DURATION: 12HR MAX. MARKS: 200

INSTRUCTIONS TO CANDIDATES:

1. Total duration of the exam shall be 12 hours,02 days(Six hours for each day).
2. The medium of work should be Hand-drafted or CAD drawings.
3. Soft copy of all submission drawings (in pdf/high resolution JPEG format) shall be uploaded on the Google
classroom Assignment link given in the email having question paper.
4. Students failing to submit the drawing within the required time frame due to unforeseen conditions (lack of
internet/slow internet etc.) shall be allowed for submission drawing only after due approval from the Director
CSPA.

INTERNATIONAL BUSINESS CUM COMMERCIAL TOWER


INTRODUCTION TO THE PROJECT

An International Business cum Commercial Tower is a complex for a collection of offices and
commercial activities, where people work in different office modules within the same building.
Considering the building hosts multi-national business offices, the architectural essence of the
structure should be in coherence to the functionality of the building. The design of the tower
should mark it as a local landmark and blend into the Indian contemporary style of architecture.

The various types of functions in the project are:


a) Offices
b) Commercial spaces and,
c) Other relevant services and parking

Today’s offices demand versatile and innovative work spaces, with high quality work environment
to maintain the work culture and to produce quality work. Today, Architects must be aware of
Google Offices at various locations in the world where it is not just office spaces but having
quality recreational spaces as well. This approach enhances the work quality among office users.
Similarly, there are many MNCs who use and maintain a certain work culture to utilize their
resources efficiently. Naming few are Adobe Systems, Autodesk, Cisco, Google, Twitter, Flipkart,
Amazon and various idea hubs.

Like any other planning, adequate light, proper air circulation, controlled sound level, right work
surface and storage for equipment should be considered. The spaces generally exhibit large
volumes, curtain walls, colors, vibrant spaces, in some cases green areas merging with internal
spaces are few of the elements which improves quality of a space and enhances efficiency among
users. And for commercial establishments, it is the visibility to the user and the space utilization
that matters.

So, this design exercise is to create a small office space on few of the floors which provides such
spaces for varied professions like, IT, Financial companies, Logistics offices, Insurance
Companies etc. on upper floors and few commercial establishments like, outlets, food outlets,
cafeterias, restaurants on lower floors in a single building/tower.

SITE LOCATION

The site for the project is situated on the International Airport Terminal Road, Chandigarh. The
Location of the site has a high commercial value and has business and commercial growth
potential. The site is in close proximity to Chandigarh Airport. So while designing various spaces,
presence of the building, its visibility and site surroundings should be kept in mind.

SPACE REQUIREMENTS

The following are the requirements of the project:


1. 03 Typical floors of Commercial Establishments which include: shopping outlets,
restaurants, food courts, and other public spaces. The shop sizes can vary in sizes:
10M X 15M and 5M X 15M. And it will be well integrated with the core Public services.
(You have to Design only One Floor as the floor plans are typical).

2. 05-07 Typical Floors of Offices: IT office spaces, Financial Offices, Idea Hub related
Offices/Start-up offices, conference room, meeting rooms (formal and informal),
recreational spaces, reception area, breakout spaces and utilities. The office modules
can vary approximately from 150 SQM & 350 SQM. And the offices will be well
integrated with the core services. (You have to Design only One Floor as the floor
plans are typical).

3. Basement Area for 100-120 cars and surface parking of 30-40 cars with 1.25 ECS per
100 Sq.m.

4. Common Services like: toilets, lift areas, fire staircase, shafts will be considered as per
NBC norms.

5. Permissible Height 45-50M: Each floor 4.0M-4.2M

DESIGN OBJECTIVES:

1. The functions should be spread to 8-10 floors a maximum, but you have to draft
typical floor for both functions (commercial & office) as written above.
2. You have the flexibility to choose the levels of commercial and office spaces.
3. The spaces should be anthropometrically correct and well connected to each other.
4. The major design challenge is to develop a building that has its own Global identity
and is aligned with the context in which it is being built.
5. The building will be so located and oriented so that it is easily approachable and
appreciable for the visitors even from far distances.
6. The building should ensure that the proposed form is relevant to the function
and experience, it is being designed for.
7. In Every sense, a clear understanding of site surroundings, social aspects of the given
area is essential.

SUBMISSION DETAILS:

Site Plan (30 Marks)


Entry/exit points, vehicular/pedestrian circulation, landscaping, surface parking, and
building placement.

Basement Plan (30 Marks)


Placement of grid, car parking, ramps, and other services

Double-lined Floor Plans (50 Marks)


Placement of service core, vertical and horizontal circulation, well defined office
spaces, break out areas, commercial functions, entry/exit points, internal layout of
typical floor plan.

One Elevation and One Section (20 Marks)


Front elevation; section should be relevant, cutting through significant elements.

3D Views (20 Marks)


Relevant three-dimensional views of the building blocks

All floor plans should be presented along with the grid. Well-rendered and
presentable work is expected. The sheets should be composed keeping in mind
the legibility of the drawing.
