    DEED OF DONATION

    KNOW ALL MEN BY THESE PRESENTS:

    This Deed, made and executed in the Philippines by –

    __________________, of legal age, Filipino, and residents of ______________,


    hereinafter called the “DONOR,”

    - in favor of –

    ________________, of legal age, Filipino, single, and a resident of


    ____________________, hereinafter called the “DONEE.”

    Witnesseth:

    That the DONOR is the registered owner of a certain piece of property with TCT NO.
    __________ located in Makati City and more particularly described as follows:

    That the DONOR desires to donate the above-described property to the DONEE, and the latter
    is ready, willing and able to accept the same;

    That the DONEE is the brother of the donor herein;

    NOW, THEREFORE, for and in consideration of the love and affection of the DONOR for the
    DONEE, the said DONOR by these presents freely GIVES, TRANSFERS, and CONVEYS by way
    of donation, unto the DONEE, the above-described property, together with all the improvements found
    thereon, free from all liens, encumbrances and charges of whatever kind.

    That the DONOR affirm that this donation is not made with intent to defraud creditors, and that
    he has reserved unto themselves in full ownership or in usufruct, other property sufficient to support
    themselves in a manner appropriate to their station;

    That the DONEE hereby accepts and receives this donation made in her favor by the DONOR,
    and hereby manifests his gratefulness for the latter's generosity and liberality.

    IN WITNESS WHEREOF, the parties hereto have executed this Agreement this
