Our client received the keys back from Mr Cotton on the 30 th October
Rent has continued to accrue until this date. 3 months rent is outstanding
Mr Cotton agreed to a fixed 18 month tenancy which commenced on the 1st April l 2019 Mr Cotton
was given a 2 months rent free period to enable our client to clear and tidy the premises.
When your client vacated the premises the property was left in a dirty untidy condition and it
appears no clearing or tidying of the property has been carried out as agreed by Mr Cotton
In July your client approached our client and asked if the tenancy could be extended for a futherr
period. Our client explained to Mr Cotton that he required the premises back for his own use and
our client also reminded your client of his obligations under the tenancy
Your client asked for a copy of the lease to enable your client to apply for the government grant
Our client advised that he did require the premises back for storage and if the premises were not
made available our client would need to find alternative premises to store which would incur our
client in additional expense. Our client advised your client that he would consider granting a
further tenancy on the agreement that your client would pay half the grant money to the landlord
towards the roof repairs that were required to the premises and additional expenses our client had
incurred in finding alternative storage premises..
No written tenancy was given to your client however we understand your client applied for and
obtained the grant monies from the local authority. As your client will be aware it is a condition of
applying for and receiving the grant that the tenant intends to continue to trade in the premises .
Your client received the grant money and gave notice to terminate the tenancy to our client
Our client is seeking recovery of the outstanding rent in the sum of £1,500.00 and the sum of
£5000.00 which your client obtained from the local authority
Unless your client makes arrangement to pay this sum we will shortly serve the Letter of Claim in
your client shortly
