INTRODUCTION

Acknowledge as Sorsogon’s one of the tourist destinations,


Calintaan Island offers a lot; From its pink sand beaches, clear
water from the sparkling sea up to the marine sanctuaries where
you can see a lot of unique species of fishes and shells. Near
the islands also are the breath-taking sea caves and rock
formations. Calintaan Island also offers recreational events or
activities where you can have fun with your friends, loved ones
and workmates. Calintaan Island is a place where you can unwind
and relax.
Calintaan Island is located at Matnog Sorsogon. Matnog, the
southernmost municipality of Luzon Island, was once described as
a place where "you get a boat to go somewhere else." While it's
true that this town is the jump-off point for ferries headed to
Northern Samar and the rest of the Eastern Visayas, people are
finding out that there is so much more to Matnog than just the
gateway port it has always been.
With the high popularity of travelling in the whole
country, improvement of accommodation is much important. This
research will broaden your knowledge when it comes to
constructing a beach resort. It is indeed Calintaan Island is a
God’s creation where you can visit to find relaxation that needs
a lot of island improvement.

1.1 Background of the Study

This research paper is a stepping stone towards building


the Beach Resort Complex. This research paper will serve as the
framework of the design of the said project.
Beach Resorts are one of the most visited destinations to
unwind, enjoy and relax. Local to international tourists has the
same goals when going to beach resorts. Since beach resorts has
been a great factor why our tourism has been boosting from the
past years, it is always important to consider the plans and
designs on how to build a memorable and world class resorts.
One of the well-known island that is known for its
exquisite beauty and natural diversity is the Calintaan Island.
It is located in Matnog, the southernmost municipality of Luzon
Island, was once described as a place where "you get a boat to
go somewhere else." While it's true that this town is the jump-
off point for ferries headed to Northern Samar and the rest of
the Eastern Visayas, people are finding out that there is so
much more to Matnog than just the gateway port it has always
been. Case in point: the pink sand islands of Tikling and
Calintaan and the Juag Lagoon marine sanctuary.
This research paper will discuss on how the design had come
up. From the case studies and related studies up to its design
concepts, it will explain the details and design matters.
1.2 Statement of the Problem

Tourism is one of the country’s top foreign exchange


earners. The Department of Tourism stated that tourism industry
has contributed an annual average income of more than ten
percent (10%) of the Gross National Income.
With the abundance of natural attraction found within the
archipelago and with the ever increasing foreign investors
embark on a project that will bolster tourism in our country.

D. GOALS AND OBJECTIVES

1.1 PROJECT OBJECTIVES :

a. To promote the appreciation of Philippine natural scenic


spots.

b. To develop economic and financial opportunities.

c. To enhance our cultural values.

1.3 DESIGN OBJECTIVES

a. To develop a design that can coordinate with existing


natural setting without disturbing valuable resources.

b. To develop a design with efficient operational


facilities that will set the phase for the tourism
industry.

c. To develop a design that will showcase Sorsoganon


ingenuity and regional character.

E. SCOPE AND LIMITATIONS

The scope of the project shall include the following facilities


a. Resort hotel facilities
b. Sports and Health facilities
c. Outdoor Recreational facilities
d. Cottages
e. Support facilities ( to be shown on site development)

F. SIGNIFICANCE OF THE RESEARCH
It is established fact that beach resort facilities are
most frequent attraction to local and foreign tourism. In line
with his factor, a beach resort hotel complex is envisioned for
development and construction in Subic island of Matnog, in the
province of Sorsogon. With this research at its operational
level, the following assets shall evolve:

a. The natural attractions will be appreciated, enrich and


enjoyed.

b. Generation of financial opportunities.

c. To enhance our cultural value.

G. RESEARCH METHODOLOGY
The study uses descriptive research which aims to describe
the data and its characteristics. This type of research method
includes the process of analyzing the flow and concept of the
study and finding the solution to the problems.
The process begins by considering the location of the
project and what should be considered and to be followed as it
will accommodate a lot of tourists around the Philippines or it
can be around the world. This was then being followed with the
collection of data with relevance to the study before coming up
with analysis to develop the objectives of the proposed study.
Each process requires references from obtainable sources related
to the subject matter of scheme. Thus, careful review of the
data gathered will be conducted in order to give accurate
information. The outcome will provide solutions and
rationalizations to the design concepts of the proposal.
RELATED LITERATURE
1.1 BEACH RESORTS
Medlik and Ingram defined hotels as a business that caters to
services such as accommodation, food and drinks for guests or
temporary residents who wish to stay at the hotel. Since hotels are in
the service sector, they should emphasize on improving the service
quality to stay relevant and competitive in the business industry . It
is claimed that customer’s loyalty and satisfaction is enable to be
retained and increased by firms concentrating on delivering best
service that they are able to give to the customers. Smith stated that
with rapid increase of tourism in Southeast Asia, incoming individual
hotel and beach resort projects were given careful attention in their
planning and design stages. Integrated resorts were given attention as
early as in the 1970s. Investigations on beach resorts were mainly on
North American and British soil and only minor studies were carried
out focusing on Mediterranean and Middle East regions whereby the
latter had prospered even better than the British resorts. The
coastline has been an attraction for tourists and it is vital for a
country to manage its beaches in a sustainable way. Attractive sandy
beaches plus other natural elements associated with the coastline
resulting in worldwide development of beach resorts. Beach resort is
defined as individual or more than one tourist lodgings that are
location wise beach-fronted irrespective of the accommodation’s
quality. According to Mahathir , development of beach resorts may lead
to a country generating a larger foreign exchange earnings and this
can be possible through the tourism industry’s growth. This can also
be led by the desire to improve the conditions or well-beings of its
citizens through increase employment opportunities and better income
generation. According to Pine and Philips , it is important to have
high quality management for a developing hotel sector, in order to
offer best quality services that would lead to customer satisfaction.
Thus, proper strategies and management of the performance must be
maintained by these resorts.

1.2 LOCATION QUALITY


Several studies (for instance, Begin, 2000; Dokmeci & Balta, 1999;
Urtasun & Gutierrez, 2006) have emphasised the importance of location
in the hotel site selection decision of tourists. The specific
products the hotel offers and its location equally affect the holiday
enjoyment of tourists (Rigall-I-Torrent et al., 2011). An attractive
hotel location (usually due to its rich biological and/or cultural
values) will increase the popularity of the hotel (Hillery Pertanika
J. Soc. Sci. & Hum. 23 (4): 1015 – 1030 (2015) Nor’Aini Yusof,
Suraiyati Rahman and Mohammad Iranmanesh 1018 et al., 2001).
Similarly, a convenient location and the overall quality of service
determine the enjoyment level of guests (Rivers et al., 1991).
Compared with other businesses, the hotel sector relies heavily on
location, thus placing it in a unique situation (Nozar, 2001).

Huybers and Bennet (2000) indicated that potential overseas


holidaymakers are willing to pay a premium price to visit destinations
with a high level of environmental quality. Therefore, the present
study posits the following hypothesis:

H2: Resort’s location quality has a positive influence on guest’s loyalty.

1.3 RESORT ENVIRONMENTAL PRACTICE


Implementing environmental practices allows for product
differentiation in the hotel sector. For example, a hotel that
improves its pollution levels will most likely increase demand from
environmentally sensitive tourists (Chan & Wong, 2006). Resort
managers have had to adapt to the tastes and preferences of ever-
demanding tourists who expect hotels to demonstrate a greater respect
for the environment while delivering a sound product. The World
Tourism Organization (1998) states that guests’ perceptions about the
level of the standard of service provided by hotels are affected by
several factors including the state of environmental conservation.
Thus, hotels that apply effective environmental management will
improve guests’ opinions about the environmental quality of the hotel
and the vacation industry product as a whole (Chan & Wong, 2006; Kirk,
1998); such an approach is more effective than merely providing a
pleasant location and obtaining distinction badges (i.e., ecolabels).
Although selecting a green hotel may be more costly, an increasing
number of customers are willing to pay more for environmentally
friendly products and services (Han et al., 2009). Industry
professionals have responded to this trend by catering to the new and
growing demands of environmentally conscious tourists. For instance,
several hotels provide private tours of their environmental practices
(e.g., water sewage management) to encourage visitors to return to the
hotel in the future and recommend it to their friends. The expected
and preferred outcome is that more business is brought to the hotel
(Han & Kim, 2010). Numerous studies have discussed the importance of
environmental practices in the hospitality industry and how hotels
implement such practices; nevertheless, research into the effects of
environmental practices on guests’ loyalty remains scarce.

1.4 ECO-TOURISTS
Eco-tourists are defined by (TIES) “are also seeking to minimize the
carbon footprint of their travel, traveling with climate in mind by
planning wisely and 35 choosing consciously” (TIES, 2018). This
tourist group is very different from a normal tourist. Almost everyone
is a tourist, but the Eco-tourist like to go to more environmentally
friendly areas of interest, place that have more to do with nature and
the environment. They like to go to a resort the is more sustainable,
where they can go enjoy the wilderness, and have local workers that
are employed that are on the same page about the environment. This
style of resort can be known as an “Eco Resort”. A good example of a
tourist that falls closely to an Eco-tourist in the Adirondacks is one
that goes camping. It is stated that tourist are not going to be
wanting to go to the warm and sunny resort and that they are wanting
to go to a more environmental place with nature, this is shown in
(Hana, 1995) “Tourism research demonstrates that sunshine and pleasant
resort are ceasing to be primary motivations for international leisure
travel and are no longer likely to be significant factors in the
tourists’ choice of foreign destination – be it in sub-Saharan Africa
or the South Pacific (Ankomah and Crompton, 1990; King, 1992). A Japan
Travel Bureau survey confirmed that this new trend applies even to
Japanese travelers, who used to equate resort vacations with sun and
sand; 70% of the respondents indicated that enjoyment of nature and
scenery is now their top priority in going abroad (Owens, 1994)”.

1.5 ECO-RESORT
Eco-resort is a resort that has very little impact on the
environment. It is defined by Eco-Resorts that “Eco-Resorts supports
the earth-one journey at a time. Regionally, we promote small, unique
East African camps and lodges, which are involved in assisting their
local communities and protecting their local environments. Locally,
our Kenyan offices are completely self-sufficient. We generate our own
power using a wind turbine and solar panels; we also collect
rainwater. Booking with Eco-resorts protects East Africa’s environment
and local cultures from extinction” (Eco Resorts, 2017). A subcategory
of and Eco-resort would be an Eco-lodge. These two are very similar,
but the Eco-lodge is in more of in a secluded area in the environment.
For example, this would be in the Adirondack park is a heavy forested
area. One thing about Eco-lodges is that they depend more on the
environment. They are also into nature and wildlife, being able to
educate the tourists that come to visit. It is stated that “The best
Eco-lodges also work to ensure positive relationships with the local
people. They train and employ them at fair wages, take part in
community development initiatives, offer activities that help visitors
conserve and appreciate local customs, and contribute to the local
economy”

CONCLUSION:
The process of building a beach resort is not easy. There are a
lot of considerations to be followed. You have to invest money, time
and of course to research. It is always important to know how your
plans to build a resort will compete from local, national to
international resort. You have to be wise in making decisions so that
environment will not suffer. You don’t build a resort just to earn
money, you build a resort to invite tourists, to make your place known
to the world.

We always have to consider the pointers of building a beach


resort to knowing its location quality. Resort environmental
practices, Eco-tourist and Eco-Resort should be considered also
because you are planning and building a business that will totally
affect the natural resources. We have to think of the things that
could always benefit to our environment.

We always have to think before we build.

BALESIN ISLAND CLUB

Site Analysis:
Balesin Island is situated within Lamon Bay and has a land area of 4.24
square kilometers (1.64 sq mi). It is administered as part of the
municipality of Polillo of Quezon province.

Design Concept:

Master-planned by EcoPlan of Miami, Florida, USA, Balesin Island Club


was designed with the environment uppermost in mind and to be in
perfect harmony with its natural surroundings. Water harvesting, 80%
water recycling, a reverse osmosis plant, on-site eco-friendly
transportation, organic farming, and alternative sources of energy
reduce the amount of waste and ensure sustainable development on this
beauty of an island—without scrimping on luxurious, top-notch
facilities. The club aims to enhance everything in its environment:
the lushness of the large forest sanctuary and the promulgation of the
surrounding marine sanctuaries.

Site Analysis:
Site covers an area of 18 acres of
Which 5 acre land is earmarked for
Future projects. It has been divided
into two parts: the first is meant
for the resort(for the tourist to stay)
while the other caters to the needs of
day-to-day visitors.
The Project was conceived by Prof Chinmay Mehta, an artist-
designer and also the dean of the Faculty of Fine Arts at the
University of Rajasthan, Jaipur. He made three dimensional
sketches in lieu of the architectural drawings, plans, etc, to
visualize the idea.

The resort consist of about 30 hut


shaped houise while eight rooms of
the nearby Shekhawati haveli have
modern facilities. The reception
hall has a mud plastered floor and
bamboo-net ceiling with paintings.
Mandala or the conference hall has
elegantly carved munshiji desks,
mattresses and masnads (round
cylindrical pillows). The banquet
hall can accommodate hundred persons at a time for a casual
group meal or a formal feast. Slightly descending from the
ground level is a square-shaped cocktail bar with its manchan on
the second floor.
The foundations have been generally filled with stones and walls
built with stone or brick. The straight lines of the walls have
been broken and rounded before a thin plaster of cement is put
and then treated with a combination mud, cow dung and husk by
the village women from the neighboring areas. The roofs wherever
air conditioning was not planned have been erected with iron
pipes and purlins which are covered with bamboo net and
terracotta tiles, brought from different parts of the region.

In the Resorts, the hut roofs are sloping with cement concrete
RCC work covered with terracotta tiles or thatch. The hut
structures are provided with windows and door at times with
aaliyas covered with built in spaces for deepaks ( Terracotta
Lamps) in different shapes. The walls are decorated with relief
murals , created with brick motifs and relief work designed with
thick cement plaster in tempera, mainly with clay colours-geru
(indian red), ochre and shaped white clay. The layout design has
village temples , devaras, brick jalis and wooden enclosures.
Bamboos have been used extensively to integrate one structure
with another thus creating harmony. The architects have utilized
local materialsand manpower for the construction.

The resort has villas and casitas for visitors, each with its own
buggy for travel on the island.
Each villa features a private swimming pool and offers separate
bedroom, living and dining pavilions, an outdoor lounge and a

The people of these 40 islands traditionally

In the late 80s a AMAN founder and visionary
Adrian Zecha partnered with the owners of the
island to develop it into an exclusive resort.

Design Concept:
Designed by renowned Filipino architect
Bobby Manosa with inspiration from
traditional Filipino dwellings and
culture, this resort opened its doors
in 1993.

LOCATION

One hour and ten minute flight south from Manila. It is located
in the Palawan province which is regarded as having the
Philippines’ most virgin natural environment. The island itself
covers an area of 89 hectares with 5.5 km of white sand beach.

KEY SITES/ACTIVITIES IN THE AREA


Amanpulo’s location in the tropical Sulu Sea is an ideal place
to experience the beautiful underwater world. With its pristine
reefs and clear waters it offers an amazing array of colourful
and various marine life ranging from tiny cleaner shrimps to
black tip reef sharks.

Apulit Island, El Nido

it‟s located in Taytay Bay in
North-eastern Palawan. Known for
its over-the-water cottages, this
Philippine resort is set to one of
the most amazing seascapes in
El Nido.

Taytay Bay, surrounding
islets and limestone cliffs.

Even if Apulit is in the remote part of Palawan and surrounded


by nothing but nature, the resort offer several activities to
keep the guests entertained. They offer several sports
facilities for volleyball, soccer, billiards, badminton, table
tennis, and frisbee, as well as other popular outdoor activities
such as scavenger hunt and sand sculpture making.

Bay Island Hotel,


Andaman Island Port Blair
Bay Island Hotel, Andaman Island Port Blair, with its deep-blue
water harbour is the main town of the Andaman Islands which lie
to the south-west of Rangoon in the bay of Bengal. The islands
are inhabited by a number of different tribes, many whom have
had little contact with the outside world. The Andamans are a
world of primordial beauty, of whales and robber crabs; a
throwback to the tike and voyages of Charles Darwin.
The site for the hotel slopes down
to the sea from which there is a
prevailing breeze. In many parts of
India one finds structures which are
extraordinarily inventive in their
response to prevailing breezes and
light. For instance, in the one-thousand
year old Pad-manabhapuram Palace, built
in the hot-humid climate of Southern India,
the royal pavilion floor is built as a
stepped pyramid covered by a tiled pitched
roof. This configuration has two advantages:
it does not need any enclosing walls to keep
out the sun and rain, and from within the
pavilion the line of vision is both
unobstructed and deflected downwards to the
cool grass around the building.

This principle helped generate the design of the bay Island


Hotel. Built up of a series of spaces which overlook grassy land
and the sea, the buildings are arranged around courtyards
connected by covered corridors. The public areas from a series
of decks, cascading down the hill, protected from sun and rain
by the large overhanging roofs- a major feature of the scheme.
The roofs are constructed of a local redwood known as padauk.
The guest rooms are in clusters of twelve arranged in an L-shape
on two levels, giving each room a view of the waters.

murals were executed by
Bhiwandkar, the film-poster
painter who was also responsible
for the paintings in the Clsase de
Goa project. The hotel can
accomodate a total of 100 guests
in 50 rooms with space for
expansion. The project was
commissioned by Mr. Caseem Jaswet
and the Indian Tourism Corporation
(ITC) in 1979 and construction
completed in 1982.
DESIGN PHILOSOPHY

“Simplicity — A Thoughtful
Approach To Better Design”

While sometimes thought of as a particular style, simplicity is


more a philosophy about how to design something. It’s having
deep understanding of what you’re designing and then creating a
unified experience based on that understanding.

Our goal is simple objects, objects that you can’t imagine any
other way. Simplicity is not the absence of clutter. Get it
right, and you become closer and more focused on the object

DESIGN CONCEPT
As what the philosophy suggests, the proponents will adhere
to the simplicity of the Proposed Beach Reosrt Complex that will
imply the Green Building goals and requirements. It is
envisioned to attract the eyes of all the people visiting the
Beach Resort because of its natural and simple look. The Design
will only focus on four colors. Green colors will be seen from
manmade plantation, gray colors will be present for concrete
materials, tinted light blue colors for windows and brown colors
for variety of woods that will be used. The design concept of
the proposed Beach Resort Complex aims to provide guests with
relaxation that is why the proposal comes up with the Green
Building.

Green Building will be its focus because the location of the


proposed project shall unite with the environment. From micro to
macro the design will establish simple building designs with
vast interiors.

DESIGN SUB-CONCEPT

Below will be a detailed discussion of the


conceptualization and design process. The following concepts
will be discussed respectively: form concept, function concept,
time concept, and economy concept. These concepts shall be used
by the proponents as a reference for the project’s design
considerations.
FORM CONCEPT
The Form concept of the Proposed Beach Resort Complex
will focus on the box-typed buildings as it focuses on
simplicity. The goal of the concept is to let the guest focus on
the natural creation and the beauty of the island. The buildings
should unite with the environment. The goal is to let the guest
relax and unwind so the building should be simple so that the
guest can always relate with the environment, not with the
buildings.

FUNCTIONAL CONCEPT

The proper arrangement of the buildings and structures will


be based from the importance of their functions. The Proposed
Beach Resort Complex’s main objectives were to amaze the people

will have its hotel as the main building as were the lobby will
be put. Other recreational buildings will be placed far from the
cottages and the villas because it can create noise to the
relaxing guest. Other minor buildings will be placed according
to their space adjacencies.

TIME CONCEPT

The structural and architectural materials to be used will


be a combination of woods, concrete, and glass. This will give a
more natural and authentic look. Metal will be used also to help
the building more stable it cannot be seen from the exteriors
because as we all know metals can be rusty with the long term
exposure of it from the breeze of the seas. Concrete, wood and
glass will be used to maintain the simplicity. Materials that
are mentioned will be of lengthy lifespan.

ECONOMY CONCEPT

Economically speaking, the proposed project will be


sustainable through the integration of Green Building; by also
installing sustainable features like solar panels, the over-all
energy consumption of the establishment will be lessened. The
major and minor buildings such as hotels and close cottages will
have water tanks, deep well, and rainwater collector systems in
order to have water availability and to conserve water as well.

ENVIRONMENTAL CONCEPT

The Proposed Beach Resort Complex in Calintaan Island will


be focusing on green architecture or building. The buildings
will be of simple in design as it will focus on its natural
environment. It will be developed through planting a lot of
trees to provide natural air or ventilation. From its concept
the goal of the building is to let the people relax everytime
they see it. It is very important to showcase the rich
biodiversity of the island by staying authentic and natural.

STYLE GUIDING PRINCIPLE

The over-all theme of the proposed project is in accordance


to the box-typed design of the building to maintain its
simplicity and to only focus the wonder of the nature with the
application of Green Architecture. Modern twists will be
incorporated in order to enhance the over-all quality of the
structures. Proposed Beach Complex’s function is to be an eye
catcher from all invited guest. The design will not only focus
on its simplicity but to its functions, but can expect to the
designers attention to details.

programming of the Proposed Philippine Exhibition Pavilion. This
portion of the research will determine the spaces needed.
