CONSTRUCTION SPECIFICATIONS

This specification shall be considered an integral part of the plans which


accompany them. Neither the plans nor the specifications shall be used alone, and
all services, materials or apparatus, etc., omitted from one but mentioned, shown
or reasonably implied in the other shall be considered as properly and sufficiently
specified and shall therefore be supplied and installed by the Contractor.

GENERAL CONDITIONS
All parts of the construction shall be finished with first class workmanship, to the fullest
talent and meaning of the plans and these Specifications, and to the entire satisfaction of
the Architect and the Owner.

A. CLEARING AND GRUBBING


1. This Specification shall cover the removal from the site of all trees, stumps, roots,
logs, brush, rubbish and all other surface litter within the full limits of the works,
and the disposal of same in a manner hereinafter specified.
2. The work to be done by the Contractor under this Specification shall include the
furnishing of all supervision, overhead, labor, materials, equipment, tools,
supplies and all other things necessary for and incidental to the satisfactory
and completion of all work as hereinafter specified.

B. STRUCTURAL EXCAVATION, BACKFILL AND COMPACTION


This work shall consist of the removal of all materials of whatever nature,
necessary for the proper placement of structure foundations, the supply and
placement of all backfill materials and the final disposal of surplus and unsuitable
materials. It shall include the construction of all cofferdams, cribs, caissons,
shoring or other protective works necessary for excavation and backfill of the
structure, together with all the necessary drainage and dewatering of the site. It
shall also include the removal of all falsework, piling, cofferdams, cribs, shoring

or other protective work, unless otherwise specified on the plans or as directed by
the Engineer.
1. EXCAVATION - Excavation shall include general excavation for the
structure to the grade or grades shown on the plans and the disposal of this
excavated material.
2. The excavation shall be to the elevations shown on the plans, or to such other
elevations as may be directed by the Engineer in order to provide firm, stable
foundation support.
3. The width and length of the excavation and the angle of excavated side slopes
shall take into consideration the stability of the material. No extra payment or
scheduling will be allowed for improper excavation methods which result in
material sliding back into the bottom of the excavation.
4. Whenever water is encountered in the excavation process, it shall be removed by
bailing or pumping, care being taken that the surrounding soil particles are not
disturbed or removed.

5. BACKFILL - Backfill shall include the supply and placing of any or all of the
materials listed hereunder:
4.1 Common Backfill - shall consist of material obtained from the excavation
or suitable borrow area without restriction as to soil type and shall be
placed in 150 mm lifts and compacted with the wheels or tracks of
construction equipment.
4.2 Compacted Common Backfill - shall consist of material obtained from the
excavation or suitable borrow areas without restriction as to soil type shall
be placed in 150 mm lifts and mechanically compacted.
4.3 Compacted Impervious Backfill - shall consist of clays, silty clays or sandy
clays obtained from the excavation or suitable borrow areas and shall be
placed in 150 mm lifts and mechanically compacted.

 All material used for backfilling shall be of a quality acceptable and shall be free
from large or frozen lumps, roots, and rocks no greater than 75 mm in diameter,
sod, brush or metallic trash or other unsuitable materials.

 Care shall be taken to avoid damage to pipes or portions of structures embedded in


the backfill.

 All backfill within 600 mm of the surface of a structure shall be compacted by hand
operated mechanical plate tampers to the density specified for the class of backfill
involved.

 Special precautions shall be taken to prevent wedging action against abutments


and retaining walls. The slope bounding the excavation shall be altered by stepping
or serrating to prevent wedge action.

 Fill placed around structures shall be brought up uniformly at approximately the


same elevation on all sides of the structure.

 Termite treatment shall be Julant water-based emulsions; Premise or Adgenda


(1:23 concentration) with a written guarantee that the building will be free from
termite attacks for a period of five (5) years.
C. CONCRETE WORKS
Unless otherwise specified herein, concrete work shall conform to the requirements of
the ACI Code. Full cooperation shall be given to other trades to install embedded items.
Provisions shall be made for setting items not placed in the forms. Before concrete is
placed, embedded items shall have been done.

1. FORMWORK
A. The work shall consist of the supply and construction of forms, form openings,
false work, shoring, bracing and anchorage, the supply and placement of a skin
coat and the stripping of forms and removal of falsework.
B. All forms shall be sufficiently tight to prevent leakage of mortar. Forms shall be
built with sufficient strength and rigidity to carry the weight or fluid pressure of
concrete and of any materials, equipment or runways which might be placed upon
them. Fluid pressure on forms shall be correlated to the capacity and type of
placing equipment, the planned rate of placing concrete, the slump, temperature,
and stiffening and curing characteristics of the concrete.
C. Before any concrete is placed the interior of the forms shall be cleaned of all
earth, chips, sawdust, ice, snow or other foreign substances.
D. The Contractor shall install formwork in such a way that removal of formwork
will not damage the concrete.

E. Temporary ports or openings shall be provided at the bottom of all deep units to
facilitate cleaning and inspection. In restricted units they shall be located so that
water can be used to wash out debris. They shall be closed with patches flush on
the outside.

F. The Contractor shall not disturb formwork until the concrete has sufficiently set.
The struts, shoring etc., shall not be removed before the concrete has reached
the necessary strength to safely support its own weight as well as the applied
construction loads.

G. If the temperature falls to between 10 o C and 15o C, the minimum length of time
that forms shall remain in place shall be 5 days, except that falsework supporting
beams, vertical walls and ceiling slabs shall be left in place not less than 14
days.

2. CONCRETE REINFORCEMENT

The work shall consist of the supply and delivery of reinforcing steel and other
hardware to the site, storage of reinforcing steel and associated hardware, and the
placing of reinforcing steel.

A. Reinforcement shall be stored in bundles with identifying tags or markings on


racks or sills that shall permit easy access for identification and handling and
prevent it from becoming coated with any material which would adversely
affect the bonding of concrete.

B. Inspection shall be required before placing reinforcing steel and after placing
reinforcing steel. The Contractor shall give the Engineer 24 hours’ notice prior to
reinforcing steel inspection before final forms are put in place for placing
concrete. The Engineer's review of the placement of steel does not relieve the
Contractor of his responsibility for correctly placing and providing adequate
support for the reinforcing steel.

3. REINFORCING STEEL
3.1 Reinforcing Bars shall conform to the requirements of ASTM STANDARD
Specifications for Billet Bars for Concrete Reinforcement (A615-628) Grade 33 and
Grade 60. See structural Specification for verification.
3.2 Reinforcement shall be placed accurately within the tolerances
and adequately supported before concrete is placed and shall be secured
against displacement during placement operation. The reinforcement shall be
supported by bar supports to assure proper concrete cover and spacing within the
allowable tolerances before and during the placement of concrete.

3.3 Bar supports shall be sufficient in number and strength to carry the weight of
reinforcement and prevent displacement by workmen and equipment before and
during concrete placement. Side form spacers shall be used for all column and
wall construction to secure reinforcement against displacement and maintain

cover distance between reinforcement and vertical formwork.

3.4 Intersecting bars shall be tied positively by 1.625 mm (Ga.16) galvanized iron
wire annealed ties in a manner and at a number of locations sufficient to maintain
the bars in the required position.

3.5 Reinforcement, at the time concrete is placed, shall be free from mud, oil, pitting,
rust or other coatings that adversely affect bonding capacity. The Contractor shall
remove any dry concrete that has been deposited on the steel during previous
placement operations before additional concrete is placed

3.6 The steel reinforcing bars indicated for footings, columns, beams, girders, slabs
and other concrete members shall all conform to the number, size and spacing as
indicated in the drawings or schedule of steel reinforcements.

4. CAST-IN-PLACE CONCRETE
The Engineer shall carry out such tests on construction and workmanship as he
considers necessary at the Owner's expense except that:

4.1 The Contractor shall furnish any and all test samples free of charge.
4.2 In the case of manufactured products the Engineer may require evidence
that samples of the product have recently been tested and have met the
requirements of the relevant specifications.
4.3 Where the Contractor cannot produce evidence satisfactory to the Engineer
that a manufactured product or a particular lot of a product meets the
requirements of the relevant Clause, the Engineer may require the product
to be tested. If the product fails to meet the requirements of the relevant
Clause, the Contractor shall pay for the costs of such testing.

5. CONVEYING AND PLACING CONCRETE

5.1 Conveying - concrete shall be conveyed from mixer to forms as rapidly as


practicable, by methods which will prevent segregation, or loss of ingredients.
There will be no vertical drop greater than 1.5 meters except where suitable
equipment is provided to prevent segregation and where specifically authorized.

5.2 Placing – Concrete shall be worked readily into the corners and angles of the
forms and around all reinforcement and embedded items without permitting the
materials to segregate. Concrete shall be deposited as close as possible to its
final position in the forms so that flow within the mass does not exceed two (2)
meters and consequent segregation is reduced to a minimum near forms or
embedded items, or elsewhere as directed, the distance shall be so controlled

that the concrete may be effectively compacted into horizontal layers not
exceeding 300 mm in depth within the maximum lateral movement specified.

5.3 Time interval between mixing and placing - Concrete shall be placed before
initial set has occurred and before it has contained its water content for more
than 45 minutes.

5.4 Consolidation of concrete – concrete shall be consolidated with the aid of


mechanical vibrating equipment and supplemented by hand-spading and
tamping. Vibrators shall not be inserted into lower coursed that have
commenced initial set; and reinforcement embedded in concrete beginning to
set or already set shall not be disturbed by vibrators. Consolidation around
major embedded parts shall be by hand-spading and tamping and vibrations
shall not be used to move concrete.

5.5 Curing – all concrete shall be moist cured for a period not less than seven (7)
consecutive days by an approved method or combination applicable local
conditions.

5.6 Concrete slab on fill – The concrete slabs on fill shall be laid on a prepared
foundation consisting of subgrade and granular fill with thickness equal to the
thickness of overlaying slab except as indicated otherwise.

6. DELIVERY, STORAGE AND HANDLING


6.1 All materials shall be stored in a manner that shall prevent contamination
or deterioration.
6.2 Any material that has deteriorated or that has been contaminated shall not
be used in the concrete and shall be removed from the site.
6.3 CEMENT
a) Cement for the concrete shall conform to the requirements of Specifications
for Portland cement (ASTM C-150).Union, Rizal, Island, Pacific or Eagle
cement.
b) Cement shall be stored in a suitable bin or building which shall provide
protection against dampness and inclement weather conditions.

6.4 AGGREGATE
a) Each size of aggregate shall be separately stored in a free draining
stockpile in a manner that shall prevent contamination, intermixing, and
segregation.
b) The equipment and methods of handling aggregate shall be such as to
prevent breakage and contamination of the aggregate.

c) Fine aggregate shall meet the grading requirements, be graded uniformly
and not more than 3% shall pass a 75 um sieve.
Fine aggregate shall consist of sand, stone, screenings, other inert materials
with similar characteristics or a combination thereof, having clean, hard,
strong, durable, uncoated grains free from injurious amounts of dust, lumps,
shale, alkali, organic matter, loam or other deleterious substances.
d) Coarse aggregates maximum nominal size of coarse aggregate shall be 20
mm and meet the grading requirements.
- Coarse aggregate shall consist of crushed stone or gravel or a combination
thereof, having hard, strong, durable particles free from elongation, dust,
shale, earth, vegetable matter or other injurious substances.
- Coarse aggregate shall be clean and free from alkali, organic or other
deleterious matter; shall have a minimum of two fractured faces; and shall
have an absorption not exceeding 3 percent. The aggregate retained on the
5-mm sieve shall consist of clean, hard, tough, durable, angular particles with
a rough surface texture, and shall be free from organic material, adherent
coatings of clay, clay balls, an excess of thin particles or any other
extraneous material.

6.5 Water for use in Portland cement concrete and for curing shall be clear and
free from oil, acid, alkali, organic matter, sediment, or any other deleterious
substance and water shall be similar to potable water (drinking water) in
physical and chemical properties.

6.6 CONCRETE PROPORTIONING AND MIXES


Proportions of all materials entering into the concrete shall be as follows;

D) MASONRY WORKS

1. Concrete Hollow Blocks nominal size shall be 6” x 8” x 16” and 4” x 8” x 16”


minimum compressive strength shall as follows:

Class A = 900 psi


Class B = 750 psi

2. All units shall be stoned for a period of not less than 28 days (including curing
period) and shall not be delivered to the job site prior to that time unless the
strength equal or exceed those mentioned in these specifications.

3. Wall reinforcement shall be of No.3 (3/8” or 10mm diam.) spaced not more than 800
mm on center both ways and at every third layers on the horizontal.

4. Sand shall be river sand or white sand, well screened, clean, hard, sharp siliceous,
free from loam, silt or other impurities, composed of grains of varying sizes within
the following limits:

5. Cement shall be standard Portland cement, ASTM C-150-68 Type 1.

6. Mortar –Mixed Mortar from 3 to 5 minutes in such quantities as needed for


immediate use. Re-tempering will not be permitted if mortar stiffens because of
premature setting. Discard such materials as well as those which have not been
used within one hour after mixing.

7. Proportioning: Cement mortar shall be one (1) part Portland cement and two (2)
parts sand by volume but not more than one (1) part Portland cement and three (3)
part s sand by volume.

8. All masonry shall be laid, true to line, with level and accurately spaced courses, and
with each course breaking joints with the source below. Bond shall be kept plumb
throughout; corners and reveals shall be plumb and true. Units with greater than
12% absorption shall be wet before laying.

9. Masonry Units. Each course shall be solidly bedded in Portland cement mortar. All
units shall be damp when laid in a full bed or unfurrow mortar. All horizontal and
vertical points shall be completely filled with mortar when and as laid. Each course
shall be bonded at corners and intersections. No cells shall be left open in face
surfaces. Units terminating against beam or slab soffits shall be wedged tight with
mortar.

10. Lintels shall be of concrete and shall be enforced as shown on the drawings.
Lintels shall have a minimum depth of 200 mm (8”) and shall extend at least
200 mm (8”) on each side of the opening.

11. Plastering. Clean and evenly wet surfaces. Apply scratch with sufficient force to
form good keys. Cross scratch coat upon attaining its initial set; keep damp. Float
finish coat to true even surface; trowel in manner that will force that will force sand
particles down into the plaster, with final troweling, leave surfaces
varnished smooth, free from rough areas. Keep finish coat moist for at least 2 days;
thereafter protect against rapid drying until properly, thoroughly cured.

12. Scaffolding. Provide all scaffolding required for masonry works, including cleaning
down on completion and removal.

NOTE: All tiles specified herein (items E, F) are used only in establishing
budgetary cost only and shall subject to appreciation and approval of the
samples presented to the Owner before purchasing and installation.

3. All tiles for floor, walls and moldings shall be free from laminations, serrated edges,
chipped-off corners and other defects, which would adversely affect their appearance
All joints between joints between tiles and moldings shall be filled with ABC tile grout or
white cement and then carefully wiped.

4. Before the tiles and moldings are laid in place, they shall be thoroughly soaked in water
or as recommended by the manufacturer. Mortar to be used in setting the tiles and
moldings shall be a mixture of 1-part cement and 2- parts sand by volume.

G. PLUMBING WORKS

1. Rough-in for toilet and bath. Future drain lines and vent stack connections will be
provided at the finished concrete floor level for the bathroom configuration shown
on the plans. Drain lines will be connected to septic tank. Water supply lines will be
provided in the basement at a point that is accessible to the future bathroom. The
contract specifications do not include any basement bathroom walls, electrical
outlets or bathroom fans.

2. The contract includes the installation of 1” PVC pipe and connections for water
from the house to the edge of the lot, installation and connection of PVC drain pipe
from the house to the septic tank.

3. Installation of the septic system will be sized in accordance with requirements for
a 7-bedroom house. Labor and materials covered by this contract include septic
tank, distribution box, pipe, stone, filter paper, lids, covers, cleanouts, trenching,
excavation and backfill. Importing or exporting fill is not included.

4. Water supply lines will be Mega Green Thermo Plus Advanced Water Piping
System.

5. Waste and vent lines shall be Valsir PEHD Drainage and Sanitary Piping System
by Mega System Inc.

6. Floor Drain: Redi Anti-Flooding System Adjustable Vertical Floor Drain by Mega
System Inc.

H. ELECTRICAL WORK
The work shall consist of the construction of electrical work as shown in the Plans
and as described in the Specifications.

1. All electrical work shall be performed by Master Electrician or Electrical Engineer


who hold a valid license as issued by the Professional Regulation Commission
(PRC). Electronic service technicians provided by the manufacture supplier or his
agent shall be utilized in wiring and calibration of specialized electronic equipment.

2. The Contractor shall include the furnishing of labor, new material, equipment
and services necessary for and incidental to the complete installation of the
electrical work as shown on the plans and as hereinafter specified.

3. Unless otherwise specified in this section of the specifications, the Contractor


shall supply and install all devices required for the complete system, and for its
operation to the complete satisfaction of the Owner/Engineer.

4. The Contractor shall guarantee the satisfactory operation of all work and
apparatus included and installed under this section of the specifications. The
Contractor shall replace forthwith, at no additional cost to the Owner, any part
which may fail or prove defective within a period of twelve calendar months after
the final acceptance of the complete installation provided that such failure is not
due to ordinary wear and tear. No certificate given, payment or partial use of the
equipment by the Owner shall be construed as acceptance of defective work. This
guarantee shall not act as a waiver of any specified guarantee for any greater
length of time.

5. There shall be only one service drop from nearest pole to the proposed building.
Electric wires for light and power shall not be smaller than 13.5mm 2 (AWG NO. 12)
600V insulation.

6. The spare circuit shall be provided with an empty PVC pipe, size 19mm Ø which
should extend at least 300 mm above the ceiling line. The grounding wires shall be
identified and all wires shall be color coded for easy identification.

7. The panel board shall be provided with a circuit directory.

8. All electrical wires used in electrical wiring system shall be of Philflex Wires and
Cables; Panel Box with Circuit Breakers: Square D by Allied Corp. or Cosine;
Outlets: Toshiba, National, Panasonic.

I. DOORS AND DOOR FRAMES. (Verify approved sample from accredited supplier
specified by the Architect or the Owner)

1. Doors and door frames shall conform to the sizes, designs and kind of materials
shown in the details of doors, schedule of doors or as per bill of materials.

2. All wooden doors shall be hung on at least 4 pieces of 102 mm x 102 mm (4” x 4”)
Loose pin bearing template hinges: Stanley.

3. Door locksets to be used shall be Baldwin Prestige Series, Schlage or approved


brand equivalent and installed 1024 mm from the finish floor line.

4. Aluminum Alloy for U-Channel Supports shall conform to ASTM B221; Alloy 6063-
T5 for extrusions, ASTM B209, Alloy and Temper best suited for the purpose for
aluminum sheets and strips.

5. Anchors shall be hot-dipped steel, galvanized finish, provided as to sizes and
shapes indicated for securing frames to adjacent construction as per
manufacturer installation standards.

6. Weather Stripping shall be of standard type, neoprene or rubber gasket silicone


treated, or as recommended by the manufacturer and shall be easily replaced
without special tools.

7. Door Glass Panels shall be 12 mm thick tempered clear glass frameless doors
and fixed glass panels with “white” frosted sticker film applied on both sides. (See
Schedule).

8. Flush Door, KD Tanguile with 6mm thick Marine Plywood (See Schedule).

9. Metal Exit Door with panic device. (See Schedule).

11. Lumber- a) Armourwood: kiln dried Tanguile: trims, cabinet works


b) K.D. Yacal or Guijo with coal tar door jambs, wood plates and all
other wood works in contact with concrete masonry plate work,
supplied by Asean Timber.

J. WINDOWS and SECURITY GRILLS. (Verify approved sample from accredited


suppliers specified by the Architect or the Owner).

1. Provide samples section and hardware prior to fabrication for security grills.
2. See Schedule of Windows.

K. GLASS AND GLAZING. (Verify approved sample from accredited suppliers specified
by the Architect or the Owner).

1. 6 mm (1/4”) thick Clear Float Glass for all windows except for glass panel.
2. 12 mm (1/2”) thick Clear Float Glass for all glass panel on concealed type aluminum
frame.
3. All aluminum frame shall be “Class A”
4. Provide shop drawings for for approval prior to fabrication.

L. UTILITIES

1. Septic field and tank shall be installed in accordance with county requirements.
System is to be sized for 5-bedroom house.

2. The Contractor shall provide a connection from the water line at edge of property to
house.

3. The Contractor shall have electric service installed from the transformer at edge of
property to house and have temporary service established by Local Utility Company.

4. Main electric service to be 200-amp, underground service.

5. The house shall be prewired for six (9) telephone outlets. Connections to phone
company service shall be the responsibility of the Owner.

6. The house shall be prewired for six (9) coaxial TV outlets. Connections to cable or
satellite TV service to be the responsibility of the Owner.

M. PAINTING WORKS

1. All painting work for this project, except as hereinafter specified, shall be done with
the use Boysen paint products only.

2. The contractor shall supply all labor, paint materials, tools, staging and equipment
necessary, and shall perform all painting and finishing work as shown in the schedule
of painting and finishing work for this project.

3. The contractor shall store his materials in one place in the building to be kept neat
and clean, care being taken in the storage of paints, oils, etc. to prevent danger of
fire. Oily rags shall be kept in metal containers and shall be removed from the
building every end of the working day.

4. Upon completion of the painting works, the painting contractors shall remove any
paint spots from all finished work. He shall present his work to the Owner or
Architect-in-charge of construction, free blemishes and rubbish generated by his
workers.

5. Before any painting is done, all surfaces shall be cleaned, smoothed and freed from
dust, dirt, grease, mortar, rust and other foreign substances. All parts where paint
remove has been used shall be washed off with paint or lacquer thinner. All paints
shall be spread evenly and carefully.

6. All paint and paint materials shall be delivered to the site in unbroken packages,
bearing the marks of the specified brand. No adulteration of specified paints with
other brands shall be allowed.

7. Do not combine paints from different manufacturers in a paint system.

8. All color of finishes shall be approved by the Architect and the Owner prior to actual
application.

L. CEILING FINISHES

1. Exterior PVC soffit: Atlanta or approved equal (wood stain finish).


2. 5.0 mm FICEM board on metal frame for toilets
3. Downspout cover at interior space: Metal frame and 9 mm thick Cement Board.
4. 12.5 mm thick Gypsum Board (Ordinary and/or moisture-resistant) on standard G.I.
ceiling framing system with required hangers and braces. Boral or approved equal.
5. Metal spandrel ceiling system by DN Steel or approved equal.
6. Exposed beam and slabs shall be painted finish, Flat Latex.
