THIS SALE DEED IS MADE AT PANCHKULA ON THIS DAY OF

and administrator etc.) of the other part of this Deed.
WHEREAS the above said Vendor is sole and absolute owner and
allottee/re-allottee of residential House No. , Sector , Urban
Estate, Panchkula, Plot measuring _ Sq. Mtrs., Covered area
Sq. Mtrs., ( Sq. Feet), and the plot underneath is duly
allotted/re-allotted in his name by the Estate Officer, HUDA/HSVP, Panchkula,

AND WHEREAS the said House is free from all sorts of encumbrances and
Charges, Demands, WILL, Sale, Gift, Mortgage, Dispute, Litigation, Lien, Court
Case, etc, till to-date and the house underneath is also free hold.
AND WHEREAS the said Vendor has agreed with the said Vendee for the
absolute sale of his above said residential House in favour of the said Vendee
for a sum of Rs. _/- (Rupees
only) and the said Vendee has also agreed to purchase
the same.

AND WHEREAS House upon said plot was constructed in and the Estate
Officer, HUDA/HSVP, Panchkula has also issued OC/POC Vide Memo No.

AND WHEREAS the necessary Conveyance Deed of the property underneath
had already been registered under Sr. No. , Book No. 1, Dated
, in the office of Sub-Registrar, , and the concerned
authority has also issued NO OBJECTION CERTIFICATE/ PERMISSION TO
TRANSFER in respect of the above said house vide Memo No. ,

NOW THIS SALE DEED FURTHER WITNESSETH AS FOLLOWS:-
1. That in pursuance of the above agreement and in consideration of the
said amount of Rs. /-(Rupees

2. That the said Vendor hereby conveys, assigns and transfers by way of
sale of all his rights, titles and interests in respect of his above
mentioned property, its roof along with fittings, fixtures, electricity
connection, water connection, meters, security deposits UNTO THE SAID
VENDEE (his heirs, assigns, executors, successors, legal representatives
and administrators) TO HAVE AND TO HOLD THE SAME AS
ABSOLUTE OWNER thereof for ever.

3. That the said Vendor has already delivered the actual physical and entire
vacant possession of the said property to the said Vendee with all fitting
and fixtures, whether permanent and temporary including securities
deposits.
4. That the Vendor has also delivered to the Vendee DEED OF
CONVEYANCE AND ALL OTHER concerned documents and papers of
the said property in original at the time of execution/ registration of this
Sale Deed for his records and reference.
5. That the said Vendee hereafter peacefully holds, use and enjoy the said
property as his own property without any hindrance, interruption, claim
or demand by or from the Vendor or any other persons whom-so-ever
under or through him.
6. That the said Vendor hereby assures the said Vendee that there is no
dispute against the said property and further the said Vendor is absolute
owner of the above said property and the said Vendor is fully competent
and authorised to transfer the said property to the Vendee and the
Vendor has not done anything wrong whereby the Vendee may suffer any
loss or damages due to the purchase of this property.
7. That the said Vendor has assured the said Vendee that there is no defect
in the title of the said Vendor to the said property. In case the said
Vendee is deprived of the possession of the said property with all fitting
and fixtures, or any portion thereof on account of any defect in the title
of the said Vendor, then the said Vendor and his estates and his person
shall be liable to compensate the said Vendee in full and for such losses
and damages arising there from. The said Vendor also undertake to
execute, sign all such papers and documents regarding the said property
if such necessity arises at any later stage on the request and the cost of
the Vendee without any hesitation, demand and delay.
8. That the said Vendee has now become the sole and absolute owner of the
said property under sale in full proprietary rights.
9. That the said Vendee is now entitled to get the said property transferred
in his own name in the records of the Estate Officer, HUDA/HSVP,
Panchkula, and the Vendor hereby joins himself with said Vendee to
act and sign all the necessary documents/papers required for the
transfer of the above said property.

10. That all the expenses of the Sale Deed i.e. cost of the stamp papers and
registration charges have been borne by the said Vendee.
11. That the above said property is sold/transferred under the provisions of
the Haryana Urban Development Authority Act, 1977 and rules framed
there under.
12. That the above said house and plot underneath is fully paid and is free
from all encumbrances i.e. sale, gift, will, mortgage, claim, charges,
litigation etc.
13. That the said Vendor does hereby agree to save harmless and keep
indemnified the Vendee from and against all losses, cost or expenses,
which the said Vendee may sustain or incur by reasons of any claim
being made by anybody.
14. That the Vendor has paid and cleared all water, sewerage and electricity
charges and other taxes upto date i.e. the date of registration of this Sale
Deed. If, however, any such dues/bills are found pending then the said
Vendor shall be liable to pay the same without any delay and hesitation.
15. That the Vendor has built the said property as per plan approved/
sanctioned by the Estate Officer, HUDA/HSVP, Panchkula, paying the
penalties for any violation and has also paid all levies/imposed by
the Estate Officer, Panchkula for non-construction of building within the
stipulated period and has cleared all other dues/charges to the
HUDA/HSVP, Panchkula. There is no due/penalties/interest
outstanding on account of such matters. If, however, any such
dues/penalties are found pending the said Vendor shall be liable to pay
the same without any delay and hesitation.
16. That this deal has been finalized with best efforts of
M/s. , against Regd.

That there is no dealer involved in this deal and the same has been
finalized with the mutual consent of both the parties.
17. That now the said Vendee shall be bound by all the terms and conditions
of the Deed of Conveyance/Allotment Letter etc. in future.

Vikas Pradhikaran would suffer any loss on account of this transfer in
his name, the executant, his properties and his persons shall be liable to

2. That the legal heirs and successors of the executant shall also be liable
to make good the loss, if any, suffered by HUDA/HSVP.
3. That in case any legal heirs or other person/s shall make any claim
regarding this house the litigation of the same will be defended by the
executant and the loss suffered by HUDA/HSVP will also be made good
by the executant and his properties and person/s.

4. That the said house not be used for any purposes other than for which it
has been allotted.
5. That I shall pay the interest on the delayed payment of
installment/enhanced compensation as per policy of authority decided
from time to time.
6. That I shall not raise any dispute in respect of interest paid by transferor
in respect of plot/building as per policy of the authority from time to
time.
