8. MAINTENANCE INSTRUCTIONS FOR THE MAINTENANCE ORGANIZATION
KLEEMANN follows a policy of continuous development of its products and retains the right to change and
improve the products, which are described in the current document without any notice.
The current document refers to earthquake resistant traction lifts which operate under normal weather
conditions and are used for the purposes that were designed for.
The following instructions have the purpose of familiarizing the above with:
The safe and economical use of the lift under normal conditions
The procedure of passenger lift rescue operations
The maintenance of the lift
These instructions are delivered with every new installation as required by the directive 2014/33/EU (chapter I,
§ 6.2) and must be taken under consideration in order to prevent accidents and ensure the reliability of the lift.
Overloading the lift could cause accidents and damage to property. The maximum rated load of the lift
is inscribed on special brandings and they must always be observed.
If the lift is used for the transport of goods the following rules must be considered:
The combined load of the person and goods should not exceed the maximum rated load.
The load must be evenly distributed over car floor and positioned in such a way as to prevent it from
falling or moving during the operation of the lift.
If the lift is used for any other reason apart from the one that it is was designed and installed for, the
installer and manufacturer do not have any responsibility for any potential damages or injuries that may
occur.
2. Symbols
DANGER: This symbol draws attention to a high risk of injury to persons. It must always be obeyed.
Warning: This symbol draws attention to information, which, if not observed can lead to injury to
persons or extensive damage to property. The warnings must always be observed.
Caution: This symbol draws attention to information containing important instructions for use. Failure
to observe the instructions can lead to damage and faults.
Important note.
COMPETENT MAINTENANCE PERSON: Designated person, suitably trained (see EN ISO 9000 series),
qualified by knowledge and practical experience, provided with necessary instructions and supported within
their maintenance organization to enable the required operations to be safely carried out. Will be referred as a
maintenance person.
MANUFACTURER: Natural or legal person who takes responsibility for the design, manufacture and placing
on the market either of safety components for lifts or of machinery (lifts).
INSTALLER: Natural or legal person who takes responsibility for the design, manufacture, installation and
placing on the market of lifts.
INSTALLATION: Completely installed passenger lift or goods passenger lift or accessible goods only lift. Will
be referred as lift and will include the entrances to them.
OWNER OF THE INSTALLATION: Natural or legal person who has the power of disposal of the installation,
and takes the responsibility for its operation and its intended use.
TRAINED PERSON: Persons authorized by the owner of the installation, who have been trained by the
maintenance company to perform specific tasks allotted to them.
RESCUE OPERATION: Operation starting after receiving notification of a person(s) trapped in a lift and
finishing by releasing the trapped person(s).
SAFETY COMPONENTS: Components, which are defined as safety components in the EU, elevator directive
2014/33/EU.
The owner must ensure that the regular and programmed maintenance of the lift by the maintenance
organization. The first maintenance must take place when the lift is commissioned for the first time.
The owner should inform the maintenance organization if the installation is going to be out of service for a
prolonged period of time. Before the installation is put back into service the owner should inform the
maintenance organization in order to perform the required checks and maintenance.
It is important for the owner of the installation to have the same maintenance organization in the case
of several installations having common well/spaces and/or machine room.
The owner should also ensure the current document and the installation instructions of all the parts are
located at the installation site and available for the maintenance organization.
4.5 Changes-modifications
The owner should inform the maintenance organization immediately, in case of malfunction or changes to the
environment affecting the lift. The owner should also inform the maintenance organization for any modifications
relating to the installation, use or the environment of the installation. The owner should also inform the
maintenance organization before any work that is going to take place or checks on the installation, by any
persons except from the authorized maintenance organization.
Stopping accuracy
Does the car stop with accuracy at the floor?
Lift signs
Are name and telephone number of the maintenance organization always available to the user of the
installation, permanently affixed and clearly visible?
Controller
The lift is controlled electronically by the controller. The controller and the traction machine (1) are in the
machine room. The machine room is accessible only by trained and competent for maintenance persons.
Safety
The uncontrolled descend or ascent of the lift is prevented by an overspeed governor (12) which
activates the safety gear when the car speed is more than the permissible. The safety gear is adapted
to the car frame and when it is activated, it stops the car frame.
The landing doors are equipped with a lock, which prevents them from opening if the car is not behind
them.
There are also other mechanical and electrical safety devices according to ΕΝ 81-1 standards.
During closing the automatic doors will reopen if an obstacle is detected. The detection is achieved
through the use of photocells or a photo curtain. However detection of small obstacles like walking sticks and
dog leashes might not be detected. For this reason the door area should be cleared as soon as possible.
Also attention should be given to the gap between the car and the landing. Do not dispose garbage in the gap.
It is forbidden to use the lift in dangerous situations like fire, floods, earthquakes, etc. Only trained
persons or person capable for maintenance should use the emergency key (for door release) and the
key to the controller.
7. MAINTENANCE INFORMATION
7.1 Preventive measures
Only specialized technicians or properly trained persons should access the pit area.
No other equipment apart from the lift equipment should be located inside the pit area. Smoke detectors are
the only exception, which must be connected to the controller of the lift. If smoke is detected, the car should
move to the lowest floor and remain with the doors open. No calls should be accepted.
Access ways to the pit area (for maintenance) and to the controller should always be locked. The access
should remain safe at all times. If there is a potential hazard issue, the installation must be taken out of service.
The lighting and the temperature of the well should be at reasonable levels.
7.2 Cleaning
Cleaning of the inside glass well and pit area
Small objects and dust can fall in the pit area at many occasions from the gap between car and landing. Glass
wells require cleaning from the inside.
The cleaning of the pit area and of the glass parts of the well should only be done by the maintenance
organization.
Car
In order to clean the inside of the car, use a damp soft cotton cloth. Do not use a rubbing wire.
Glass surfaces
Use commercially available glass cleaning liquid.
Only competent persons are allowed to correct faults. As an exception, trained persons may also carry out
correction of simple faults. Simple faults are considered those, which are mentioned in the § 4.8 (periodic
checks by the owner).
7.4 Repairs
Repairs are defined as the procedure, which includes the replace or the repair of components that either are
defective or they have worn out.
Repairs should only be performed by the maintenance organization and all the safety measures, mentioned in
the maintenance information, should be followed.
It is advisable that all the components that are going to be replaced and especially the safety components
should be supplied by KLEEMANN. The components that are not supplied by KLEEMANN are not designed
and tested for its products.
The maintenance organization should take the installation out of service if it is established that the safety
components do not function properly or if it cannot guaranty the safe use of the lift for any other reason.
Parts, components and subsystems, which are replaced during a repair and / or modernization, must be
disposed accordingly to the agreement between the owner of the lift and the company having executed the
repair/modernization.
dangerous situation is detected during maintenance, which cannot be eliminated immediately, and to inform the
owner of the installation of the need to keep it out of service until repaired.
The maintenance organization must organize rescue operations, even with subcontractor(s), and to make
provision for circumstances such as fire, panic, etc.
Below follows a typical catalogue of checks for a traction lift. The frequency of the checks and maintenance
depends on the above factors, that’s why there are no indications for the time period a check should take
place.
SINGLE AUTOMATIC PUSHBUTTON: When the car is moving or the car door is open, landing calls are not
registered. On the landing operation panel the sign “occupied” is displayed. No calls are registered. It is used
for freight lifts, car lifts etc.
DOWN COLLECTIVE: The controller register calls from the landings and calls from the car. As the car travels
down it serves the calls in their natural sequence. Exception is the top landing, which if a call is registered it will
be served. Generally the car will not change its direction. It is used in residential buildings.
FULL SELECTIVE COLLECTIVE: The controller registers all calls and serves them in order, either assent or
descent. The landing operating panels have two buttons. (see relevant picture 9.2). Generally the car will not
change its direction. It is used in buildings where persons travel between floors (Public services, hospitals etc.).
Next direction arrows (for FULL SELECTIVE COLLECTIVE): They indicate the direction of the car’s next
movement.
Door open button: It is used to hold the door open or to reopen a closing door.
Duplex, triplex operations etc. Two or more lifts are controlled by an array of controllers in order to optimize the
operation of the lifts.
Overload control: If the overload sensor is activated, the doors remain open and the car is not allowed to move.
An acoustic signal draws passenger attention. If the load is reduced to the allowed value, the lift operates
again.
Full load control: When the car is full, the lift will only serve car calls and landings calls will be ignored until the
load is reduced.
Parking mode: The car will be sent to the landing that it was programmed to, after a pre-adjusted time period.
Fireman’s control: Depending on the legislation of each country. For the European Union the ΕΝ 81-72
standards apply
The following instructions provide important information to the installer, owner and maintenance organization
for the installation, maintenance and safe operation of the safety components. The instructions do not take into
account National Regulations or other requirements.
The frequency of the maintenance mentioned, is for the minimum requirements. The frequency of the
maintenance for each case is derived by taking into account the parameters in chapter 8.6.
For the installation and maintenance of the safety components all the rules mentioned in the current document
are applicable (Chapter 8).
Maintenance
Before every maintenance operation, ensure the safety of the work by checking the electric and
mechanical parts of the lift.
Certification
All of the safety components must be checked at the commissioning of the installation according to ΕΝ 81-1
standards.
Emergency Unlocking: Each of the landing doors is capable of being unlocked from the outside with the aid
of a triangle key. Keys of this type shall be given only to a responsible person in order to avoid accidents, which
could result from an unlocking which was not followed by effective relocking.

Installation and testing of the safety gear should only be done after verifying that the safety gear is the
appropriate one for the installation. If there are any deviations, replace with the correct safety gear.
Progressive safety gears are delivered pre-adjusted. If there are any extra adjustments need to be done,
contact the manufacturer.
10.4.1 Maintenance
In case of a defective product, contact the manufacturer, stating the serial number of the safety gear.
A periodic check for the correct operation of the safety gear should be performed according to (ΕΝ 81-1
chapter Ε).
Checks

The distance to the guides (according to the installation instructions)
The operation of the safety gear switch
Cleaning
Clean the surfaces of the safety gear when required.
The safety gear does not require lubrication. Use only certified lubricants for the guide rails.
Further instructions are given in the manual of the safety gear and / or of the car frame, which must be kept
with the current document.
10.5 Buffers
During certification and maintenance the availability and the good working order of the buffers should be
checked.
The following checks should be performed for the overspeed governor during maintenance:
Check the correct and safe operation of the overspeed governor.
Check if the wire ropes of the tension pulley remain under tension as well as the correct operation of
the wire ropes loosening switch.
Check the length of the wire ropes of the overspeed governor. If they exceed the correct length, adjust
them properly, to avoid tripping the safety switch of the tension pulley.
Check for wear in the wire ropes of the overspeed governor. Replace broken or cracked wire ropes.
Check in regular intervals if the mechanical parts of the overspeed governor are working properly and if
at the same time the contact at the upper part of the overspeed governor and tension pulley are
tripped.
Check the wire ropes terminations and the grooves of the tension pulley. Clean the grooves from any
dirt in order to ensure the correct operation of the system.

Case 2: Power supply has cut off. Only the lift service company involved. Trained persons of lift
company will carry out the rescue operation.
Locate in the machine the flywheel (mark B on Figure 2) and the lever which releases the motor brake
(mark A on Figure 2).

Leave the machine room locking the door behind you and go to the floor indicated by the rope marking
or landing position indicator. Using the door release key open the landing doors by pulling them
sideways and release the passengers. The use of the release key should be in accordance with
EMERGENCY DOOR RELEASE INSTRUCTIONS (see 11.2).
Close all landing doors and check that they are locked shut. DO NOT SWITCH THE LIFT BACK ON.
Call out the lift service company to rectify the fault.
If the lift cannot be moved at all, STOP OPERATIONS and call out the lift service
company.
When the car is evacuated, ensure that the doors are closed and locked. Call out the lift service company to
rectify the fault.
Use of the triangular key: All of the landing doors can be
unlocked from the external side with the aid of the triangular
key.
Before you unlock the doors make sure that the car is at
the floor level. A warning label must be attached to the
triangular key to inform the operator for the potential hazard
if a door release is not followed by an effective relocking.
