TENANCY AGREEMENT

THIS TENANCY AGREEMENT is made this 23 Day of January 2022


BETWEEN

KOB MANAGEMENT SERVICES LIMITED (hereinafter called the “LANDLORD”) which expression shall
where the context so admits include his lawful agents,assignees and successors in title) of one
part;

AND

MUKISA & SONS LTD of telephone No +25678291562 (Hereinafter called the‘TENANT” (which
expression shall where the context so admits shall include assignees and successors in title) of
the other part).

WHEREAS the Landlord is the owner of property situated at Kiyembe Lane Plot 10, Nakasero in
Kampala Central Business District and the developments thereon herein called the “PROPERTY “and
is desirous of renting the said property to the Tenant.AND WHEREAS the Tenant is desirous of taking the
property as a tenant. NOW THIS TENANCY AGREEMENT is WITNESSETH as follows:

1. CONSIDERATION

a. In consideration of a monthly rent fees of USD 3000 (United States Dollars Three Thousand Only) and a
security deposit of USD 6000 ( United States Dollars Six Thousand Only) which is refundable at the
determination of the tenancy ,the Landlord hereby agrees to rent out the property to the Tenant.

b. The tenant shall pay USD 3000 months rent and it shall run from the day the said agreement is
signed.

c. After the first month., the tenant shall always be paying the above rent which monies shall be paid in
the first 5th day of the tenure.

d. The Tenant shall always pay to the Landlord rent fees USD 3000 during the subsistence of this tenancy
agreement and the payment shall always be paid in cash or deposited on account number
0028975776269 in the names of KOB MANAGEMENT were after the Tenant shall receive a
receipt for the said payment.

e. Both parties agree that if the landlord wishes to increase rent on the said premises he shall do so with
a two weeks notice.

g. In case of any disagreements, either party shall give a 3 months’ notice to the other with payment of
rent of the said months in advance.

h. In case the Landlord intents to sell the property, the tenants should be notified accordingly and they
should be given first priority to buy the said property.
i. The utilities of the said premises should be paid by the Tenants upfront before occupying the said
premises which include Electricity, water,garbage and security until the years of tenancy expire.

2. COMMENCEMENT DATE

This agreement shall have effect with effect from the 23 day of January 2022 .

3. REPAIRS AND MAINTENANCE

a. The Tenants undertake to carry out any repairs and maintenance works on the rented property
whenever necessary.

b. The Tenant shall carry out the said repairs with permission from the landlord.

4. CONDITIONS AND COVENANTS

(a) THE TENANT HEREBY COVENANTS with the Landlord as follows:

i. To observe and perform all the conditions and covenants implied by law in this tenancy agreement or
other-wise herein contained or referred.

ii. To permit the Landlord and /or his agents to enter onto to the property ounce every 6 months or
ounce a year at reasonable hours in the day,after notice to the Tenant mainly for the purpose of
inspection and repair of the demised property.

iii.In case of default by the tenant KOB MANAGEMENT SERVICES LIMITED would have the right to shut
the premises and If the default escalates, then it would exercise its right of distress.

iv. Not to assign, sublet or part with possession of the said property or any part thereof or
carry out structural alterations without the previous consent in writing of the landlord.

v. To pay all utility bills incidental thereto installed and consumed the term of the tenancy.

vi. Not to do or permit or suffer to be done on the said property any act or thing, which shall or may
be an annoyance or a nuisance to the Landlord or the occupiers of any adjoining land.

vii. To maintain the property in good and tenable condition.

5. THE LANDLORD HEREBY COVENANTS with the Tenant as follows:

i. The Landlord covenants that at all time, the Tenant shall enjoy quiet possession of the property for the
whole life of the tenancy.

iii. The Landlord and tenant shall exchange copies of national identity cards or passports for purposes of
identification.

6. IT IS HEREBY EXPRESSLY DECLARED AND AGREED as follows:

a. The Landlord and Tenant shall respect each other during the term of their tenancy.
