AGREEMEN1
This CONTRACT OF LEASE, is entered in the City of Alaminos, Pangasinan, Philippines, by and between
JOJET BONGAR ARQUERO and JONALYN RAPAYRAPAY ARQUERO, of legal age, Filipino citizen, and a
resident of Mabini, Pangasinan, hereinafter referred to as the LESSOR and SPS. JOHN MICHAEL OFRANCIA and
KIA OFRANCIA, both of legal ages, Filipino citizens, and residents of Balangobong, Alaminos City, Pangasinan,
hereinafter referred to as the LESSEES;
-WITNESSETH–
WHEREAS, the LESSOR has agreed to lease out to the LESSEES a commercial space situated at M. Basobas
Building, Quezon Avenue, Poblacion, Alaminos City, Pangasinan;
NOW THEREFORE, for and in consideration of the foregoing premises and of payment of Rent, LESSOR and
LESSEES hereby agrees as follows:
1. PERIOD OF LEASE. The period of this LEASE shall be for 3 years, starting from 1 January 2023 to 1 January
2026. Renewal of this Contract will be subject to Mutual Agreement of the parties.
2. RENT. The LESSEES shall pay to the LESSOR or to his duly Authorized representative a monthly rent in the
sum of FIFTEEN THOUSAND (Phpa5,000) Philippine Currency to be paid in full every _____ day of the
month. Failure to pay the said amount for three consecutive months shall be a ground for the termination of the
lease contract.
4. UTILITIES. Utilities such as water, electric and the like shall be for the account of the LESSEES.
5. NON-TRANSFERABILITY OF RIGHTS. The LESSEES is not allowed to sublet and/or transfer their rights
under this Contract, without the written consent of the LESSOR. Nothing in this agreement shall preclude the
LESSOR’s right to sell, mortgage, or otherwise encumber the property subject to this Contract.

referred to as the FIRST PARTY;

MARGIE V. TAMONDONG, of legal age, Filipino citizen, and a resident of Gueguesangen Santa
Barbara, Pangasinan; hereinafter referred to as the SECOND PARTY;

REMELINDA CASTILLO, of legal age, Filipino citizen, and a resident of Tangcarang, Alaminos City,
Pangasinan; hereinafter referred to as the THIRD PARTY;
-WITNESSETH–
WHEREAS, the FIRST PARTY is a registered broker, while both the SECOND PARTY and the
THIRD PARTY are the agents of the seller, ALL PARTIES are authorized by the seller to negotiate for the
sale of certain parcels of land located at Poblacion, Alaminos City, Pangasinan. Declared under Tax
Declaration Nos. 2018-01-06987, 2018-01-03004, 2018-01-03003, 2018-01-03001, 2018-01-06986, and
a certain right of way as an access for the said parcels of lot;
WHEREAS, when the PARTIES successfully sold the said properties to their prospect buyer and
closes the deal, ALL PARTIES will receive a five percent (5%) commission from the selling price;
WHEREAS, ALL PARTIES agreed to divide the five percent (5%) commission to the following
division:
CONTRACTOR - 2.50%
FIRST PARTY - 1.25%
SECOND PARTY - 0.625%
THIRD PARTY - 0.625%
WHEREAS, all parties shall abide by the terms and conditions set forth in this agreement.

City, Pangasinan, hereinafter referred to as the FIRST PARTY;

ARNEL N. ABELLA, of legal age, Filipino citizen, and a resident of Concordia, Burgos, Pangasinan,
hereinafter referred to as the SECOND PARTY;
-WITNESSETH–
WHEREAS, the FIRST PARTY is the registered owner of a parcel of land located at Poblacion,
Alaminos City, Pangasinan, containing an area of 266 square meters; Declared under Tax Declaration No.
2018-01-01903. Covered by Transfer Certificate of Title No. 027-2017002459.
WHEREAS, the SECOND PARTY is the buyer of the said lot, whom paid the partial payment of a
total of FIVE HUNDRED THOUSAND PESOS (Php500,000.00) Philippine Currency;
WHEREAS, the BOTH PARTIES agreed to sell the said lot to another person;
WHEREAS, the FIRST PARTY will be the one to sell the said property and is given the period of
one (1) year to sell the said lot;
WHEREAS, BOTH PARTIES agreed that as soon as the property was purchased the FIRST PARTY
shall pay the SECOND PARTY the amount of FIVE HUNDRED THOUSAND PESOS (Php500,000.00)
Philippine Currency;
WHEREAS, both parties shall abide by the terms and conditions set forth in this agreement.

Subd, Las Piň as City, Philippines, hereinafter referred to as the SECOND PARTY;
-WITNESSETH–
WHEREAS, the FIRST PARTY is the surviving heir of the late ROY J. PACIA and FRUCTUOSA P.
PACIA, the registered owner of a parcel of land located at Poblacion, Alaminos City, Pangasinan,
containing an area of 502.4 square meters; Declared under Tax Declaration No. 2018-01-01044.
WHEREAS, the FIRST PARTY agreed that after the procedure of transferring, the 100 square
meter portion of the above-mentioned property will be given to the SECOND PARTY;
WHEREAS, the FIRST PARTY will produce Deed of Quitclaim for the SECOND PARTY after the
transfer of the said property to his name.
WHEREAS, both parties shall abide by the terms and conditions set forth in this agreement.

Pangasinan, hereinafter called the SECOND PARTY;

WHEREAS, the FIRST PARTY is the owner of a certain portion of land containing an area of 369
square meters and a residential lot with floor area of 61 square meters located at San Antonio, Alaminos
City, Pangasinan;
WHEREAS, the FIRST PARTY sold the described property above to the SECOND PARTY
WHEREAS, both parties have agreed that the FIRST PARTY will leave the sold property within
Two (2) months starting this July 30, 2020 to October 01, 2020.;
WHEREAS, both parties shall abide by the terms and conditions setforth in this agreement.

the FIRST PARTY;
WHEREAS, the both PARTIES agreed on the following terms and conditions, as follows;
WHEREAS, that the both parties agreed to SELL the above-described motor vehicle and that the
selling price will be equally divided by both party amounting SIX HUNDRED FIFTY THOUSAND
(PHP650,000.00) Philippine Currency;
WHEREAS, both parties shall abide by the terms and conditions set forth in this agreement.

WHEREAS, the SECOND PARTY agreed that the FIRST PARTY shall give a 10% of the total selling
price once it is sold;
WHEREAS, the SECOND PARTY shall not cultivate or not give any rental payment for the above-
described property until December 2022;
WHEREAS, both parties shall abide by the terms and conditions set forth in this agreement.

WHEREAS, parties agreed that the right of way shall be common for all the owners of the property
because the SECOND PARTY agreed to pay also the TAX for the Right of way so that the SECOND PARTY
can use the said Right of Way;

Currency will be deducted for the payment for the Surveying from the total selling price of the property;
WHEREAS, the parties agreed that the Capital Gain Tax shall be less from the total selling price of the
property;

WHEREAS, that the said property is presently mortgage with HOME DEVELOPMENT MUTUAL FUND otherwise
known as PAG-IBIG FUND;
WHEREAS, that the SECOND PARTY already gave an amount of FIFTY FIVE THOUSAND PESOS
(PHP55,000.00) Philippine Currency to the FIRST PARTY ;
WHEREAS, that the SECOND PARTY shall reimburse or return the total amount of the receipts/expenses which
has been first paid by the FIRST PARTY to the HOME DEVELOPMENT MUTUAL FUND otherwise known as PAG-IBIG
FUND;
WHEREAS, that the SECOND PARTY hereto accepts and agrees to undertake/assume payment of the balance
due to HOME DEVELOPMENT MUTUAL FUND otherwise known as PAG-IBIG FUND and its successors and assigns;

Alaminos City, Pangasinan, Philippines, hereinafter referred to as the SECOND PARTY;
-WITNESSETH–
WHEREAS, the FIRST PARTIES is the owner of Alaminos City Coliseum located at San Vicente,
Alaminos City, Pangasinan:
WHEREAS, parties agreed that the SECOND PARTY wants to rent the building which is a commercial
space of the FIRST PARTIES to start his business still for Cockfighting;
WHEREAS, the FIRST PARTIES decided to lend the said stall to the SECOND PARTY for EIGHT
HUNDRED THOUSAND PESOS (Php800,000) for a YEAR;
WHEREAS, the SECOND PARTY will be giving FIFTY THOUSAND PESOS (PHP 50,000) as his
share for the Bureau of Internal Revenue (B.I.R) and Mayor’s Permit;
WHEREAS, the FIRST PARTY will be shouldering the Major Repairs of the said building and the
SECOND PARTY will be shouldering the Minor Repairs of the said building.
WHEREAS, the electric and water bills will be paid by the SECOND PARTY;
WHEREAS, the BOTH PARTIES agree that the SECOND PARTY, in case there will be a lockdown
caused by the Corona Virus, the months that the business stopped will be the extension of the said business.
WHEREAS, both parties shall abide by the terms and conditions set forth in this agreement.

Pangasinan, Philippines, hereinafter referred to as the SECOND PARTY;

WHEREAS, the FIRST PARTIES is the owner of commercial building located at San Antonio,
Alaminos City, Pangasinan:
WHEREAS, parties agreed that the SECOND PARTY wants to use a part of the building which is a
commercial space of 60 square meters of the FIRST PARTIES to start his business namely: KAIKAI YAN
VARIETY STORE;
WHEREAS, the FIRST PARTIES decided to lend the said stall to the SECOND PARTY for FREE;
WHEREAS, the BOTH PARTIES agree that the SECOND PARTY will use the commercial space for
free within the period of three (3) years starting upon the execution of this agreement;
WHEREAS, both parties shall abide by the terms and conditions set forth in this agreement.

hereinafter referred to as the FIRST PARTY;

JUANITO C. RANTAYO, of legal age, Filipino citizen, and a resident of Magsaysay, Alaminos City,
Pangasinan, Philippines, hereinafter referred to as the SECOND PARTY;
-WITNESSETH–
WHEREAS, the FIRST PARTY is among the surviving heirs of the late TOMAS T. TADENA and
MAXIMA R. TADENA the lawful owner of a certain parcel of land located at Magsaysay, Alaminos City,
Pangasinan with an area of THREE HUNDRED THIRTY THREE (333) square meters more or less.
Declared under Tax Declaration No. 2018-20-00780;
WHEREAS, the both parties agreed that the SECOND PARTY is currently residing in the above
stated lot own by Tomas Tadena and Maxima Tadena.
WHEREAS, both parties had agreed for the SECOND PARTY to reside on the said parcel of land,
however, in case the FIRST PARTY wanted the SECOND PARTY to evacuate the land the SECOND PARTY
will do so without requesting for any compensation from the FIRST PARTY;
WHEREAS, both parties shall abide by the terms and conditions set forth in this agreement.

WHEREAS, both parties had agreed that the above-mentioned parcel of land shall be sold to any
qualified and willing buyer on or before 31st day of December 2022;
WHEREAS, both parties agreed that the FIRST PARTY shall return to the SECOND PARTY all the
expenses incurred by the latter in processing and transferring the title in an amount of not less than
EIGHT HUNDRED THOUSAND PESOS (PHP800,000.00)
WHEREAS, both parties had agreed that the FIRST PARTY shall give unto the SECOND PARTY an
amount equivalent to FORTY PERCENT (40%) of the proceeds of the sale of the above mentioned
parcel of land in addition to the amount mentioned in the immediately preceding paragraph.

PESOS (Php13,000.00) Philippine Currency;

order to reimburse all the expenses, renovation, maneuvering site and unpaid rental to the FIRST PARTY

UNDERTAKING

BUENAFLOR RABANAL and GENALYN DE VERA RABANAL, of legal ages, Filipino citizens, and residents
of Camagsingalan, Sual, Pangasinan, that parcel of land (Lot 3148) located at Caoayan, Sual, Pangasinan
declared under Tax Declaration Nos. 40-0009-05936 with an area of 6,883; TD NO. 40-0009-05937 with
an area of 457 square meters; and Tax Declaration No. 40-0009-06126 with an area of 6,000 square
meters respectively for the amount of EIGHT HUNDRED THOUSAND FOUR HUNDRED PESOS
(P800,400.00) Philippine Currency payable as follows:
Upon payment of the first installment, the buyer, his heirs, successors and assigns may enter in
possession, and upon payment of the second installment, the Deed of Absolute Sale can be signed subject
to this contract. The consideration in the Deed of Absolute Sale shall not vary this contract and the
installments shall be paid as they become due.
That tax declaration No. 40-00009-06126 with an area of 6,000 square meters was being
mortgaged to SACDECO by the herein vendor, and both parties have agreed that the vendee shall take
responsible in payment of the mortgaged amount payable on a quarterly basis until fully paid.

That this amicable settlement is made and entered into by and between:

MYLENE ONIA MANALASTAS, and PATRICIO ONIA, both of legal ages, Filipino citizens, and

WHEREAS, the FIRST PARTY and the SECOND PARTY have agreed to amicably settle our
differences and dismissing all our cases filed in court in relation to Case No. 636-A and A-3314, and by
settling our land including the land in question containing an area of 2,000 square meters more or less;
bounded on the SE by lot 8 Csd 1-002950; SW by lot 7 Csd-1-00295; on the NW and NE by lot 14143.
Declared under TD No. 2445. Covered by TCT No. 19924 located at Palamis, Alaminos City, Pangasinan.
WHEREAS, the FIRST PARTY shall pay the SECOND PARTY, MYLENE ONIA MANALASTAS the
amount of TWO MILLION FIVE HUNDRED THOUSAND PESOS, (P2,500,000.00) Philippine Currency as
compensation of her land upon signing the Deed of absolute Sale by the FIRST PARTY.
That both parties shall abide by the terms and conditions setforth in this Agreement.
