The site is located in Dwarka, a sub city located in Southwest Delhi. It lies in the Zone K-II.
Dwarka is a predominantly residential neighbourhood characterized by apartment towers.
This area is fast developing with potential for mixed used.

Palam Rail Way Stations are the very nearby railway station to Sector 11 Dwarka.

Road Accessibility: The site is directly accessible from ROAD NO. 221 45m r/w with service
road of width 7.2m and can also be accessed through the road designated for NSS Delhi
dividing proposed District center with socio-cultural center.

The site is well connected to the other parts of the city through networks of roads. The
hierarchy of road system is adopted around the site by primary road then secondary road and
then tertiary road.
Vehicular movement includes movement of private as well as public vehicles including
electric rickshaw.

Topography

The site does not have any visible slope. The soil type is Dabar soil, which is typical in low
lying areas in South Western Delhi. It has a sandy loam texture. The Najafgarh canel is 2m
below the level of site.

Drainage

The Najafgarh Drain lies in close proximity of the site, towards West. The natural slope is
towards the West, which will be unhindered in the future as the Master Plan Greens would
prevent any built development.
There are manholes on the service road outside the site and a storm water drain is running
below the footpath.The natural drainage is toward the canal.

Most of the site is barren land with bushes and wild grass cover. Kikar tress exists along the
canal.A large part of the site is clear of vegetation. Due to lack of upkeep, wild grass and
small shrubs have sprung up. The western part of the site is full of wild grasses with a few
trees.

Existing water bodies

No water body exists near or on the site. A storm-water drain runs behind the site and
connects to the Najafgarh Drain.

Water Pipe Lines

Delhi Jal Board (DJB) is the Water Utility department responsible for all water treatment and
distribution (including sewage collection and treatment) in Dwarka.

DJB has six underground reservoirs (UGRs) for the K-II zone as per the MPD-2021, and each
of these is designed to cater to a 0.15-0.20 million population, with a storage amount to cater
the claim for commercial area development.

Physical attributes

There are 3 High Tension wires running overhead towards the western part of the site. A HT
pylon is also located on the site. Due to this, part of the site has been restricted to mandatory
green area, to be developed only as open recreational space.

The existing boundary walls are 230mm thick and 1400mm in height consisting of 4 entry
gates of 4000mm, three of them had steel jail gate.

The average annual relative humidity is 54.3% with maximum humidity from June to
September.
SWOT ANALYSIS

STRENGTH:
 Location: the site lies in Sector 11, Dwarka, which is almost the centre of Dwarka. Good
connectivity with rest of the city Proximity to Metro Station. Active Frontage on 45m wide
road with 7.2m wide service road.
 The location is advantageous for the purpose of the socio-cultural center, since its surrounding
consists of both residential and commercial zones.
 The area will be lively and vibrant even during night and after office hours with the
development of the Cultural Center in the site.
 As there is no high rise building nearby, there is no wind, view and sun obstruction.

WEAKNESS:
 Location of High-Tension wires on the rear of the site leaves part of the site unbuildable

OPPORTUNITIES:
 No conflicting development proposed in the zone gives good possibility of attracting visitors
 Microclimate modification using surrounding greenery. The drain can be revitalized and
green belt along it can be used as an open recreational space thus, inviting people and creating
more social space.
 The schools nearby will an opportunity to learn visual and performing arts.

THREATS:
 Proposed District Centre could hinder visual connection as well traffic congestion.
The design must be done with proper care to the site and surroundings making sure that the
activities do not disturb the surroundings.
