    DEED OF ABSOLUTE SALE

    KNOW ALL MEN BY THESE PRESENTS:

    This DEED OF ABSOLUTE SALE is made, executed and entered into by:
    AMILENE TAN UY, of legal age, single, Filipino citizen, and a resident of
    Poblacion 2, Gerona, Tarlac, hereinafter referred to as the SELLER.
    -AND-
    PATRICK JAYSON S. INDEFENSO, of legal age, married to Keissel L.
    Indefenso, Filipino citizen, and a resident of Blk 202 Lot 5 St. Martha Deca Homes
    Loma De Gato, Marilao, Bulacan, hereinafter referred to as the BUYER.
    WITNESSETH:
           WHEREAS, the SELLER is the registered owner of a parcel of land which is
    more particularly described as follows:
    TRANSFER CERTIFICATE OF TITLE NO. 043-2022006776
    “A parcel of land (Lot No. 28-A Psd-03-254306 being a portion of Lot 28
    Psd-03-113347 AR) situated in the Barrio of Pinasling, Municipality of Gerona,
    Province of Tarlac, containing an area of TWO HUNDRED (200) SQUARE
    METERS more or less”
    WHEREAS, the BUYER has offered to buy and the SELLER has
    agreed to sell the above mentioned property for the amount of ONE HUNDRED
    THOUSAND PESOS (PHP100,000.00) Philippine Currency;
      NOW THEREFORE, for and in consideration of the sum of ONE
    HUNDRED THOUSAND PESOS (PHP100,000.00) Philippine Currency, hand
    paid by the vendee to the vendor, the SELLER DO HEREBY SELL, TRANSFER,
    and CONVEY by way of Absolute Sale unto the said BUYER, their heirs and
    assigns the above mentioned parcel of land free from all liens and encumbrances of
    whatever nature including real estate taxes as of the date of this sale.
    IN WITNESS WHEREOF, we have hereunto set our hands this
