CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This contract of Lease, made and executed on the _____________ day of March, 2021 at
Quezon City, by the between:

JIRO B. DIZON and APRIL DIZON, both of legal age, Filipino, with residence postal
address at No. 199 Sauyo Road, Novaliches, Quezon City, and hereinafter referred to as the
LESSOR;

- and –

ATTY. LUCKY JOY ALVARADO DOMINGO, of legal age, Filipino, with postal
address at Purok 3,Reyes St. Brgy Cabulay, Santiogo City Isabela , and hereinafter referred to as
the LESSEE.

WITNESSETH:

WHEREAS, the LESSOR is the registered and absolute owner of a condominium unit
located at Unit 525 Tower B, MPlace Condominium, Panay Avenue, Bry. South Triangle,
Quezon City.

WHEREAS, the LESSEE desires to lease the abovementioned premises and the
LESSORS is willing to lease the same unto the LESSEE subject to the terms and conditions
hereinafter specified.

NOW THEREFORE, for and in consideration of the foregoing and mutual covenants
herein stated the LESSOR hereby convey, by way of lease, unto the LESSEE and the
LESSEE hereby accepts the above-described property under the following terms and
conditions, to wit:

1. TERM. The term of this Contract of Lease shall be for twelve (12) months commencing
from March 4, 2021 to March 4, 2022. This lease maybe renewed at the option of the
LESSEE depending on the Blocked reserved dates by o guests. However, the LESSOR must
be notified in writing of the intent to renew at least five (5) days before expiry of the contract
and notice of intent to renew is received by the LESSOR from the LESSEE, the LESSORS
may show within the said period the leased premises to his prospective tenants authorized by
the LESSOR in writing schedules pre-arranged the agreed upon with the LESSEE.

2. RENTAL. The parties agree that the monthly rental for the entire period of lease shall be
TWELVE THOUSAND PESOS (Php 12,000).

Upon execution of this Contract of Lease the LESSEE agrees to pay the LESSOR the
following:

3. RESIDENTIAL PURPOSES. The leased premises shall be used for residential purposes
only and not for other purposes without the written consent of the LESSOR.

4. IMPORVEMENTS. The LESSEE shall not make any major structural changes, alteration or
improvements in the leased premises without written consent of the LESSOR, which consent
shall not be unreasonably withheld. Any improvement that may be introduced by the
LESSEE of such permanent nature of character shall automatically the property of the
LESSOR upon termination or expiration of this contract, without any obligation to refund or
pay the cost thereof the LESSEE.

5. FIRE HAZARD AND ABNOXIUS SUBSTANCE. The LESSEE shall not keep, deposit, or
store in the premises any abnoxious substance or flammable materials or substances that
might constitute fire hazard except in such quantity as may be needed by the LESSEE for the
normal ordinary use.

6. ASSIGNMENT/SUBLEASE. The LESSEE shall not assign or sublease the premises


without written consent of the LESSORS, in whole or part to any third party. As used in this
contract “third party” shall refer to any person other than the LESSEE’s representative.

7. TAX AND INSURANCE. Real Estate Taxes and any other government assessments on the
leased premises shall be for the account of the LESSORS.

8. THIRD PARTY LIABILIY. The LESSEE during their occupancy of the leased premises
shall hold the LESSOR free from liability for any damages , loss or injury to any person or
property except if such damage , loss or injury is caused by fault or negligence of the
LESSOR, its employees ,agents, or representative. LESSEE shall not be liable for any
damage caused by force majeure, or by any act of God.

9. CONVEYANCE OF LEASED PREMISES. In the event of sale, transfer mortgage or any


other encumbrance upon the leased premises, or any existing sale, transfer mortgage or
encumbrance of the same, LESSORS shall advice the purchaser, mortgagee or encumbrance
for its renewal shall be respected.

10. RETURN OF LEASED PREMISES. Upon termination of this contract for any reason
whatsoever, the LESSEE shall peacefully vacate the leased premises and return possession
thereof to the LESSOR in as good condition as at the time of delivery thereof to the LESSEE.
Losses and repairs for the damages to the equipment, furniture and premises shall be charged
against the LESSEE.

11. BREACH OF PROVISIONS. Any violation of the terms and conditions provided for this
contract by either party shall be sufficient ground for the termination and/or rescission of this
contract.
