This RENTAL AGREEMENT executed at Chennai, on this 1st day of March 2023 between,
Mrs. SANGEETHA. E W/o K. EZHUMALAI residing at Old No. 38, New No. 26/56
47/119, Mettu Theru, Agraharam, korattur, Chennai – 600 076, hereinafter called the
LANDLORD
AND
WHEREAS the LANDLORD agreed to let the building at No. 449&451/1, TVS Nagar
Extension, korattur, Chennai – 600 076, in the name of YUVINSAAI PRIVATE LIMITED
on a monthly tenancy and whereas the LANDLORD and Tenant have agreed strictly to
adhere to the terms and conditions hereunder stated:
1. The building the LANDLORD agreed to let and the Tenant agreed to take the
building, which is clearly shown in the schedule hereunder.
2. That the tenancy commences from 15-02-2023 and that it is from month on month
according to English Calendar.
3. That the monthly rent fixed and agreed for the said building is Rs.30,000/- (Thirty
Thousand only) payable to the Landlord on or before the 10th of each month. Both the
parties maybe hereby agrees mutually that the rent for the said premises may
increases at the rate of 5% for once in 1 Year and also both the parties agree the rent
advance as Rs.3,00,000/- (Three Lakh only).
4. That tenancy is for a duration of 11month commencing from 15-02-2023 and rental
agreement shall expire on 15-01-2024 where upon the building shall be vacated by the
tenant and possession delivered to the LANDLORD.
5. That the rental agreement is renewable at the option of the landlord at the termination
of lease.
6. That the tenancy hereby further covenants with and assured the landlord that the
former would not ask for or demand any further amenities that are now provided.
7. That the tenant, hereby covenants with the landlord not to sublet the building rented to
him.
8. That the tenant hereby covenants with the landlord to use the electricity only for
Commercial purposes.
9. That the tenant herby covenants with the landlord to give me 3 months’ time should
be desire to vacate option he can exercise only after expiry of six months’ period
commencing from this date of rental agreement.
