DEED OF EXTRAJUDICIAL SETTLEMENT
OF ESTATE WITH SALE
KNOW ALL MEN BY THESE PRESENTS:
This Deed of Extrajudicial Settlement of Estate with Sale is made and

entered into by and between among the following:
PURITA ABAOAG QUITALEG and WILMA ABAOAG QUITALEG, both of

legal ages, Filipino citizen and both residence of Urbiztondo, Pangasinan,
Philippines.
WITNESSETH THAT:
WHEREAS, CECILIA ABAOAG-QUITALEG, died intestate on October 26,

1970 at Urbiztondo, Pangasinan, leaving behind a parcel of land more
particularly described and bounded as follows:
“A parcel of land (Lot 622-B) situated in the Barrio of

Poblacion District I, Municipality of Pozorrubio, Province of
Pangasinan, Island of Luzon. Bounded on the North by Lot 622-C,
(Susano Abaoag); on the South by Lot 622-A (Emiliana Abaoag); on
the East by Legarda Road; and on the West by Creek xxx containing
an area of Six Hundred Seventy Four (674) square meters more or
less, not yet registered under Act 496 nor under the Spanish
Mortgage Law but can be registered under Act 3344, declared under
Tax Declaration No. 29-0002-01027 in the Land Records of
Pozorrubio.”
WHEREAS, the above named parties are the lawful heirs, they being the
lawful children of the decedent entitled to inherit the above described property
of the intestate estate.
WHEREAS, there are no known debts or obligation which maybe paid

out against the estate of the decedent.
WHEREAS, the parties agreed to publish this Extrajudicial Settlement in

a newspaper of general circulation in accordance with the Rules of Court.
WHEREAS, the parties have mutually agreed and voluntarily agreed to

partition and adjudicate among themselves in the manner setforth and by way
of;
DEED OF ABSOLUTE SALE
We, PURITA ABAOAG QUITALEG and WILMA ABAOAG QUITALEG,

both of legal ages, Filipino and both residences of Urbiztondo, Pangasinan,
Philippines, whose personal circumstances mentioned above, for and in
consideration of the sum of ONE HUNDRED THOUSAND PESOS
(P100,000.00) PHILIPPINE CURRENCY received from SPOUSES PEDRO
ABAOAG TANGUILIG and MARISSA P. TANGUILIG, of legal age, Filipino and
a residents of Poblacion District I, Pozorrubio, Pangasinan, Philippines, by
these presents hereby SELL, CEDE, TRANSFER and CONVEY by way of
ABSOLUTE SALE unto the said SPOUSES PEDRO A. TANGUILIG and
MARISSA P. TANGUILIG the above described property free from all liens and
encumbrances and charges of whatsoever kind in nature.
We hereby declare under oath that this sale has complied with the
provisions of Civil Code and Agrarian Reform Law, particularly the adjoining
owners are duly notified hereof and that said property is free from all liens and
encumbrances.
IN WITNESS WHEREOF, we have hereunto set our hands this ____ day
