COMPANY BACKGROUND

Mega Consultant is one of the property developer company in Malaysia which located
at Batu Pahat,Johor. They started in 2010 with construction used to be their main area of
business, but now they have decided to change their business from construction to
development because their expertise in property construction which has encouraged them to
build even more quality products to achieve a higher level of customer satisfaction. In the
next 10 years, Mega Consultant has target to become one of the international market players.
Therefore, they will continually working hard to deliver their best service to the customer.

In order to achieve the objectives of the company, they have always prioritize their
customers as they want them to grow together and can attract more customer to buy their
property. Besides that, workers are the most important aspect in a business as they are the
assets of the company. Thus, they provide a conducive environment for the workers and treat
each employee with respect as well as reward and recognise their success. This is to ensure
that everyone works as a team and indirectly this will increased their productivity. Other than
that, they have also maintain a good relationship with their partners, contractors and
suppliers. They believed that in conducting business in a fair, honest and ethical manner will
then result in a successful partnership towards satisfying their customers' expectations and
without compromising the quality.
Mega Consultant has always want their customers to feel proud buying properties
developed by them and to feel a sense of belonging as a Mega community. Therefore, they
always make sure to have a balance between human habitation and nature in their projects
through architecture to improve the quality of life and liveability. They believe that they have
what it takes to be a successful developer. As their construction division has achieved score
of 80% for CIDB QLASSIC. It is such a great achievement as not many construction
companies in the country would have such a track record.

PROJECT BACKGROUND

The current project that being handle by Mega is Mega Skylofts which located at Kempas
Baru, Johor Bahru. It served as serviced residence with total units of 16 units of apartments
with two blocks and each block size is around 850 square feet and 650 square feet. It is being
built on Lot 1864, Jalan Permatang Utama, Kempas Baru, Mukim Tebrau with total area of
1.2 acres. The Sky Lofts at Kempas Baru have been conceptualised from day one to
compliments the needs of today's discerning residents who take pride in a home worthy of
showcasing to all.

The strength of this project is that it comes with the luxury design but with reasonable
pricing. Other than that, an excellent accessibility and connectivity to BRT and LRT stations
has make it become an attraction to buyer because this aspect has increased the value of the
building. The public transport is located a walk away from the apartment. Therefore, the
residents can travel easily with the presence of the nearby public transport. Besides that, the
residents won’t have to worry as this property is located at the centre of Subang city.
Therefore, there should be no problem to find education in this area as it is surrounded by
well-known tertiary educations like SEGI College, Monash University and Sunway
University.

Besides that, the apartment come with grand lobby and reception which will make
