supervision and Execution Coordination of Hare Krishna Cultural Center Project for Hare Krishna
Movement, Jodhpur at khasra No 827/650, gram Chokha, Jodhpur.

Dear Shiiv Shanker,

This is with reference to our meeting & proposal submitted for the above project. Based on the
discussions held we are pleased to appoint you as “Project Management Consultant for our Hare
Krishna Cultural Center Project for Hare Krishna Movement Jodhpur. This appointment ( hereafter
referred to as ‘Contract’) by Hare Krishna Movement, Jodhpur, makes Redeemer fully responsible
as Consultant for Quality Assurance, Site supervision , execution Coordination and close out of the
project on the terms and conditions outlined hereunder.

Scope of Work for PMC Services:

Design Management

Design Process Management: Responsible for reviewing and approving the detailed design
schedules with the Design Team. Responsible for monitoring progress of the design, identify
schedule divergence and recommend the necessary remedial action. Responsible for managing,
coordinating and reviewing the Design Team throughout the design and construction process.
Responsible for setting up and managing regular team meetings to resolve outstanding matters
and ensure the continued achievement of the brief within the time, cost and quality parameters.

Value Engineering: Responsible for providing & implementing value engineering studies with the
objective of maximizing the investment value of the Project. Responsible for evaluating the impact
in terms of cost, performance, quality and schedule.

Document Control: Responsible for advising the Client and Design Team on the appropriate
document control systems, the shop drawings/as built drawings procedure, site inspection and
materials approval procedures, co- ordination with the contractors and suppliers and final
inspections.

Schedule Management

Master Schedule: Responsible for preparing an integrated Master Schedule for the Project,
addressing the main phases of the Project, major milestones and key inter-relationships.
Responsible for continuously, monitoring and reviewing during the Project duration.

Responsible for review of approved master plan and advising the Client on the most appropriate
development strategy to be adopted.

Execution Strategy: Responsible for developing an overall execution strategy for the site including
environmental plan, phasing and sequencing, logistics, safety plan, security, quality control and
handover.

Procurement Management

Procurement Strategy: Responsible for preparing and implementing strategies, plans and detailed
guidelines for the procurement of all project services, taking into consideration specific conditions
of the Project in terms of the need for local and/or international consultants and contractors,
design, resources, time, long lead deliveries, local requirements and market conditions.
Sequencing of procurement and arrival of goods on site should be planned and implemented.

Procurement Terms and Conditions: Responsible for determining the contract elements and the
tender lists, and be involved in the detailed preparation of contractual terms for the procurement
of designers, other consultants, contractors and suppliers.

Procurement: Responsible for pre-qualifying, prepare Requests for Proposal for Tenders, tender,
evaluate and recommend award of contracts. Responsible for advising on the procurement of long
lead items and assist in the contracting. Responsible for inspecting materials & equipment being
delivered to the site.

Construction Management

Management of Construction: Responsible for managing & monitoring the work of the
construction contractors and suppliers to be executed in accordance with the contract
agreements. Monitor materials, labour and equipment resources, and ensure that the work
complies with the method statements and policies agreed with PMC and the Client.

Quality Assurance / Control: Responsible for establishing & implementing a system of quality
assurance / control to ensure that construction works are carried out in accordance with the
specification and quality assurance / control procedures. Responsible for advising on the need for
independent testing services.

Environmental Health & Safety (EHS): Responsible for guiding the contractor to follow the EHS
plan at the project site.

Contract Administration: Responsible for monitoring the progress of the contractors and suppliers
work, measure performance against the Project Schedule and Project Budget, administer monthly
payments, handle change orders, provide advice on site organizational and execution problems,
advice on claims management and provide regular reports to the Client.

Information Management: Responsible for supervising with the Client a system for handling
queries and communications with the contractors and the design team to resolve issues and to
minimize the cost and time impact upon the Project.

Schedule Management: Responsible for reviewing, evaluating and advising on the schedules
produced by the designers, other consultants and contractors to ensure that the Project
Milestones are achieved including any revisions or updates during the project duration.

Progress Management: Responsible for establishing procedures and guidelines for regular project
progress reporting by all parties with respect to the status of cost, schedule, information and
decisions.

Responsible for reviewing and recommending the payments to be made to Consultants and
Contractors.

Change Order Management: Responsible for evaluating proposed changes to the project scope
and configuration in terms of impact upon design, scheduling, operations and the budget.

Commissioning Procedures: Responsible for establish guidelines for commissioning procedures


and monitor commissioning process.

Project Updates: Responsible for sending Daily/Weekly Site Reports to the Management.

Operational Manuals and As-Built Drawings: Responsible for monitoring the preparations of all
necessary operations manuals, as-Built drawings and warranties for the property management
group.

Final Acceptance Standards: Responsible for establishing standards for final acceptance during the
defect’s liability period. Approve remedial action and works completion prior to final acceptance.

Documentation of Dismantling ; The documentation of all pieces that need to be salvaged will
need to be done by the architects and PMC combined, with maybe one person from RCM side

Delay Log ; Redeemer should flag any delays which can lead to snowballing and inform team about
possible delays and remedies for the same

FEE:

DURING EXECUTION PERIOD

A professional Fee of INR 35,000 shall be charged as monthly fee monthly fee for Involvement of
Mr Shiiv Shanker/ Any Senior Resource & Project Manager & Interior Head for Civil , Interior &
MEP Works Execution .

NOTE – For any given period of time only one fee module will be followed. All the above Fee is
Exclusive of GST

PAYMENT TERMS :

INR 50,000 will be paid as advance on appointment for mobilization of Resources . The same shall
be adjusted in parts of INR 12.5 K in 4 Parts .

MONTHLY invoices shall be raised on every 1st of the month (Email/ Hardcopy) and payment shall
be done within 7 days of presentation of the invoice. Taxes as applicable shall be charged extra.
This fee is exclusive of expenses towards travel out of the city of development and its suburbs for
project related work and procurement if required. Such costs shall be Payable to Redeemer as per
actual basis with prior approval from the Client.

DURATION:

The duration of full time engagement under this contract will be from 15th May , 2024 to 14th May
2025. ( 12 Months to complete the project). In case Project Timeline increases or decreases from
the master schedule due to reasons not attributed to Project Managers: The Project Managers
shall be paid for the extra involvement for the extended duration or shall be paid less till the
duration is decreased & will not be considered part of 18 months required for Project Completion.

INSTRUCTIONS, ASSIGNMENT & TERMINATION:

REDEEMER shall not be entitled to assign, sub-contract or transfer the benefits and /or obligations
of the Contract or any part thereof to any other party without the prior written consent of Hare
Krishna Movement, Jodhpur., shall reserve the right to terminate the contract at any time by
giving written notice of at least 30 days before, to REDEEMER who shall immediately make
arrangements to stop the Services being provided and minimize expenditure.

Any dispute or claim arising out of or relating to this Contract or the breach, termination or
invalidity thereof, shall be settled mutually. In case of any dispute beyond resolution, the matter
will be subject to (Jodhpur Jurisdiction).

It shall be an express condition that for the duration of the Contract and for a period of One month
thereafter, either party shall not directly or indirectly employ or make offers of employment to the
other party’s employee or Independent Contractor employed in the performance of the contract.

We expect the best professional services from you. Two copies of this contract are being issued to
you. Please sign and return one copy as your acceptance of this contract.
