Various crops, such as Coffee, Avacado, Pepper etc are cultivated along with
Agarwood which contributes a major part of income in all our projects.
Company assures good management of the property by signing a renewable
agreement for a period of 10 to 20 years depending on the cropping system of
the project.
Living in the lap of nature is a luxury very few can afford. A site of 3,000 Sq ft is
earmarked within the plot as an option to construct vacation home and also rent
it out when owners not using it.
This is not all. In the middle of the some of the picturesque projects, a holiday
facility called "Club Eco-trails" has built and membership is offered for the usage
of club.
Owning a property in the project is great passive income, and owners can also

About Project:
The project, EcoWealth - Parisara, is located in the lush green lap of Western Ghats, surrounded by
coffee estates and 4000 acres of reserve forest. While it borders Coorg, it falls under the jurisdiction
of Sakaleshpur. It is approximately 25 km from the National Highway and just 2 km from
Sakaleshpur - Madakeri State Highway. Though it is far from the hustle and bustle of the big city, in
an area that enjoys cool climate, it is only about 230 km from Bangalore, just a 4-hour drive on the
toll roads of Bangalore-Mangalore National Highway.
Coffee cultivation in the project place began its long journey as Frederic Green started growing
Coffee in 1843. It is recognised as third oldest Coffee estate established by britishers in India. The
project is spread over an area of about 80 acres, of which 70 acres have been earmarked for
plotted development, while 10 acres for lake and common use. The company has developed an
innovative inter-cropping system where in Coffee, Agarwood, Pepper, Arecanuts are cultivated
simultaneously in the same area along with timber trees.
A total of 40 plots measuring one acre each are being marked out, out of which 3,000 sq m is set
aside for a vacation home. Till now, 15 plots of 2 acres each have been developed, and in 5 plots of
2 acres each, an area of 4,000 sq ft has been carved out for a vacation home. For ten plots of 2 acre,
vacation home sites measuring 5,000 sq ft have been developed in the vicinity of the club. Each unit
carries a separate survey number, based on which the registration of land will be held by the
individual owners.
The entire area is surveyed and individual plots are demarcated as per the government survey
sketch. All the plots face the common farm road in the front while the other three sides are the
walking paths. The whole area is solar fenced and the walking paths will be laid all along the fence.
The project also has storehouse facilities and houses for the workers to enable farm activities. The
project already has a Home stay, which is now upgraded as Club Eco Trails to provide holiday
facilities for owners.

Coffee
Indian coffee began it's long, arduous journey around 400
years ago when the legendary saint Bababudan brought
seven magical beans from distant Yemen and planted them
in the Chandragiri Hills of Chikmagalore. It was during 18th
century commercial plantation was started by british. Coffee
production in India is dominated in the hill tracts of South
Indian states, with Karnataka accounting for 71%.
Chickmanglore, Kodagu and Hassan district are Coffee growing districts of Karnataka,
where it is cultivated in over 6 lakh acres by 1.7 lakh growers. Indian coffee is said to be the
nest coffee as it's grown in the shade rather than direct sunlight that nowhere in the world.
The two main varieties of coffee are Arabica and Robusta. Arabica shade loving, needs
much care, but produces high grade coffee.
The Coffee plants of various ages are already cultivated in the estate. In the 45 acres, 20 to
50 years of Robusta Coffee plants are already grown up. 2 to 5 year old Arabica and Robusta
are intercropped in about 25 acres. Number of Coffee plants are planted approximately
500 per acre. Company is following traditional cultivation practise for Coffee. A unique
intercropping of Agarwood, Areca nuts and Timber trees will provide fair shade for Coffee
plants. Coffee can grow as rain fed crop, but company is installing sprinkler irrigation system
which can enhance production. Coffee is yielding in most of the plots, however young
plants will take another 2 years to reach standard production.
Coffee blossoms in summer and harvesting is carried out in the winter, fruits have to be
picked as and when they become ripe. The under and over ripe fruits can be converted into
cherry coffee. While Parchment coffee can be prepared by pulping moderately ripe fruits,
cleanly washed in water and dried over sun. The beans are further proceed and segregated
into 6 different grades at processing centre. The next procedure is to roast, the beans of
different varieties and sizes are then blended to derive the best avour. Then the roasted
coffee is ground to appropriate sizes as per individual choice of roasters. Coffee is the
second-most valuable exported commodity in the world, second only to crude petroleum
oil and always will have demand in the global market.
Agarwood
Agarwood is a rich and resinous heartwood produced from Agar trees,
also known as 'Wood of Gods'. The history of Agarwood dates back to
over 2,000 years, as it is an integral part of the cultural and religious
landscape of Hindus, Christians, Muslims, Buddhists, Taoists etc., and
traded globally for centuries. Agarwood is cultivated in India, Thailand,
Malaysia, Indonesia, Taiwan, Australia, China and other country's of
south east asia. Chips, powder and oil are commercial products. Over
500 reputed perfumery brands the world over are extensively using
agar oil for fragrances. In the Middle East, Oud (Agarwood) is
considered a luxury but necessary fragrance and is used as a mark of
respect. Lower grades are used in the manufacturing of incense sticks.
It is widely used in the medicinal practices in China, Japan and other
countries in the region.
Agarwood oil and Chips are famous in the international market as Oud
oil and Chips. Agarwood is highly priced and today, it is a world's most
expensive agro product. Annually, around 80 countries import
agarwood worth of several billions US$. The value of Agarwood
exported from Singapore alone has been estimated to exceed $1.2
billion per annum as per the Food and Agricultural Organization of the
United Nations. Indian Agarbathi industries is one of the key industry in
the domestic market. Today, out of more than a thousand new scents
released annually, one in eight contains Oud. Agarwood is used for
multiple purposes; for fragrances, incense, medicines, food ingredients
and aromatherapy, as well as in cultural religious ceremonies. It's
historical product and will have consistent demand over the years.
Pepper:
Pepper is native to the Western Ghats of South India, extensively
cultivated in various tropical countries. Black pepper is the world's most
traded spice. India is the second largest producer of pepper in the
world, with 50,000 metric tons per year. It is an evergreen perennial
plant that grows in hot humid areas with good rainfall. It attaches itself to
trees or trellises by means of aerial roots. Black pepper is extensively
cultivated in Karnataka and Kerala, mostly as an intercrop on the shade
trees in coffee and cardamom estates. The main problem with the
cultivation of pepper is root rot, caused by Phytophthora. Pepper
generally starts yielding from its 4th year onwards. It owers in May or
June, and fruits are ready to be harvested from November to February,
depending upon the elevation of the estate.
About 100 Pepper vines are maintained per acre. About 40 to 50 vines
are planted on Silver Oak. And 15 to 25 Pepper vines will be planted on
existing timber trees. If in case supporting trees are less than 100, then
Dadap is planted as temporary supporting tree. Pepper generally starts
yielding from its 5th year onwards. Yield will stabilise mostly in the 7-8
years. Harvesting will be carried out when berries mature and turn into
yellowish red colour. Berries generally mature in the month of February.
On an average yield of 2 to 5 kg for an Pepper plant is expected once a year.
Berries must be picked when they are ripe or red, then soaked in boiling water and dried in the sun
for about three days to make black pepper. To get white pepper, the berries are fermented to remove
the esh by means of bacterial fermentation, followed by drying in the sun for 12 hours. The
conversion ratio from freshly harvested green to black pepper is about 33 kg, while that of white
pepper is 25 kg. Pepper has numerous uses in the culinary industry where three different categories
of pepper are used - black pepper, white pepper and green pepper, all produced from the same
green pepper. Its pungent smell, peppery/hot taste and health-friendly properties make pepper a
favourite spice all over the world. India itself is a large consumer. It is one of the most common spices
added to European cuisine.
Areca nuts
Areca palm produces a chewing nut popularly known as Supari. It's use
in India is noted from the pre- Vedic period as taamboolain ancient
Indian civilisation. Major states growing Areca nuts are Karnataka,
Kerala, Tamilnadu, Assam, Megalaya and West Bengal. Areca nut is
extensively used as a masticator in south and Southeast Asian counties,
chewed with or without betel leaves. Areca nuts are key ingredients in
manufacturing of Gutuka which is consumed in large scale in India.
India is the largest producer and consumer of Areca nuts in the world.
During 2013–14 Areca nut production was 729,810 tonnes from an
area of 1,100,000 acres. Karnataka, alone produced 4,57,560 tonnes
from an area of 538,700 acres. Areca thrives in areas with temperature
range of 14–36 °C. Irrigation facilities are mandatory for the cultivation.
To achieve good yield from the Areca nut farming, one should follow a
large application of organic manures along with chemical fertilisers. The
gestation period for the Areca nut tree to yield fruits varies from four to
eight years. Life span of the tree is up to 60 years.
The tree bears small creamy white owers and the fruit grows to a
ripening stage in about 8 months. On an average 300 to 500 nuts per
tree is expected from a tree per year. Bunches of fruits plucked and
processed manually. Generally nuts are harvested when they are semi
matured. And number of harvests may vary from 2 to 3 times
depending on climatic conditions. The process includes opening of the
fruit shell and boiling and drying in the sunshine for a week. After
processing, Areca nuts can be stored even for 3 to 4 years and sold for
the best market price.
Timber trees
At EcoWealth- Parisra about 100 trees will be maintained in an acre. Currently about 50 to 60 timber
trees are in an acre, out of which around half the trees are Silver Oak and remaining are jungle trees.
15 to 20 valuable timber trees of Nandhi, Mathi, Jack fruit etc are grown up in the estate. All these tree
will make good support for growing Pepper and add value for asset too. Around 25 young Silver Oak
trees of 2 to 4 years, are planted in each acre. Further about 20 Mahogany, 10 Rosewood trees and
10 Teakwood trees are alternatively planted along with the boundary or where ever space is available.
Grevillea Robusta, commonly known as silver oak, is a native of eastern coastal Australia is accounting
about half the number of trees in the estate. It is a fast-growing evergreen tree, between 15 and 25 m
tall, reaching diameter in excess of 2 ft. It grows best in the western ghats rainforest environments
receiving an average rainfall of more than 1,000 mm per year. In the coffee and Tea estates of India,
silver oak is the most popular shade tree. It grows straight up to 20 metres with sparse branches and
nger leaves, allowing 75% sunlight to inter-crops. Silver oak roots are comparatively non-
competitive to Coffee or Pepper, which grow deep inside up to 3 metres.
With the rise in the demand for wood, timber is a good choice for income. Timber trees can either be
used for contraction of own house or furniture's or sold for market price. Silver oak can be harvested
in 15 to 17 years to get commercial wood. As a soft wood, it is largely used as packing material.
Currently in India, it is extensively used in the manufacture of plywood. Mahogany is one of best
commercially growing timber tree ready for harvesting in 20 years of planting. Rosewood &
Teakwood trees will grow very slow and ready to harvest only after 25 years.

Step 4: Planting
Existing Coffee plants are allowed to grow with required corrections.
Agarwood seedlings are planted in the right spacing so that each
species will have sufcient sunlight with minimum root competition.
Pepper is planted on all the trees in the plantation. Mahogany, Rose
wood and Teak wood trees are planted in the available empty places.
Step 5 : Irrigation
The project include four lakes which makes sufcient source of water for all the
plants. Sprinkler irrigation system is followed for the entire project. It is the best
system, for growth of plants and to increase yield as well.
Management services:
When we offer a property, we do not look at it as a
one-time sale: we assure to take care of the
property for certain period. An agreement will be
signed between the company and the owner,
specifying responsibilities of agriculture
management, in order to run the system
transparently and smoothly. The duration of
agreement is for a period of 15 years and renewed
for ve year terms later on. With transparent corporate administration, our well-qualied agro-tech
professionals will take care of all the work in the plantation and literally grow wealth for owners.
Plantation works:
Package of agriculture practises for all the crops are followed on timely manner. The farm maintenance works
includes control of weeds, drip irrigation, fertilizer and micro–nutrients application, lime application, replanting
of damaged saplings, shade regulation, pruning, control of fungal and insect diseases etc. Company will provide
reports of works undertaken and growth of plants on quarterly basis.
Management fees:
Expenses of day to day management costs are invoiced on three monthly basis. Company is providing
agricultural management service on the basis of share of produces. The ratio of share is calculated as 70% to
owner and 30% company. Through good management practice company will increase the yield to 30%
more production in compare to normal farms and at the same time it will bring down the cost of maintenance.
Income tax is not applicable for agriculture income for owners, but it is applicable for the company. EcoWealth
is also taking care of all management risks, no hassles for owners, therefore even though company is taking
30% prot, the owners are real gainers.
Accounts settlement:
Day to day agriculture management expenses will be calculated based on the maintenance expenses of the
plot. General management expenses of entire estate is accounted and it will be divided into individual units.
Income of each unit is calculated once the Coffee is sold out tentatively in the month of March. Income from
the Pepper is accounted when the material is sold. Income of Areca nut will be settled in the month of January.
In case of Agarwood the expenses of inoculation and harvesting are accounted into individual units. Once
Agarwood is harvested, it is processed and exported and account is settled as per sale value of each products,
Chips, Powder or Oil.
Income:
EcoWealth is following a unique inter-cropping system wherein four compatible crops are planted
with the right development and management practise in order to ensure a stable income, and
whenever the price of one crop is at the lower end, the others will support.
Coffee:
Coffee is traded in terms bags, and standard bag size is 50
Kg. One acre Robusta Coffee plot yields about 10 to 15
bags of Parchment and 5 to 10 bags of Cherry Coffee.
Current market price for Robusta parchment is around Rs
6000 per bag and that of Cherry is Rs 3500 per bag. On
average 10 to 15 bags of Parchment Coffee and 2 to 4 bags
of Cherry Coffee is expected from the Arabica Coffee
plants per acre. The Current market price of Parchment
Coffee is somewhere around Rs 11,000 per bag and that is
of Cherry is Rs 5000 per bag. Thus an average income of Rs 1,00,000 is expected from an acre of
Coffee estate. Day to day Farm gate buying price of Arabica Coffee is regulated based on New York
market and Robusta Coffee is traded based on Landon market. Demand for Coffee is increasing
consistently, whereas crop extension is not possible as Coffee cultivation is limited in certain patches of
world only in the specic climatic zones, and this is making every chance of price increase in coming
years.
Agarwood:
Agarwood is a well-known for generating good income in
less timeline in compare to any other tree crops. A tree
will typically yield, 1/2 kg of Chips and 10 to 15 Kgs of
extraction grade wood. Current market price of cultivated
Oud Chips ranges from Rs 10,000 to 35,000 per kg. Oud
oil is measured in tola, equal to 11.65 grams. About 1 to
1.5 tola of Oud oil can be distilled from extraction grade. A
tola of Oud oil values Rs
3000 to 8000 depending
grades and qualities
parameters. Thus a
harvested tree conservatively fetch an income of Rs 10,000 per tree.
Inoculation and harvesting is a constant process in the plantation.
Assuming that out of 300 trees planted in an acre, 50 trees harvested on
yearly basis, about Rs 5,00,000 income is expected per year. New shots
regeneration at the base of harvested agar trees, grow very fast, and
ready for next round of inoculation in 5 to 6 years, and the cycle begins
anew. Two harvests are expected from a tree, thus make income out of
Agar trees for the 25 years.
Pepper:
Pepper is one of the most revenue generating and promising Spice crop.
Pepper vines are planted on each and every Silver Oak and timber trees
in the project. Pepper vines generally starts yielding from 4th year
onwards. On an average yield of 7 to 15 Kg green Pepper berries are
expected from a matured vine. After drying green berries 2 to 5 Kg of
black Pepper will be produced. About 100 to 125 Pepper vines are
grown on silver Oak or timber trees in each acre. An average of 100 to
200 Kg of dried Pepper is likely to be produced. Prices uctuate though,
current farm gate price ranges between Rs 350 to 450 per Kg. Annual
income of Rs 30,000 to 60,000 expected from one acre. Commercial
income from a vines is expected for 15 to 20 years. Because of its health benets and cooking uses
Pepper will have good demand always in the market.
Areca nuts:
Arecanut is one of the most stable horticulture crop.
Since few years the price of Areca nut is consistent due
to increasing demand. In the few plots of the project
about 100 to 300 trees are planted. And few plots they
are already yielding. Current prices of dryer Areca nut is
ranges from Rs 30,000 to 60,000 per quintal (100 kg).
An average yield of 1 to 2 kg of dried nuts is expected
from a tree per year. Going by this production an
income of Rs 40,000 to 75,000 is expected from one
acre plot from the Areca nut deepening on number and
age of the trees.
Timber trees:
Most of the Silver Oak trees in the project are already grown up over the
age of 5 - 6 years and available for harvest in next 10 years. Currently
Silver oaks are sold for Rs.7,000/- to 10,000/- per tree. Thus owners of
an acre can expect 5 to 10 Lakhs in the timeline next 10 years from Silver
Oak trees. Mahogany trees can be harvested in the time line of 20 years
and current market value is around Rs 25,000. Rose wood & Teak wood
tress will take long time for maturity, and ongoing value is over 50,000
per tree. 15 to 20 standing trees are there in the each plot, may be
valued for 10-30 thousand depending species and always available for
harvest. Value of all the trees will denitely going to increase in coming
years.
Benets:
Land value: Land is a tangible asset; value of it always keeps appreciating.
The value of the property will also increase as per ageing of commercial
crops Coffee, Agarwood and Timber trees. The current project site is
well located in eco tourism zone and resale is always protable. Based on
price increase in the past we can denitely say the value will going to
increase in future as well.
Income tax: Under the current taxation law, income from agriculture is
non-taxable. Therefore, prot from your estate is net income, and you
need not pay any tax. This good mode saving in compare to other
incomes wherein one need to pay 25% tax.
Savings plan: Owning an estate and growing trees is great way of saving
which is always valuable. It is a real and live property, which you can
bequeath to your children or beloved ones.
