    KNOW ALL MEN BY THESE PRESENTS:

    I, TEOFILO L. SAPANTA, of legal age, single, Filipino and residing at 786 Sisa St.,
    Sampaloc, Manila, do hereby name, appoint and constitute ______________________, and
    residing at __________________________ to be my true and lawful attorney-in-fact, for me and
    in name, place and stead, to MOORTGAGE into any private Financial Institutions, the following
    described real property registered under my name, to wit:

    A parcel of land Lot 10011-G, CSD-40-00932-D, beginning at the point marked “1” of Lot
    10011-G, CSD-04-009532 being, N. 50-10 W. 5407.91 M. from B.L.L.M. #12, Mcad 585,
    thence; N. 25-36 W. 39.35 m to point 2; N. 66-00 E. 254.72 m. to point 3; S. 26-45 E. 39.10 m.
    to point 4; S. 65-56 W. 255.50 m. to point 1; to point of beginning.

    CONTAINING TEN THOUSAND (P 10,000) Square Meters.

    All points referred to are indicated to the plan and are marked on the ground by P.S. cyl.

    Bounded on the S.W. along line 1-2 by Lot 9090, Mcad 585; on the N.E. along 2-3 By
    Lot 10011-F, CSD-040009552-D, (Glacy L. Zapanta); on the N.E. along line 3-4 by Lot 10010,
    Mcad 585; and on the SE. along line 4-1 by Lot 1001-H, CSD-40-009532-D. (Remedios
    Zapanta).

    This Lot was surveyed in accordance with law and existing rules and regulations and
    promulgated thereunder. Surveyed by, Isabelo U. Muñoz, Geodetic Engineer, on January 15,
    1991, and was approved on January 13, 1992.

    And to sign and execute for me and my name any such deed of instruments that may be
    necessary, including but not limited to the final Deed of Sale and receive payment, encash
    checks or payments from instruments, as consideration of the above stated real above.

    GIVING AND GRANTING unto my said attorney-in-fact full power and authority to do
    and perform every act requisite or necessary to carry into effect the foregoing authority as full to
    our intents and purposes as I might or could do lawfully do if personally present with full power
    of substitution and revocation and hereby ratifying and confirming all what my said attorney-in-
    fact shall do or cause to be done under and by virtue of these presents.

    IN WITNESS WHEREOF, I have hereunto set my hand this 17 th day of January, 2006 at
    Quezon City, Philippines.
