shall provide and maintain temporary water supply


services, complete with the necessary connections and appurtenances.
Installed water supply lines shall be used as a source of water for
construction purpose’s subject to the approval of the Construction
Manager.

The Contractor shall also provide potable water supply for the use by the
workers. All Temporary water service equipment and piping shall be
removed upon completion of the project.

E. Safety and Security Arrangements

The Contractor shall provide and maintain security in the construction


site to maintain peace and order, and for the security of the whole
construction area; prevent illegal entry of outsiders, or prevent sabotage
to the construction works, erections, etc. especially at night time,
holidays and other periods when work are nit performed. The Contractor
shall take ample precautions against fires by storing in proper areas all
flammable materials, with proper warning and signs, such as “No
Smoking Areas”, “Danger”, “Flammable”, and ensure that such materials
are properly handled and used. The Contractor shall institute a
continuous precautionary and preventive measure in safeguarding the
whole area from any untoward and accidental fires, or accidents.
Licensed Safety Engineers and Security Personnel from reputable
security agency shall be hired and tasked to secure the whole
construction areas.

The Contractor shall comply with the following safety measures:


1. The CONTRACTOR shall maintain utmost safety and security
measures to protect all the CONTRACTOR’s Site Personnel
including the OWNER’s representatives.

2. The CONTACTOR shall maintain all safety precautionary


procedures on all sites at all times. Well-maintained fire
extinguishers shall be located at the job sites and site offices.

3. The CONTRACTOR shall maintain enough lightning systems at
the site for the continuous operation of works even at night time.
The CONTRACTOR shall also maintain enough construction
lightning systems for security purposes.
4. Wearing of hard hats and closed shoed is mandatory to all
personnel who are within the construction site.

5. The CONTRACTOR shall provide adequate warning signs and


devices to warn of hazards on site, and to prevent accidents.

6. For the security purposes, the CONTRACTOR shall provide all


his workers with their standard uniforms and identification cards.

7. The CONTRACTOR shall also provide hard hats, safety shoes


and other necessary safety gadgets and paraphernalia to ensure
the safety and well being of the workers. The same shall apply to
all trade sub-contractors.

8. The CONTRACTOR shall maintain the necessary first aid


stations with the necessary medications as provided by law.

F. Construction Fence and Gates and Construction Bill Board

The Contractor shall construct presentable and rigid construction fence


and gates that can provide sufficient security for the whole construction
site and warrant the safety of all personnel at the work site.

IV. REQUIRED DOCUMENTATION

All the required documentation hereinafter listed shall be faithfully complied


with by the CONTRACTOR at his expenses and full responsibility.

1. Permit and Fees


A. The CONTRACTOR shall secure and furnish the OWNER, the original
copy of necessary permits, final certificates of inspection and approval
from the proper government authorities upon completion of the work at
their expense. The CONTRACTOR shall prepare all as-built drawings
and all other documentation as may be required by the approving
authorities.

B. The CONTRACTOR shall also secure other permits required prior to


construction, and permits required prior to occupancy by the Owner, All
costs shall be at the expense of the CONTRACTOR.

C. The CONTRACTOR shall secure the required DENR ECC permits;

2. Construction Drawings
A. The CONTRACTOR shall have available, a set of Construction
Drawings, Specifications and other related Contract Documents at the
jobsite for the accurate recording of all works as actually installed during
the progress of the work.

B. The drawings are drawn as accurately as possible to indicate


measurements, etc. in scale. The drawings are diagrammatic and do not
necessarily show all the sections, accessories, etc., necessary to fit the
building and site conditions. The CONTRACTOR shall be responsible

for the proper locations in order to make them fit with the details and
instructions.

3. CONTRACTOR’s Submittals and Documentation’s

The CONTRACTOR shall submit for approval by the Architect/ Project


Manager’ submittals of material samples, shop drawings, product data and
catalogs, warranties and certification, and other as may be required, at least
fifteen (15) days prior to ordering and/or installation. The CONTRACTOR
shall not be allowed to install materials, equipment, accessories, hardware
and other required items without prior approval of the Architect/ Project
Manager. Nor shall the CONTRACTOR be allowed to erect structures,
panels, implement furnishing schedules without the proper approval. The
Contractor shall plan in advance when handing in submittals. Delays caused
by late submittals shall be borne by the Contractor.

The approval of the CONTRACTOR’s Submittals shall not be construed as


authorizing additional work or increased cost to the OWNER. Neither will it
relieve the CONTRACTOR from the responsibility for errors, omission of
work required by the Contract. Error’s and/or omissions that shall be
discovered later shall be corrected accordingly by the CONTRACTOR at his
expense.

The following shall be submitted by the Contractor:

a) Samples

Unless otherwise specially directed by the Architect/ CM, the Contractor


shall submit every Sample of materials to be installed. Every sample be of
the precise item proposed to be furnished.

Samples are subject to review as to kind, color, and pattern. And texture for
final check and completion between the final submittal and the delivery of
the component to be installed. Sample submission shall be made at least two
(2) weeks prior to ordering.

All materials, finishes, workmanship of specified items necessary to


complete the work shall be submitted to the Architect/ Project Manager for
approval.

b) Shop Drawings

Fifteen (15) days prior and or erection, The Contractor shall submit for
approval, carefully prepared shop drawings that will show the complete
layout and details of all items: kind or type, thickness, governing dimension,
finish of materials, method of construction, anchorage and hardware,
adjoining supports and/or contiguous work. When required for correct
fabrication of work, field measurements shall be made and noted on the logs
before submittal.

c) Product Data/Catalogs:

At least fifteen (15) days prior to ordering, the CONTRACTOR shall submit
product data and/or catalogs of special materials, door and window
hardware, etc., for approval by the Architect/ Project Manager.

The Product Data/Catalog shall include Manufacture’s printed


recommendations, compliance with recognized trade association standards,

compliance with recognized testing agency standards, notation of dimensions
verified by field measurement, and notation of coordination requirements.

d) Warranties and Certifications

The CONTRACTOR shall submit original copies of Warranties and/or


Certificates to the OWNER.

The warranties made to the OWNER shall not limit duties, obligations,
rights, and remedies otherwise available on time in which the OWNER can
enforced such other duties, obligations, rights, or remedies.

e) Operation and Maintenance Manuals


One of the pre-requites for the issuance of the Final Acceptance certificate
(FAC), the CONTRACTOR shall submit to the OWNER for approval three
(3) sets of Operational and Maintenance Manuals containing the following
(One original copy and two photocopies):

A. Table of contents with immediate reference to all emergency


data regarding installation;

B. Complete information and instructions as furnished by the


various manufacturers to enable personnel to operate and
maintain the various systems;

C. Complete nomenclature of all replaceable parts, their part


numbers, current cost, and name and address of nearest vendors;

D. Copies of inspection and safety procedures;

E. Copies of all guarantees, warranties, and


maintenance
agreements/similar continuing commitments issued; and,

F. Copies of all approved Shop drawings with all data concerning


changes made during the construction.

The Operation and Maintenance Manuals shall submit 30 days reckoned


from the approved completion schedule.

f) As-Built Drawings

The CONTRACTOR shall request at his expense from the Architect/ Project
Manager, white prints of the contract drawings on which all changes and
additions and notations from all applicable shop drawings shall be neatly and
accurately transferred. These drawings and any additional required As-Built
Drawings and shall be certified and submitted to the Authorities for
approval.

Approval of the as-built drawings by the Architect/ Project Manager shall be


one of the pre- requisites for the issuance of the Final Acceptance
Certificate.

The CONTRACTOR shall be prepared to submit for the approval by the


Owner As- Built drawings within thirty (30) days after the completion of the
project.

The CONTRACTOR shall submit to the OWNER two (2) sets of As-Built
Drawings within thirty (30) days after the completion of the project.

The CONTRACTOR shall submit to the OWNER two (2) sets of As-Built
Drawings (Blueprint), one (1) set of Sepia-copy, and one (1) set of Microfilm
copy. The submission of the above shall also be a pre-requisite for Final
Payment.

h) Progress Reports and Construction Photographs

The Contractor shall prepare and submit weekly progress report to the Architect/
Project Manager from the start of the project up to its completion showing the
works completed, remaining works to be done, the status of construction
equipment and materials at site.

The Contractor shall also submit Monthly Progress Billing Reports in a format that
will be provided by the Owner. This Progress Billing Report shall be evaluated by
the Architect/ Project Manager. This shall form part of the requirements for payment
purposes. The contents of this monthly Progress Reports are:

1. Progress Reports indicating the cumulative accomplishment


2. Progress Photographs ( colored, with date )
3. Manpower Report
4. Equipment Report
5. Weather Chart

The Contractor shall take photographs during the progress of works, every week.
However, major portions of the works shall be photographed as regularly as
practicable and reasonable. Other items will be photographed when directed by the
Construction Manager.

Within thirty (30) days after the completion of one project, final photographs using
EKTACHROME FILMS shall be taken by the Contractor on different viewing angle
as directed by the Architect/ Construction Manager Two (2) finished prints shall be
sent to the Owner and One (1) to the Construction Manager. The photographs shall
be neatly labeled, dated an identified in a little box in the lower right hand corner
showing the date of exposure, project name, location and direction of view.

All negatives shall be retained by the Contractor and field chronologically in an


negative album and ektachrome negative albums, and they shall become property of
the Owner.

i) Survey Data

The Contractor shall layout his works from established lines and bench mark
indicated in the drawings and shall be responsible for all the measurements in
connection therewith. The Contractor shall furnish, at his own expense, all stakes,
templates, platforms, equipment , tools, materials, and labor as maybe required in
laying out any part of the work, out of established base lines and bench mark. It shall
be the responsibility of the Contractor to maintain and preserve all stakes and other
marks until he is authorized to remove them. If such marks are destroyed by the
Contractor through his negligence prior to authorized removal, they shall be replaced
at his expense.

Reference grid lines, stakes, bench marks, and elevations shall be approved by the
Owner prior to any excavation works.

DIVISION 2:

SITE WORK

1.0 APPLICABLE DOCUMENTS

The latest edition of the following Standards and Specifications shall form part of this
specifications:

ASTM American Society for Testing and Materials

C131 Resistance to Abrasion of Small Size Coarse Aggregate by use


of the Los Angeles Machine

D698 Moisture-Density Relations of Soils using 5.5 lbs. (2.5 kg)


Hammer and 18 in (457 mm) Drop

D1556 Density of the Soil in by the sand Cone Method

D1557 Moisture-Density Relations of Soils using 10 lbs. (4.5 kg)


Hammer and 18 in (457 mm) Drop

D2487 Classifications of Soils for Engineering Purposes

C-14 Concrete Sewer, Storm Drain and Culvert Pipe

A-74 Cast Iron Soil Pipes and Fittings

Other pipes shall conform to the latest ASTM requirements.

2.0 EARTHWORK

2.1 Site Demolition if Any

All superficial obstruction and other structures buried 600 mm below the existing grade line
shall be Demolished and removed from the site disposal areas.

2.2 Clearing

All areas within the structure or related construction has to be accomplishment shall be
cleared of matted roots, tress, brush, snags vegetation, rubbish, spoil and other objectionable
matters. All combustible materials from clearing operation shall be completely burned or
removed from the site of work.

2.3 Grubbing

Grubbing shall consist of the removal of tree stumps, brush and rubbish from the work areas
to be occupied by permanent structures and from other areas within the indicated clearing
limits. Trees and shrubs to be retained shall be protected properly from damaged, stumps
shall be removed entirely. Roots and matted roots shall be grubbed and cut to at least 450
mm below the existing surface.

2.4 Excavation

Excavation for foundations shall be up to lines and grades indicated in the drawings and
plans. Excavation to a depth below that shown on the drawings and specifications which
is within the bearing area of walls or column footing shall be filled up with 1500 psi

concrete. Excavation shall include all types of soil, rock materials, presence of water,
etc.uncovered during excavation.

a. Excavation Under Pavement and Concrete Slabs

The entire area of the original ground under pavements and concrete slabs shall be
excavated to remove all objectionable matter, sod, muck, rubbish and other
unsuitable materials to a minimum depth of 300 mm.

b. Disposal of Surplus Excavated Materials

Any surplus materials from excavation and grading operations shall be disposed and
spread in spoil areas designated by the owner except for materials classed as rubbish
and debris, which shall be disposed in dumps and in burning areas. Excavated
materials deposited in the spoil areas shall be graded to a reasonably uniform
surface.

c. Backfilling Materials

Materials for backfilling of slabs on fill shall be approved granular materials


( escombro or banda “y” banda ) free of soft clay, silt, roots or other organic
materials. Filling shall be placed in layers not exceeding 6” in thickness each layer to
be thoroughly compacted and rammed by wetting, damping or rolling until 95%
compaction ( modified proctor test ) and the correct grades are attained. Any
subsequent excavation into this due to embedment of piping shall be repaired by
compacting in a similar manner as described herein.

2.5 Gravel Fill

Grave fill shall consist of hard durable particles or fragments of stone gravel. It shall be
clean and free from vegetable matters, lumps or ball of clay and other deleterious
materials. The proportion of the material passing the 0.075 mm (No. 200) sieve shall not
be greater than 0.66 (two thirds) of the fraction passing the 0.425 mm (No. 40) sieve, The
fraction passing the 0.425 mm (No. 40) sieve shall have a liquid limit of not more than 25
and a plasticity index of not more than 6 as determined by AASHTO T89 and T90.
Gravel bedding 100 mm (4”) in depth or as shown on the drawings shall be placed,
spread and compacted through tamping underneath footings, slabs on fill and slabs on fill
and slabs on grade.

2.6 Compaction

In fill areas, the top 200 mm shall be compacted to a density of at least 95 percent of
maximum density and the remaining depth of fill to not less than 90 percent of maximum
density; except that under ramps, pavements, and concrete floor slabs, compaction shall
not be less than 95 percent of maximum density for the entire depth of fill. Soil moisture
during compaction shall be controlled between 80 and 110 percent of optimum moisture
content determined in accordance with AASHTO Method T99-84.

3.0 FOUNDATION

No footing shall rest on fill. Bottoms of foundation shall be approximately level, clear and
free of loose materials. If footings are to be placed without form, trench sides shall be sharp
and true. If water is encountered in any excavation the same shall be taken such that
surrounding particles of soil are not disturbed or removed.

4.0 SOIL POISINING

Soil poisoning and termite control. Thoroughly drench and saturate all excavated building
foundations with soil poisoning and termite control chemicals that are approved by the
government. Apply termite control chemicals as per manufacture’s Specifications on all
excavation for peripheral or place where there are possible signs of termite infestation.

5.0 SITE DRAINAGE AND UTILITY PIPE LINES

a. Drainage pipes less than 300 mm in diameter shall be non-reinforced concrete pipe with
a crushing strength of not less than the minimum specified in ASTM C14. Drainage pipes
300 mm in diameter and greater shall be reinforced concrete with standard strength
conforming to specifications ASTM C76 with tongue and groove ends.
b. Pipes and fittings materials for sewer lines shall be PVC pipe as stipulated in the
Plumbing Section of this specifications.

6.0 LANDSCAPING

6.1Top Soil

Top soil to be furnished shall consist of the fertile soil of loamy character without a
mixture of undesirable subsoil, refuse or foreign materials. It shall be free from roots,
hard clay, coarse gravel, stones larger than 50 mm in size, coarse sand, noxious weeds,
sticks, brush, litters and other deleterious substance. Top soil shall not less than five (5)
percent organic matter.

7.0 PERIMETER FENCE

a. The Contractor shall submit as-built plans of the perimeter fence.

b. All work shall be subject for inspection/s in the shop or in the field. The Contractor
shall notify OWNER or its representatives on the schedule of the shop fabrication in
order that OWNER or representative could make such inspection/s.

c. No painting shall be made unless fabricated materials have been inspected and
approved by OWNER’s Engineer or any representative.

d. Paints shall be delivered to the shop and job site in original sealed container’s which
shall be clearly marked with the manufacturer’s name and identifying brand number
or code. The paint shall be used as prepared by the manufacturer without thinning or
other mixture.

e. Provide heavy duty “Yale” padlock for the entrance gate.

f. Backfilling shall be done in layers of every one (1) foot and well tamped/compacted.

g. All affected areas must be restored similar to their original condition at the expense of
the Contractor without additional cost to OWNER.

h. The contractor before moving out shall remove all debris and clean all affected areas.

i. All necessary permits and corresponding fees shall be shouldered by the contractor
respectively.

8.0 PAINTING WORKS

a. Enamel paint (for metal), Boysen( one primer coat, and two final coats )

b. For cyclone wire fence and accessories:


- 1st coat for metal surface (zinc chromate primer)

- 2nd and 3rd coats, finishing paint (enamel paint)

c. After fabrication and through cleaning of perimeter cyclone fence and gate, apply one
(1) coat of zinc chromate. Over prime coat, two (2) coats enamel paint shall be applied.

DIVISION 3:

STRUCTURAL STEEL METAL WORKS

1.0 Scope of Work

The work includes the finishing, fabrication, installation of structural steel and
miscellaneous metal work in accordance with the specification as shown in the drawings.

2.0 Applicable Specifications and Standards

ASTM American Society for Testing and Materials

A36 / A36M Specifications for Structural Steel

A307 Bolts and Studs, 60,000 psi Tensile Strength

AWS American Welding Society

AISC American Institute of Steel Construction, Specification for the


Design Fabrications, Erection of Structural Steel for Buildings

3.0 Material Requirement

a. Structural Steel Shapes, Plates and Bars

Unless otherwise shown or specified on the drawings, structural steel shapes, plates
and bars shall conform to ASTM specifications A36 / A36M.

b. Bolts, Nuts and Washer

Anchor bolts shall be standards machine bolts. It shall conform to specifications


ASTM A307, with heavy hexagon heads. Heavy hexagonal structural bolts, heavy
hexagonal nuts and hardened washers, shall be quenched and tampered medium
carbon steel bolts, nuts and washers complying with ASTM A325.

c. Screw and Expansion Bolts

Screws and Expansion bolts shall be of standards commercial grade, and of the sizes
and types indicated as approved by the Construction

d. Stair Nosing

Stair nosing shall be extruded brass and shall be approximately 2 inches wide with 31
inch by 1/8-inch trap anchors secured with ¼ inch machine screw.

e. Miscellaneous Metals

Miscellaneous metal including fastenings, anchorage and incidentals no specially


mentioned herein or in other sections of these specifications but are required to
complete the work, for which there are no detailed drawings, shall be provided and

installed in accordance with standard practice of the trades as approved by the
Owner.

4.1 CONSTRUCTION REQUIREMENT

4.2 General

Fabrication and erection of structural steel shall be in accordance with AISC


specifications of the design, fabrication and erection of structural steel buildings,
except as specified herein. The Contractor shall submit to the Owner for approval
shop drawings showing the proposed method of fabrication and installation of metal
work. Now work shall be started until the shop drawings have been approved.

4.3 Fabrication of Steel Structure

The work shall be well formed at the shape and size shown and assembled as
detailed. Structural members shall be fabricated and assembled in the shop to the
greatest extent possible. Shearing and punching shall be produced in clean, true lines
and surfaces with burrs removed. Nuts shall be drawn up tight. Joints which are to be
watertight. Holes shall be cut, drilled or punched at right angles to the surface of the
metal and shall not be made or enlarged by burning. Holes in base or bearing plates
shall be drilled.

4.4 Welding

a. Structural steel shall be welded in accordance with the structural code for arc and
gas Welding in Building Construction of the American Welding Society. All
welding shall performed by qualified welders only.

b. All arc welding electrodes shall conform to the requirement of the American
Welding
Society specifications for Iron and Steel Arc welding electrodes.

c. Unless otherwise specified, Welding electrodes shall be of classification numbers


ASTM A-33 E70XX and shall be suitable for positions and other conditions of
intended use in accordance with the manufacture’s instruction.

d. All welded connections shall develop full strength of the member

4.4 Shop Painting

Unless otherwise specified or indicated in the drawings, all structural steel work
( except galvanized surfaces and surfaces that will be painted with zinc chromate
primer by Boysen or approved equivalent.

5.1 ERECTION

5.2 The steel structure shall be erected true to line and grade. Bracing and supports shall
be introduced whenever necessary to take care of all the loads to which the structure
may be subjected. Such bracing shall be left in place as long as may be required for
safety. As erection progresses, the work shall be secure bolted to take care of all the
dead loads, wind and erection stresses. No reaming of undersize bolt holes shall be
permitted, and erection bolts shall not be used for lining up members.

Base plates and Bearing Plates

Base plates and large bearing plates shall be supported on steel wedges or
shims until the supported members have been plumbed, following which
the entire bearing area shall be grouted with non-shrink cement grout.

a. Grouting Mortar for Setting base Plates

b. Concrete grout shall be a non-shrinking type grouting mortar, 18,000


psi. The mortar to the approval by the Owner.

c. Method of Measurements and Basis of Payment

e. The quantity of structural steel to be paid for shall be the number of


kilos completed in place and accepted, payment for the accepted
quantities shall be deemed to include the cost of steel plates, anchor

f. bolts, buckles, sag and rods, cross bracing, purlins, mounting


accessories and other works necessary to complete this work item.

g. The quantity to be paid for stair and handrails shall be the number of
linear meter placed and accepted. Payment shall be construed to include
the cost of false work, anchors, and other materials used in mounting
this item.

DIVISION 4:

CONCRETE WORKS

1.0 CONCRETE

1.1. Scope of Work

The work includes construction of concrete structures complete in accordance


with the standard specifications and in conformity with the lines, grades, thickness and
typical cross-section shown on the plan.

a. Unless otherwise specified, all Concrete shall be Class “A” (fc=21 Mpa or 3,000 psi).

1.3. General

Concrete shall be composed of Portland cement, fine and coarse aggregates,


water and admixture as specified, all thoroughly mixed and brought to the proper
consistency, uniformity and temperature for final placement.

1.4. Cement

Concrete shall be portland cement confronting to ASTM Specification C150,


Type I or Type II.

1.5. Admixture

Admixtures shall be subjected to prior approval by the Architect/ Project


Manager. The admixtures shall be capable of maintaining essentially the same
composition and performance throughout the work.

a. Plasticizing admixtures shall be free from chlorides and shall conform to


ASTM C494.
b. Calcium chloride shall not be used under any circumstances

1.6. Fine Aggregates

Fine aggregates shall consist of natural sand, manufactured sand, or a


combination thereof. Fine aggregates shall consist of hard, durable, uncoated
particles.

1.7. Coarse Aggregates

Coarse aggregates shall consist of clean crushed stone or rock or a combination


thereof conforming to ASTM C33.

a. Use 19mm (3/4”) coarse aggregates for slab on grade, columns, beams,
suspended slabs and tie beams.

b. Use 38 mm (1 ½”) coarse aggregate for footings.

1.8. Proportioning Concrete

Contractor shall submit design of concrete mixtures with the corresponding test
results based ion the aggregates and cement that will be used in the project at
least 15 days before start of pouring. All concrete that will be used shall be
proportioned accordingly to the result of the test. The concrete produced shall
have the minimum compressive strength at 28 days as provided in the
specification.

1.9. Mixing Concrete

a. No hand mixing shall be allowed except in case of emergency such as mixer


breakdown during concreting operations and shall stop at the first allowed
construction joint. All concrete shall be machine mixed for at least 1 ½
minutes after all materials including water are in the mixing drums.

b. The mixer shall be of an approved size and type which will ensure a uniform
distribution of materials throughout the mass.

c. Retampering of concrete shall not be permitted.

1.10. Preparation for Placing Concrete

Before placing concrete, remove all debris, water and other foreign materials
from the places to be occupied by the concrete. Reinforcement shall be secured in
position, inspected and approved. Supports to buggies or wheelbarrows shall not
be placed on the reinforcement.

1.11. Depositing Concrete

a. Concrete shall be deposited in its final position without segregation,


rehandling, or flowing. Placing shall be done preferably with buggies,
bucket, or wheelbarrows. No chutes shall be allowed except to transfer
concrete from hoppers to buggies, wheelbarrows or buckets in which case,
they shall not exceed twenty (20) feet in aggregate length.

b. Placing of concrete with a free drop or fall of more than five (5) feet shall not
be allowed, except when approved sheet metal conduits, pipes or “elephant
trunks” are employed. When employed, these conveyors shall be kept full of
concrete and the ends kept buried in the newly placed concrete as placing
progresses.

c. No concreting will be allowed without vibrators. Segregation due to


overvibration shall be avoided. The vibrator shall be used only for concrete
having a total depth greater than 300 mm. Concrete that has partially
hardened shall not be deposited in the work.

1.12. Failure to meet the concrete strength requirements:

For failure to meet the specified strength of the concrete which has been
designed, prepared and deposited, by the contractor, the OWNER’S Architect/
Project Manager at his discretion may order the removal of the concrete so
deposited and the replacement of the same contractor’s expense. However, the
contractor may, at his expense obtain concrete core samples from the poured
concrete and the compressive strength of the same as determined by a competent
reliable testing authority and shall be taken as conclusive evidence of its strength
and integrity, provided the curing will not impair the safety of the structure and
can be satisfactorily replaced.

1.13. Joints and Joint Filler

Joints in pavement shall be designated as longitudinal and traverse contact joints,


weakened plane joints and traverse expansion joints. These joints shall be
constructed as shown in the drawings.

1.14. Hot poured Joint Sealer

Hot poured joint sealer shall conform to the latest edition of AASHTO
specification M173.

1.15. Waterstops

Waterstops shall be made of 8” flat dumbbell services rubber waterstops and with
various grooves either natural, synthetic, reclaimed or combination of these
types, conforming to applicable portions of ASTM specifications D-735 as
follows:

Tensile strength, minimum 3000 psi

Elongation at break, minimum 450%

1.16. Miscellaneous Works

1.17. Immediately after removal of forms, honey combs, spalling and other defects shall
be patched. Detective areas shall be thoroughly wetted and filled with mortar
composed of one part cement and two parts fine sand. Patched areas shall be
floated flush with adjoining surfaces.

1.18. Curing Concrete

After Finishing surfaces, Curing shall be done by keeping concrete continuously


moist at least one week after placing. Floors and vertical surfaces may be sprayed
with an approved preparation to retard evaporation of water provided such
spraying is not objectionable because of subsequent finish. Curing shall begin as
soon as concrete has attained initial set. All concrete shall be moist cured for a
period not less than seven (7) consecutive days after placing by an approved
method or combination of methods applicable to local conditions.

1.19. Repairs to Concrete

All imperfections on concrete surfaces shall be corrected to produce concrete


surfaces that conform to the requirement of this section.

2.1. Reinforcing Steel

2.2. Reinforcing deformed bars, new, free from rust oil, grease, defects and kinks
conforming to the latest edition of ASTM A615 Specification for Billet Steel bars
concrete reinforcement. Unless otherwise specified, use Grade 40 Ksi reinforcing
deformed bars for all sizes of bars (Intermediate grade).

2.3. Placing Reinforcement

General Deformed reinforcing steel bars shall be locally manufactured, deformed


billet steel bars conforming to Philippine Standards.

2.4. Place reinforcement in position shown, securely fasten and support to prevent
displacement before or during placing of concrete. Main reinforcement shall be
wired tied at all intersections. Support reinforcement shall be free from flaky rust,
mill scale and other coatings.

2.5. Reinforcing steel shall be accurately cut and bent in accordance with the
approved detailed reinforcement drawings. Reinforcing steel shall not be
straightened or re-bent in a manner that will injure the material.

2.6. Detailing

Unless otherwise indicated, the details of reinforcing steel, including bending and
splicing shall conform with ACI315 and 318.

DIVISION 5

MASONRY

1.0. Scope of Work


The work include furnishing and placing of concrete masonry units in conformity with the
lines, grades and cross-sections shown on the drawings and in accordance with the
specifications.

2.0. Applicable Documents

The latest edition of the following specifications and standards shall form part of this
specification to the extent required by the references thereto.

3.0. Material Requirements

a. Concrete Hollow Blocks

Concrete Hollow Blocks shall be a standard sizes and product of recognized


manufacturer conforming to PNS 16, as indicated on the drawings. Unless otherwise
specified, masonry units shall be non-load bearing, the required compressive strength
shall be 400 psi.

b. Cement, reinforcing Steel and Water

Cement, reinforcing steel and water shall be as specified in section 3.0, concrete, of
this technical specification.

4.0. Construction Requirements

a. Workmanship
Masonry walls shall be placed straight and plumb all around.

b. Proportion of Mortar Grout


Fine mortar grout shall be mixed in the volumetric proportion of one part portland
cement, and 3 parts sand and 3 parts pea gravel passing 3/8 inch sieve. All CHB cells
shall be filled.

Construction Notes for CHB

a. Provide 10mm  vertical bars at 0.60 m o.c. and 10 mm horizontal bars at every
three layers.
b. Provide right angled reinforcement at corners 0.90 m long.
c. Provide dowels with the same size as vertical and horizontal reinforcement where
CHB walls adjoin columns, R.C. walls and beams.
d. Provide beam blocks with 2-12mm  horizontal bars and 6 mm  ties at 0.30 m o.c.
at every fourth course and 0.15 m 0.40 m post with 6-12mm  vertical bars with 10
mm  ties at 0.40 m o. c. at every 3.0 m o. c.
e. Provide 0.15 x 0.15 horizontal stiffeners with 4-12mm  bars with 10 mm  ties at
0.20 m o.c. at every fourth course if beam blocks are not available.

5.0. Water

Water shall be fresh clean and free from organic matter acids and alkalis.

6.1. Testing and Sampling

6.2. All sampling and testing shall be in accordance with ASTM standard at the
expense of the contractor and shall be made in the presence of Architect/ Project
Manager representative.

6.3. For test purposes, the contractor shall provide one set of three cylinders taken
from each class of fresh concrete placed in the project for each 10 cubic meters of
concrete but not less than three cylinders for each day of concreting. The test
cylinders shall be made and cured in accordance with ASTM Standard C31 and
shall be tested in accordance with ASTM Standard C39. The test results shall be
of the average of the strengths of the three (3) cylinder and no individual strength
test results falls below the required compressive strength (Fc’) by more than 3.45
Mpa. (500 psi).

7.0. Storage of Materials

a. Cement shall be kept dry at all times prior to use to prevent deterioration. It shall be
stored in a water-tight structure with the floor raised from the ground.

b. Reinforcing steel bars shall be placed / stored undercover or otherwise prevented


from rusting, distorting and other defects until used.

c. Fine and coarse aggregate shall be handled and stored separately in a manner to
provide for good drainage and the exclusion of foreign matter.

8.0. Construction of forms

a. The contractor shall under his responsibility design and provide forms that will
produce correctly aligned concrete. Plastering, in general, shall not be allowed so that
extra care shall be exercised by the contractor in the of fitting, and rigidly supporting
the forms.

b. Column forms shall be checked for plumpness before concrete is deposited,


Handholes shall be provided in column forms at lowest point of pour lifts to render
this space accessible for cleaning. Positive means of adjustment of shores and strut
shall be provided and all settlement shall be taken up during concrete placing
operation.

c. Forms and shoring shall not be removed until the concrete is adequately set and
shows by test a strength sufficient to support or resist anticipated loading, and in no
case be less than seven (7) days after concreting. Forms and shoring may be removed
earlier than specified by standard specifications provided that test samples of concrete
are taken and are shown to be adequately strong to carry safely dead and construction
live loads.

d. The side forms for concrete pavement shall be made of shape steel sections or
wooden forms, which shall be of sufficient strength when staked down to resist the
pressure of the concrete mixer and finishing tools, without springing.
DIVISION 6:

CARPENTRY AND JOINERY

1.1. CARPENTRY & JOINERY

1.2. Scope of Work

The section include all rough and finish carpentry and joinery works, a shown in
the drawings and in accordance with this specification.

1.3. Material Requirements

a. Species of Lumber

1. Apitong or Tanguile well seasoned and free from loose knots and
imperfections. For all rafters, purlins, studs, rafter nailer and other
framing members unless otherwise specified in the structural plans.
2. Tanguile kiln dried well seasoned, free from loose knots and
Imperfection, with moisture content of not greater than 14%. For all roof,
vents wood strip edgings, and others as indicated in the plan.
3. For exterior ceiling Yakal, well-seasoned free from loose knots and
imperfections. Quality of lumber.
4. All plywood to be used for finished shall be Marine Plywood of sizes and
grade specified on the drawings.

1.3. All lumber shall be of the approved quality of each kind required for the various
parts of the work, well seasoned, thoroughly dry, and free from large, loose, or
unsound knots, saps, transoms, mullions, headers, sills, frames and wood base
shall be air dried and well seasoned for at least two (2) months before use.

1.4. Substitutions

Any lumber equally good for the purpose may be sustained for the kinds
specified, provided that the substitution shall be acceptable to the Construction
Manager

1.5. Moisture Content

Except where otherwise specified. Limber shall be sun-dried. At the time of


installation, the maximum moisture content, expressed as a percentage of the
weight of the oven-dry wood, shall be as follows:

a. Rough Carpentry and Framing


b. Framing lumber 2 inches and less in thickness: 19 percent
c. Framing lumber over 2 inches thick: 25 percent
d. Boards: 19 percent
e. Interior millwork, finish and trim: 17 percent

2. Construction Requirements

2.1. Workmanship

Lumber for framing and other carpentry shall be fitted closely, set accurately to
the required lines and levels, and shall be secured in place in a rigid and
substantial manner.

2.2. Finish Framing and Rough Framing

a. Grades and species of wood shall be as specified. Interior finish shall be set
plumb, level, square and in true alignment and joints shall be tight and
formed to conceal shrinkage.

b. Framing and other rough carpentry shall be fitted closely and set accurately
to the required lines and levels and shall be secured in place in a rigid and
substantial manner. Framing members shall not be spliced between bearing
points and shall be free from pronounced defects. All framing members, not
indicated or specified shall be provided as necessary for the proper
completion of the work. Nailing shall be done in an approved manner, so as
not to split the framing members.

2.3. Protection of Work

The Contractor shall protect all finished wood work and millwork from injury
after it has been set in place until completion and final acceptance.

DIVISION 7:

THERMAL & MOISTURE PROTECTION

1.0. Scope of Works

This section includes the furnishing of all plant, tools, equipment. Materials and labor in
he installation of fireproofing, waterproofing, damproofing and roofing, including
miscellaneous sheet metal works as required to provide a waterproof installation.

2.0. Material Requirements

a. Waterproofing and Damproofing

a.1. Damproofing shall be of elastomeric bituminous asphalt material conforming to


ASTM D449 at Cable Vault only, where all remaining areas such as slab shall be
damproofed with membrane comprising to .06 inch polyethylene sheets
minimum thickness.

a.2. Damproofing shall be applied to all areas shown in the drawings or as required
by the Architect/ Project Manager. Areas to be damproofed shall be inspected
and accepted by the Architect/ Project manager prior ro damproofing works.

a.3. “Nevada” Brand waterproofing compound mixed integrally with cement, sand
and sufficient water as per manufacturer’s specifications. Exterior face of newly
constructed masonry walls.

a.4. All slab on Fill shall be damp-proofed with polyethylene sheets with minimum
thickness of 6 mills.

b. Cable Vault

1. Waterproofing shall be of elastormeric bituminous


waterproofing membrane comprising of .060 inch
membrane of rubberized asphalt integrally bonded to
polyethylene sheeting of .060 inch minimum thickness.
The particular type of membrane from Ultra Violet Rays.
The bituminous material shall be Evotec or approved
equivalent.

2. Integral waterproofing to be mix with concrete using


sealopruf. With internal crystallization method by
Xypex. And immediate applied internal elasomeric using
Evotec or equivalent.

3. Toilet and Bath – using hot torch process Evotec. Or


approved equal

4. Roofdeck – using hot torch process Evotec Or approved


equal

5. Water Tank Exterior and Integral Waterproof, shall also


be adopted. – internla waterproofing using non-toxic
food Grade Waterproofing using Evotec or equivalent.

3.0. For all pre-painted steel roofing:

5.0. Roof Accessories

a. Drain or Overflow Pipe

Concrete work that catches drains or collects rain water shall be provided with drain. Pipe
shall be 100 mm PVC pipe spaced two (2) meters on centers as shown in the drawings.
Roof drain shall be a product of a reputable manufacturer acceptable to the Architect/
Project manager.

b. Downspout

This item shall be Sch. 40 of polyvinyl chloride (PVC) pipe embedded in concrete
column as shown in the drawings or as directed by the Owner. PVC downspout shall not
be less than 100 mm in diameter and a product of a reputable manufacturer acceptance to
the Architect/ Project Manager.

c. Roof Drain

Roof Drain shall be Cast iron as manufactured by Metma. Type shall be as shown on the
drawings.

6.0. Water Testing

All waterproofed surfaces, roof, sidings, gutter and downspout system shall be tested for
water tightness by flushing or flooding with water as directed by the Owner. Flood water
shall kept on gutter, downspouts for a minimum time of twenty – four (24) hours. If any
leak occurs, the work shall be repaired or reconstructed. Test shall be repeated until
satisfactory result has been attained.

DIVISION 8:

DOORS AND WINDOWS

1.0. Scope

This Section calls for the furnishing, fabrication and installations of doors and windows in
accordance with the plans and specifications.

2.0. Material Requirements

a. Wood Doors

1. General

Door panels shall have 45mm thickness, unless otherwise specified or shown on
plan and details.

2. Panel Doors

Lumber for doors shall be of commercial grade, of the approved quality of each
kind, well seasoned, kiln dry, apitong and free from loose or unsound knots,
shakes, pitch pockets, or other imperfections affecting its strength, durability or
appearance.

a. Metal door frames shall be metal, GA. 16, the


design size and thickness as indicated in the
drawings.
b. Door studs and nailers shall be Apitong or
Tangile, S4S and kiln dried with not more than
fourteen percent (14%) moistuire content.

3. Wood Flush Door

All wood framing shall be 2”x4” tanguile first, class and of commercial standard.
Use marine plywood. Minimum Door Thickness shall be 45mm.

4. Steel Doors

Steel Doors shall fire rated, minimum one (1) hour, and shall be of the type
shown on the drawings. Steel Door Jambs shall be double rabbent, Ga. 16. Steel
Sheet cover shall be Ga 18 BI. Minimum Steel door frames shall be Ga. 16.
Unless otherwise specified, hinges and door pull shall be custom-built. Unless
specified, Lockset shall be dead-bolt type, Schlage (USA) or other approved
equal. Doors shall be epoxy painted.

5. Finish

Steel sheet: Galvanized to ASTM A 525, A 60.


Primer: Baked
Factory Finish: Baked enamel, color as selected.

b. PVC Door and Frame

Hollow core PVC panel for Toilet shall be mm thk. By Neltex or approved equal. Frame
shall be co-extruded with soft vinyl gaskets.

c. Aluminum Steel Windows

Extruded aluminum windows and frame, gage 16 shall be Type AA conforming ASTM
B221. Powder Coated Finish. Steel framed awning windows light sections shall be
manufactured only after the approval of shop drawing.

d. Glass and Glazing

1. Glass

Quality of glass shall be as mentioned in USGM Specification No. 123. Use


of other recognized commercial brands shall be referred to and subject to the
approval of the Owner.

2. Glazing

Putty shall be of the approved type as recommended by the manufacturer and


acceptable to the Owner.

e. Mirror
In all toilet rooms, the Contractor shall provide and fit securely in place at the most
convenient height above each lavatory, unless otherwise indicated on the drawings,
one (1) mirror, made from local glazing quality polished plate glass, 6 mm (1/4”) thk
waterproof tanguile plywood backing, all in accordance prior to any installation
work.

f. Finish Hardware

f.1. Items of hardware to be installed shall be as directed or as shown in the drawings


and shall be fitted carefully and attached securely. Care shall be exercised not to
mar or injure the work.

f.2. The contractor shall submit to the Owner for approval all hardware needed to
complete the work, whether shown or not shown in the drawings.

1. Unless otherwise specified, exposed surfaces shall have the following U.S.
standard finishes:
1.1. US9 (polished, bright brass of bronze), bronze surfaces exposed on
exterior of building not specified to have US26 finish.
1.2. US26 (polished chromium plated over nickel or brass), brass or
bronze surfaces exposed in toilets, lavatory and shower rooms and
all others in the interior of the building.
1.3. USP (prime coated for painting), ferrous metal surfaces, unless zinc
coated.

2. Butt Hinges

All hinges that are needed shall be steel brass and of ht size for the purpose.
Use “Hager” or “Stanley” Made in USA, highly polished and plated with
non-raising pin for door opening outside.

3. Extension Flush Bolts

Hinged double wood/metal doors, except double acting doors, shall be fitted
on top and the bottom with a “Corbin” extension flush bolts No. 2879,
600mm x 31 mm (6-3/4” x 1-1/4”), with dust proof strike, only on the
astragal side (inactive door). Equivalent “Sargent or IVES” flush bolts may
be used or any approved equal

For high doors, the top bolt shall be provided with sufficient length to allow
the flush plate within reach from the floor.

4. Coat Hook and Bumper

Provide on the inside of toilet room with a No. 1938 pressed chromium
plated coat hook with bumper, 90 mm x 75 mm (3-5/8” x 3”) as described
and illustrated on page 39 of Milwaukee Lawson Spring Hinges Catalog.
Any approved equivalent may be acceptable.

5. Thresholds

Extruded aluminum with vinyl insert. Flexible vinyl insert is arched into a
sturdy extruded aluminum base.

6. Cabinet Door Catch and Pulls

Each cabinet door sash shall be provided with a door pull made of metal
with powder coated finish. Cabinet doors not provided with locks shall be
provided and fitted with friction catches. Cabinet hinges shall be concealed
steel.

7. Drawer Pulls

Each drawer shall be provided with pulls of the type specified for cabinet
doors.

8. Locks

The Contractor shall provide, complete, ready for operation, one pin tumbler
cylinder lock of the medium or standard type for each door. U.S. standard
finishes as specified in Section 8.2.7. shall apply to all locks. Use “Corbin”,
U.S. brand.

The trademark and plate numbers given herein are to designate only the
quality, type, operation, materials and style (design) required.

9. Schedule of Lockset and Door Closers

Use “Corbin”, Yale or Schalage lockset, Made in USA; U.S. 26 (bright


chrome) installed complete ready for service in accordance with the
manufacturer’s instructions for all doors. Use “Corbin or Yale” door closer,
US brand or its equivalent

Use “Corbin, Yale or Schlage” lockset, US brand or any approved


equivalent; US 26 (bright chrome) for all toilet doors.

10. Panic devices shall be the product of Corbin, Yale, Schlage, Stanley, US
standard.

g. Other materials

Provide other materials, not specifically described but required for complete and
proper installation.

h. Marble or Granite Countertop

Shall be 20mm thk of the design and color as approved by the Architect/ Project
Manager and shall be provided by the Contractor as shown on the drawings.

i. Wire Mesh

Wire mesh screen for insect proofing shall be aluminum wire cloth, with 1/8”
galvanized wire mesh backing, and shall conform to the best commercial standard.

5.3 Delivery, Storage and Protection

Doors, windows and finish hardware shall be protected against damage and dampness.
Doors and windows shall be stored undercover in well ventilated building where it will
not be exposed to extreme changes of humidity. The materials shall bot be brought into
the building until the plastering work has been completed and is thoroughly dry.

DIVISION 9:

FINISHES

1.1. Finishes

1.2. Scope of Work


This section covers all works required in connection with surface finishes on
wood, metal, masonry and concrete surfaces in accordance with this specification
and as shown in the drawings.

2.1. Material Requirement

2.2. Floor Finishes

a. Resilient Flooring

Shall be of standard grade Vitrified tile by Lepanto tile or approved equal


approximately 3.2. mm thick with integral static dissipative elements. Tile
pattern and colors, selected from manufacturers standard colors shall be
homogenous through out the entire thickness of the tile. Unless otherwise
specified, these materials shall be owner-supplied and installations shall be
by the Contractor.

2.2. Base Finishes

a. Vinyl Strips

Standard grade, 100 mm high embossed vinyl base by Apo Vinyl or


approved equal. Color shall be as specified in the drawings.

2.3. Wall Finishes

a. Plastering Works
Minimum thickness of Plaster shall be 20mm.

Portland Cement – conforming to ASTM Standard C150, Type 1.

Sand – natural sand and shall be retained between no. 50 and no. 100 sieves.

Water – shall be reasonably clean and free of oil, salt, acids, alkali, grass and
other substances injurious to the finished product.

b. Tiles

Standard grade, glazed ceramic tiles, approximately 6 mm thick, supplied


with color matching tile fittings and trims for a complete and nearly finished
installation. Color and pattern shall be as specified in the drawings. Tiles as
Manufactured by “LEPANTO” or approved equal.

2.4. Ceiling Finishes

a. Plyboard

Plywood shall be 120 mm x 240 mm x 6 mm of approved equal

2.5. Vinyl Tile Works

a. Preparation of Surfaces

Concrete floors that are to receive floor covering shall be clean, thoroughly
dry, smooth, firm and sound; and they shall be free from springiness, oil, dirt,
curing compounds or other deleterious material.

b. Applications of Vinyl Tile

Floor covering and accessories shall be applied in accordance with the


approved installation procedure. Work shall be performed by workmen to
thoroughly experienced in the application of such covering adhesive shall be
the type specified or the type recommended by manufacturer of the floor
coverings for the specific application, subject to approval.

c. Cleaning

Immediately upon completion of the installation in a room or on area, floors


are adjacent surfaces shall be dry cleaned with an approved cleaner to
remove surplus adhesives. No sooner than 5 days after installation floors
shall be washed with approved non-alkaline cleaning solution, rinsed
thoroughly with clean cold water and waxed with two-coats of water

emulsion wax, buffed to an even luster with an electric polishing machine
after each coat.

d. Protection

Cleaned flooring shall be covered with clean building paper before traffic is
permitted. Board or plywood walkways shall be placed on floors used as
passageways by workmen, and where directed.

2.6. Painting

a. General

The work covered by this section consists of furnishing all labor, equipment,
tools and materials in performing all operations in connection with painting
and finishing, including protective coating of metal surfaces, complete, in
accordance with the specifications and the applicable drawings.

b. Paints

All paint materials shall be by Boysen, or equivalent approved by the


Engineer. Tinting colors shall be of the same type as to the paint specified in
the schedule of paint materials.

c. Color and Samples

All colors shall be in accordance with the color schedules shown on the
drawings or as directed by the engineer.

Prior to final painting work, sample panels of selected colors, at least one (1)
meter square in area shall be prepared by the Contractor for approval by the
Engineer.

All works shall be protected by the Contractor prior to acceptance.

DIVISION 10

SPECIALTIES

1.0. Toilet Accessories

a. Scope of Work

The work includes the provision of toilet fixtures and accessories and the supply of labor,
materials and equipment for its installation in accordance with this specification and as
shown in the drawings.

b. General

The accessories shall be standard manufactured products of specialty manufacturers.

c. Material Requirements

All Plumbing Fixtures shall be as manufactured by Saniware except as specified otherwise.


Color of fixtures and accessories shall be Tropical Blue for male and Lilac Pink for Female.

1. Water Closets shall be Sabrina with US fittings.


2. Urinals shall be Washbook with US fittings.
3. Lavatory shall be Aqualyn with US faucet
4. Paper holders shall be surface mounted, HM-670 by Hallmack Nutone Products.
5. Soap holder shall be surface mounted, HM-621 by Hallmack Butone Products.
6. Double hook shall be HM-682 by Hallmack Butone Products.
7. Liquid soap dispenser shall be by Baochern, chrome plated.

5.1. Plumbing Plans

5.2. The plumbing plans are intended to be diagrammatic and are based on one
manufacturer’s equipment. They are not intended to show every item in its exact
location, the exact dimensions, or all the details of the equipment. The contractor
shall verify the actual dimensions of the equipment proposed to ensure that the
equipment will fit in the available space.

5.3. Installation shall be within the limitations imposed by the architectural, structural,
electrical, and plumbing requirements, with adequate space for maintenance.

6.0. Coordination

a. Coordinate timing of installation with work of other trades.

b. System provided shall be complete and operable, and shall include required
accessories, fastenings and supports.

c. Determine required location, arrangement and materials from drawings, schedules


and specifications.

d. All equipment shall be installed in strict accordance with manufacturers’


recommendations.

e. Certain items of work specified in other contracts require connections to Plumbing


equipment. Contractor shall provide such connections as required.

cast-iron drains, non puncturing flashing clamp device with integral
gravel stop and deck clamp, and removable cast-iron or polypropylene
locking dome. Free area of dome shall not be less than two time the
free area of drain outlet. Provide drain flashing ring seat flush with
adjacent roof deck clamp.

d.2. Floor Sinks (Drains): Provide cast-iron body with white acid-resisting
porcelain enameled or epoxy interior, double drainage flange, nickle
bronze rim slotted grate, removable stainless steel or aluminum slotted
buckets, and P-trap.

d.3. Area Drain and Catch Basin: Cast Iron or Solid Brass.

12.0. Plumbing Work Testing

a. Field pressure test all pipe lines below, at pressures specified by pneumatic or
hydrostatic means. The pipe ends may be valves or blanket off and the test pressures
shall be maintained at sufficient length of time to permit an inspection of all joints
and connections for any leaks or failure.

13.1. Disinfection

13.2. Disinfect all potable water piping in accordance with applicable plumbing codes.

14.1 Electrical Works

14.2 All works shall comply with the latest edition of the Philippine electrical Code,
with the applicable ordinance of the Municipality and conform with the rules and
regulation of the local power company.

14.3 All wiring shall be installed in rigid conduits / PVC run embedded inside the
concrete and masonry wall structures slabs and partitions or run concealed inside
the attics spaces between ceiling and floor above the double wall wooden
partitions.

14.4 Whenever required and necessary pull boxes and junction boxes of proper sizes
shall be installed at convenient and in conspicuous location although such boxes
are not shown on the plans nor mentioned in those specification.

14.5 Exact location of service entrance shall be determined in the field. Provide
concrete pole 3.70 meters above the ground line if service drop pole conductor
have a minimum clearance of 3.66 meters above streets.

14.6 Electrical works shall be done under the direct and immediate supervision of
Professional Electrical Engineer.

14.7 Wiring runs schematic only. Actual run shall be the proper and shall be
determined in the field. Use Philflex or Approved Equal for Wirings

14.8 All electrical materials to be used shall be new with proper and approved type of
fittings for location and used.

14.9 All walls outlets shall be installed at the following heights above the finished
floor level unless otherwise specified. Use Panasonic or approved equal for
