Demised Premises are more particularly described in ANNEXURE I of this Lease Agreement.
WHEREAS, the LESSEE has approached the LESSOR with the intention to take the Demised Premises on
lease to temporarily use and occupy the said Premises purely for residential purposes for himself and his
immediate family members with effect from 26th November, 2023 and the LESSOR has agreed to lease the
Demised Premises to the LESSEE on following terms & conditions:
1. TERM
Subject to clause 5 below, the term of this lease will be for 11 months starting from 26th
November, 2023 till 25th October, 2024.
2. LEASE RENTAL:
The LESSEE shall pay to the LESSOR for the occupation and use of the Demised Premises a monthly
rent of INR 64,500/- (Rupees Sixty Four Thousand Five Hundred Only) inclusive of maintenance
charges payable on or before the 10th day of every calendar month.
That the lease rent will be further 10% increase of current monthly rent after the first 11 months
or as may be mutually agreed to between the parties
The LESSEE will be liable to pay an interest @ 18% p.a. on the rent payable if the LESSEE fails to
pay the above said rent on or before the stipulated time herein above mentioned.
3. SECURITY-DEPOSIT:
On the day of signing of this Lease Agreement, the LESSEE shall pay to the LESSOR a sum of INR
1,93,500/- (Rupees One Lakh Ninety Three Thousand Five Hundred Only) as non-interest bearing
security deposit which shall be refunded by the LESSOR to the LESSEE at the time of handing over
possession of the Demised Premises back to the LESSOR, after clearing all the outstanding dues,
if any, towards Electricity Charges, Gas Charges, Telephone Charges, Cable TV Monthly
Subscription Charges and damages (as the case may be) applicable as per this Lease agreement.
4. OTHER CHARGES:
a. ELECTRICITY FOR INTERNAL HOUSE USE, GAS CHARGES, TELEPHONE CHARGES AND CABLE
TV,MONTHLY,SUBSCRIBTION-CHARGES:
It is agreed between both LESSEE & LESSOR that during the term of this lease agreement the
LESSEE herein shall pay all Electricity consumption Charges (including power back up charges
for in house consumption of electricity), Telephone Charges, Broadband Charges, Gas Charges,
and Cable TV Monthly Subscription Charges, as applicable, separately on a regular basis directly
to concerned agencies over and above the Lease Rental as mentioned in clause 2 above. Also,
it is agreed between the LESSOR & the LESSEE that during the term of this lease agreement,
LESSEE shall pay Electricity charges directly to the condominium agency/relevant authorities
as per the bills raised by the agency from time to time/monthly or once in two/three months/as
per the frequency decided by the condominium maintenance agency.
