Project No. 02 Very High Density Residential A, DESCRIPTION OF THE PROJECT : ‘A Proposed 12-Storey Condominium (Basement & Mezzanine are optional) on a site having 2% slope. B. STATEMENT OF THE PROBLEM : ‘A Development company has decided that its 1,386 sq.m. property located in the better parts of Pasig City "Near the pasig river shall be developed to host a Residential Condominium (The Project). Only (2.0) types of Condo-Units shall be provided by the Developer and these are: 1. Studio - Type unit from 7" Floor to 12" Floor 2. One (1.0) Bedroom (BR) units from 2” Floor to 6” Floor . DESIGN OBJECTIVES : a. To design a Condominium Unit Building, marketable and attractive to higher and middle income renter/lesses; bb. To design a building that shall serve as a landmark in the Project Area. The design shall be along with modern features. D. PROJECT SITE FEATURES: ‘The 1,386 sq.m. Total Lot Area (TLA) is rectangular lot. Its located along the 14.00 m. wide street (RROW) oriented on the south side with 1.8 m. wide sidewalks on either side and 8.00 m. wide of river along north side of the lot. The lot (or Project site) has a 42.00 m. wide frontage that face the south. The lot slopes at two Percent (29%) toward the street. The surface of the sidewalk adjoining the lot shall be considered as elevation 0.0 m. The Developer, decided to elevate the Ground Floor at one meter (1.00 m) above the Natural Grade Line (NGL) and 5.00 m. Easement ‘was required by the Municipality. 1. As per PD 1096 and revised IRR, what is the Zoning Classification does the development fall? aR3 CR2 eer ona 2. What will be the Total Open Space within the Lot (TOSL) for the development? 2. 702 squm. b. 652 sq.m.
