GENERAL POWER OF ATTORNEY

KNOW ALL MEN BY THIS presents that I, NAVEENA ELSA


BENJAMIN, W/o Prasanth Thomas David, aged 36 years, residing at T.C
27/1412, Rishimangalam, Vanchiyoor P.O, Thiruvananthapuram district,
Kerala-695 035 having (Aadhar No:7974 4250 2019), Engineer hereby
constitute and empower and appoint my mother Jolly Thomas Benjamin, aged
64 years, residing at 15F Skyline Augusta, Kuttapuzha, Pathanamthitta, district,
Kerala-689 103, (Aadhar No:2923 2832 6752) as my lawful attorney in my
name and on behalf to do any one or all of the following acts, deeds and things
in my absence in India, that is to say.

WHERE AS I am the absolute owner in possession of the property


having an extant of 19 Ares 42 sq of property with building therein comprised in
Re.Sy.No: 498/7, Block No 3, of Kidangannur Village with building having
building no: A.P. IX/549 which we got by virtue of Settlement deed No:50/2020
of Aranmula SRO.

AND WHEREAS, I am now seeking a job in the US, Texas. I hence


cannot personally look after the affairs of my above-said property; therefore, I
hereby appoint and constitute my mother, Jolly Thomas Benjamin,House wife,
as my true and lawful attorney for me and on my behalf.
The aforesaid my power of attorney-agent, to enter into a sale deed or
settlement deed in respect of the above said property in the deeds mentioned
above, for which purpose to attend any sub-registrar office for putting signature
or thumb impression in the original document and do all acts necessary for
getting the document registered in favour of the said donee.

The aforesaid my power of attorney-agent, to attend to all affairs


relating to the said property in the above said deed, to raise temporary loans, and
to register any documents on my behalf, to produce the deed in the concerned
Registrar and sub-registrar's office, to receive money, to execute deeds and
other deeds which are necessary to mortgage, to collect outstanding to give a
proper receipt, to appear in all central and State Government offices or Banks, to
appear in all Civil and Criminal courts, to act in the courts as applicant,
petitioner, plaintiff, defendant or respondent, to appoint Advocates, to sign on
Vakalath, to retain Advocates, to make compromise, to sue, and be sued, to
withdraw, to receive registered postal letters, Parcels, documents, etc., to let my
share to the right persons and to collect rental amounts from them and to pay the
revenue taxes regularly.
And the above-said Attorney is authorized to do all such acts, deeds and
things, including signing any papers/documents as are necessary and incidental
to the above AND that any act, or statements or writings of my said Attorney in
pursuance hereto shall be deemed to be fully mentioned and ratified by me.

IN WITNESS WHEREOF, I/We, the above-named, have hereunto set my / our


respective hands on this 2nd day of June 2023 at Vanchiyoor.
