LEASE AGREEMENT

This Lease Agreement made this ____ day of _______ by and between CATHERINE D. SY
with address at 83B Makina St. Naic, Cavite. Herein after referred to as “Lessor”, and
DREAMLAND REALTY BUILDERS AND GENERAL SERVICES with address at
______________________________ hereinafter referred to as “Lessee”, collectively referred
to herein as the “Parties”, agree as follows:
1. DESCRIPTION OF LEASED PREMISES: The Lessor agrees to lease to the Lessee
the following: The house and lot is located BARANGAY SAN MIGUEL A,
Municipality of MARAGONDON, CAVITE
2. USE OF LEASED PREMISES: the Lessor is leasing the Premises to the Lessee and
the Lessee is hereby agreeing to lease the Premises for the following use and purpose:
Any change is use or purpose the Premises other that as described above shall be upon
prior with written consent of Lessor only.
3. TERM OF LEASE: The term of this Lease shall be for a period of________
commencing on the ___________________ and expire on the ___________ day of
_________. The Lessee and the Lessor agreed on the ___________ advance payment
and __________deposit.
The Lessee directly deposit the agreed amount to the Lessors’ Bank Account.
The Lessee agreed to pay for 2 months deposit and 1 month advance.
( In case the Lessee wanted to end the Lease, the 2months advance payment may be
refunded upon clearing all the bills in their terms of Lease.)
4. BASE RENT: The next monthly payment shall be _____________________ payable
monthly with the first payment due on the ______________of and every________ of
succeeding month. Said net monthly payment is hereafter referred to as the “Base
Rent”.
5. OPTION TO RENEW:
o Lessee may have the right to renew the Lease yearly. The Lessor may demand an
increment of 6% on the monthly agreed rent payment in after every 2 years of
occupancy.
6. ADDITIONAL TERM INCLUSION:
o Lessee agrees to comply with all applicable laws ordinances requirements and
regularization of any municipal or other authority
o Lessee will not make any alteration, addition or improvement to the premises
without first obtaining Lessors written consent. Any and all alterations, additions
or improvements to the Premises are without payment to Lessee and will become
Lessor property.
o If the Premises are damaged by fire or other serious disaster or accident and the
Premises becomes and inhabitable as a result. The Lessee is the responsible and
liable for any loss.
7. AMMENDMENTS
a. this agreement may be amended or modified only by a written agreement
signed by the parties.
