This rent agreement is executed at Jaipur on 11th May of 2024 between M/s
Intelux Electronics Pvt. Ltd. Address: Satara Road, Pune-411009 through Mr.
Gajendra Singh S/o Ganpat Singh Pankaj, aged 43 years, resident of – Plaza 15,
Near kalkaji Post Office,207,209 Lokal Shoping Complex Kalkaji, Aali South
Delhi, Delhi - 110019 (Hereinafter called the TENANT in which expression are
included him and his representing company) on the First part.
And
Mrs. Prem Lata Yadav w/o Mr. Narendra Kumar Yadav R/o Plot no 1, Ganga
Vihar Colony, Ajmer Road, Bagru, Jaipur, Rajasthan (Hereinafter called the
OWNER in which expression are included his legal heirs, successor, legal
representative and assigns) on the Second part.

WHEREAS THE TENANT approached the owner and requested the OWNER
to let out the tent able property for accommodation on rent and the owner agreed
and the tenant has also agreed to take on rent the following property:-
(2 BHK), First Floor in Plot No. 6-B, Ganesh Vihar Colony, Near Satya Colony,
Heerapura, Jaipur, Rajasthan.
With the consent of both the parties the rental accommodation Property is rented
for a period of Eleven Months (11 Months) on the following terms and
conditions:
1. That the rent of the aforesaid premises shall be Rs. 8,500/- (In words –
Eight thousand Five Hundred Only) per month.
2. That the monthly rent must be paid each month on timely basis.
3. That the electricity, water and other such charges will be borne by the
tenant of the first part.
4. That the rental property is for a period of 11 months shall be deemed to have
commenced from 1st May, 2024 and end on 31st March, 2025.
5. That the TENANT has received the possession of the demised premises in
good condition.
6. That the rent in respect of the demised premises shall be for a period of
eleven months and thereafter mutual consent with the first party/Lessor be
renewed for next eleven months only and the rent for renewal rent period
will be 10% increase in the monthly rent.
7. That the TENANT will not do any such acts that create nuisance and
disturbance to the peace and tranquility of neighbors.
8. That the TENANT shall not sublet the whole or any part of the premises to
any other person and shall not carry out any additions or
alteration/construction to the said demised premises.
9. That the TENANT shall maintain the premise in good condition. In addition
to this, the day-to-day repairs will be done by the tenant on his own cost and
he will also be responsible for any sort of damage in the demised premised.

10. That the TENANT can vacate the said premises before the expiry of the rent
period by giving one month’s notice to the owner, likewise the owner can
get the premises vacated by giving one month’s notice to the tenant.
11. That this rent deed would automatically be expired on the expiry of the rent
period of 11 months and the tenant shall deliver vacant possession of the
demised premises in the same condition to the owner in which the demised
premises was handed over to the tenant initially by the owner. Reasonable
wear and tear accepted.
12. That in case of dispute between the parties the jurisdiction shall be at Jaipur
courts only.
