EXTRA-JUDICIAL SETTLEMENT OF ESTATE


WITH ABSOLUTE DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

THAT I, JAMES MATEO L. SALVADOR and DAVID L. SALVADOR both


of legal age, both single, and residents of Brgy. Santa Maria Calauag, Quezon, do
hereby freely and voluntarily manifest the following:

THAT, MATEYA L. SALVADOR, of legal age, married to Amiel A.


Salvador, Filipino, is the registered owner of a parcel of land situated in Barangay
Salvacion Calauag, Quezon her ownership thereto being evidenced by Transfer
Certificate of Title No. T-65983 issued by the Office of the Register of Deeds for
Quezon Province, issued in her name, which is more particularly described as
follows:

TRANSFER CERTIFICATE OF TITLE No. T-65983


“A parcel of land with Certificate of Title No. T-65983 (Lot 2825-D of the
subdivision plan (LRC) Psd-29889, being a portion of Lot 2825 of the Cadastral
Survey of Calauag, LRC (GLRO) Cad. Record No. 899), situated in the Barrio of
Salvacion, Municipality of Calauag, Quezon Province of Quezon. Bounded on the
NE., points 1 to 2 by Lot 2825-C of the Subdivision Plan; on the SE., points2-3
by Lot 2826 of Calauag Cadastre; on the SW., points 3 to 4 Lot 2825- E of the
subdivision plan; and on the NW., points 4 to 1 by Lot 2824 of Calauag
Cadastre.. Beginning at a point marked “L” on plan.

THAT, MATEYA L. SALVADOR died on 06 March 2020 in Lucena City,


leaving no last will or testament, leaving no debts, and leaving the above-
described property to her heirs, his husband AMIEL SALVADOR, widower and
her children JAMES MATEO L. SALVADOR and DAVID L. SALVADOR, all of
legal age, Filipinos, and residents of Brgy. Santa Maria Calauag, Quezon;

THAT, MATEYA L. SALVADOR was survived by her only surviving heirs, the
aforestated JAMES MATEO L. SALVADOR and DAVID L. SALVADOR;

THAT, AMIEL SALVADOR died on 28 March 2021 in Lucena City, leaving


no last will or testament, leaving no debts, and leaving the above-described
property to his heirs, his children JAMES MATEO L. SALVADOR and DAVID L.
SALVADOR, all of legal age, Filipinos, and residents of Brgy. Santa Maria
Calauag, Quezon.

THAT, AMIEL L. SALVADOR was survived by his only surviving heirs, the
aforestated JAMES MATEO L. SALVADOR and DAVID L. SALVADOR;

THAT pursuant to the provisions of Rule 74 of the Rules of Court, herein


surviving heirs accept, receive and adjudicate amongst themselves the above-
described property share and share alike;

THAT for and in consideration of the sum of TEN THOUSAND (Php 10,
000.00) PESOS, Philippine Currency, receipt of which in full is hereby
acknowledged, we JAMES MATEO L. SALVADOR and DAVID L. SALVADOR as
vendors, hereby sell, transfer and convey to JULIUS ALMOJUELA LAMAN,
of legal age, single, Filipino as vendee, his heirs, successors and assigns, the
above-described property, free from all liens and encumbrances whatsoever.

IN WITNESS WHEREOF, we have hereunto signed this instrument this 15th


day of September 2023 at Lucena City.
