SUMMARY OF WORK
PART 1 – GENERAL
1.1 SUMMARY
A. Furnish labor, materials, equipment, and services necessary for the proper execution
and
Completion of ANZ Royal Building work shown on the Drawings and specified
herein.
B. The Works defined by these documents includes, but is not limited to, the following:

D. Do not make scale measurements of the drawings, neither printed nor in electronic
format.

1.3 SUBCONTRACTS
A. The facade work shall be awarded as a single subcontract. Separate subcontracts for
portions of the facade work will not be permitted.
B. Access to Site shall be agreed with the Engineer prior to the Commencement Date.
C. Construction operations and site facilities shall be confined the Site Boundaries as
defined by Engineer.
D. The Contractor shall be responsible for safeguarding all works, utilities and facilities
and at their portion of the Site under his control.
F. The Contractor shall have possession of the Site at the location of the Works only.
The Contractor shall be responsible for arranging working space, storage facilities of
materials, sitting of temporary accommodations, etc. at locations to be agreed with
the Engineer. No claim whatsoever will be allowed for any reason regarding the
sitting or allocation of any such space regardless of the distance from the Works.
A. After preliminary acceptance of work in any space or spaces, the Owner shall have
the privilege of occupying and using such space or spaces in advance of final
inspection and acceptance of the entire work.
B. If the Owner desires to exercise such privilege, building services such as ventilating,
cooling, water, lighting, electrical power, and telephone shall be made available for
space or spaces to be occupied. If equipment required to furnish such services is not
entity completed at time the Owner desires to occupy the space or spaces, the work
shall be completed as soon as possible.
1. Give the Contractor notice in writing of the Owner’s intent to occupy the
involved space or spaces.
2. Secure written consent of the Contractor unless, in opinion of the Owner, the
Contractor is chargeable with unwarranted delay in final cleanup of punch list
items or other Contract requirements.
D. For period of partial occupancy, arrangements shall be made regarding operation and
cost of necessary ventilating, cooling, water, lighting, electrical power, and telephone
services. The Owner shall assume responsibility for operation of equipment of
equipment and utilities required to provide the above services, in part or in total, and
arrangements shall be made as to warranties affecting work associated with the space
or spaces so occupied.
E. The Owner’s occupancy or use of such space or spaces, however, shall not constitute
the Owner’s acceptance of work, materials, or equipment which are not in
accordance with requirements of Contract Documents, nor relieve the Contractor
from the Contractor’s obligations to complete the work, nor waive other unfulfilled
obligations or responsibilities under the Contract.
