FM Manager
Key Deliverables:
To organize, monitor, and supervision facility maintenance operations for the compound.
During Tenant move outs, inspects vacant units and surrounding areas in coordination with the tenant in order to
recommend refurbishing / reconditioning, completing repairs / renovations.
Supervise and direct the work of the In-house maintenance service and handover of the units as per the agreed timeframe.
Responds appropriately and resolves daily emergency maintenance requests from the tenants as they arise.
Acquire daily updates from maintenance teams and report to management.
Monitors all service providers as per contract and reviews their performance as per SLA’s (number of calls responded to,
execution time, etc) and provide monthly report to management.
Ensure PPMs are carried out as per the PPM calendar and submit report to management.
Coordinates with contractors and service providers for all aspects of facility management; cleaning, pest control, waste
management, preventive and corrective maintenance.
Monitor the work of In-house maintenance service and their respective PPM.
Review all tenant daily requests and update status in online system accordingly.
Review stock inventory report on monthly basis.
Responsible for following Inventory Procurement Policy.
Requests and reviews service reports from various service line vendors (BMS, Fire Alarm, CCTV, Access Control, STP.
RO, MEP, Civil etc).
Monitor the FM software for complaints to ensure outsourced vendors complete all jobs in a timely manner.
Follows up on pending jobs with vendors.
Reviews customer feedback and escalates any issues for improvement to Management.
Ensures that all required third party inspections are conducted and reports completed on a timely basis.
Coordinate with relevant departments and authorities to secure required approvals and permits.
Ensures proper asset registers are maintained with labelling and classification of all assets is accurately captured in the
system.
Ensures compliance with Health and Safety regulations and Environmental codes.
Assess risk prior to the project or maintenance work and ensure team follows safety methods, procedures, and techniques
while carrying out their duties.
Mitigate any potential hazards and associate risk prior to job commencement.
To manage complete FM Operation & Maintenance support services (Hard & Soft Services) for all properties kingdom
wide.
Handle Condition Assessment, TDD (Technical Due Diligence), Assets Management, Risk Management, Emergency
Management, Energy Management, SOP (Standard Operating Procedures) & KPI (Key Performance Indicators).
To ensure that the facility is operating as it should daily.
