CONTRACT OF SALE
BETWEEN
MABEL TINUOLA OYEWUMI, of 1A, African Church Close, Ilupeju, Lagos State
(hereinafter referred to as the “Vendor” which expression shall where the context
so admits include its successors-in-title, representatives and assigns) of the One
Part;
AND
The Vendor and the Purchaser shall, hereinafter, be referred to as the Parties.
WHEREAS:
2. That the Vendor acquired the 2 Bedroom Flat via an Offer Letter dated the
16th of June 2013 from GT Rich Investment Limited.
3. That the Vendor and her predecessors – in – title have been in effective
possession and occupation of the property or hereditament, exercising
thereon numerous cogent and positive acts of ownership and open
possession from time immemorial – NECTI NEC CLAM PREGARIO.
4. The Vendor has agreed to sell and transfer her interest in the aforesaid
property to the Purchaser and the Purchaser has agreed to purchase the
Property at the rate of N21,000,000 (Twenty-One Million Naira) only.
2. Neither the Vendor nor anyone claiming through them shall at any
time after the execution of this agreement withdraw from the
transaction herein with the Purchaser or offer the Property to any
third party.
3. The Vendor hereby covenant with the Purchaser that the Vendor has
full powers and rights to sell and alienate the said Property to the
Purchaser and also covenant that the Property hereby to be sold and
transferred will be quietly enjoyed by the Purchaser without
interruption or disturbance from the Vendor or persons claiming by
or through, under or in trust for them or from any person or persons
claiming under a title superior to that of the Vendor.
4. The Vendor or anyone claiming through them has not done any act,
deed or transactions whatsoever in the past in relation to the
Property that would by so doing estop or prevent the Vendor or their
legal representatives from executing this agreement with the
Purchaser.

9. The Vendor covenants to aid the Purchaser in every way necessary, in
the perfection of Title in the Property,
11. The terms set out in this contract represent the entire Agreement
between the parties hereto with respect to the matters set forth
herein and supersedes all prior agreements with respect to such
matters.
12. This document shall have a binding effect on the parties as to all the
issues, matters or transactions relating to the transaction envisaged
herein.
IN WITNESS WHEREOF, the Vendor has hereunto set her hand and the Purchaser
has set its hand and seal the day and year first above written.
