The measurement of finishes are divided into the following
elements:
1. Floor finishes and screeds
2. Wall finishes (including attached beams with the same
finishes
3. Ceiling finishes (including attached beams with the same
finishes

Works and materials deemed included:


1. All rough and fair square, raking and curved cutting and waste
2. All ends and angles either formed or proprietary
3. Extra material for curved work
4. Forming all rough and fair grooves, throats, mortices, chases,
edges, rebates, holes, stops, mitres and the like labour
5. Raking our joints to form a key
6. Raking out joints to insert skirtings and the like
7. All work in forming returns, ends, internal and external angles

Measurement
1. Area measured is net in contact with base
2. Widths stated are the width of each finished face
3. No deduction for voids ≤ 1.00 m2
4. No allowance to be made in net area for laps, dressings or
any other labour
5. All work is deemed internal unless stated as external

Schedules of internal finishes listing floor by floor and room


by room the ceiling, wall and floor finishes and decorations
is an invaluable aid to the measurement.

A finish schedule will:


✓ Often save time in taking off
✓ Reduce the risk of errors
✓ Make the taking off easier to understand by others
✓ Simplify adjustments to taking off resulting from the
issue of revised drawings

In situ sheet and tile finishings all have to be described as follows:
• Level or to falls less than 15 deg
• To falls and crossfalls less than 15 deg 10000mm

Waterproofing
These sections are applicable for waterproofing to bathroom and
kitchen floors and the like. The waterproofing is applied to the
concrete floor slab or to the topping in multi storey buildings so
that if water floods the floor it will not penetrate to the rooms on
the floor below.

Waterproofing can be asphalt liquid, flexible sheet / membrane

the beams and the adjustments
made later.
Suspended ceilings are measured
as composite items of framework
and panels
Cornices, bulkheads and light
coves is usually straightforward
which normally runs all around the
room.

height and finish.
Deductions for opening will be
taken later.
Plaster is an in-situ finish to
receive paint or wallpaper

Taking Off

You should measure the work in the following order:

1) The general areas of the finishes


Be careful to consider how areas need to be adjusted for
fixtures and fittings. For example:
a) Measure floor finishes under vanity counters and under
cookers in kitchens
b) Deduct for fixed fittings where the finish will not go behind or
under them
c) Measure toppings and plaster under and behind fixed
fittings. These are not always clear from the drawings and
must be checked.

Taking Off

You should measure the work in the following order:

a) Deduct for area of openings
b) Add for additional area of finishes to reveals and to
head (if applicable)
c) Measure all other work around openings as
necessary

3) Measure other items


a) The perimeter of the areas of finishes
b) Measurable items within the areas of finishes
