Manager, Federal Bank Ltd., Marine Drive, Kochi, hereinafter called the
"Tenant" (which expression shall include wherever applicable his

Whereas the Landlord is the absolute owner in possession of FLAT NO F 1 )


First Floor, SAGAR APARTMENTS, FREEDOM ROAD,
KALOOR,ERNAKULAM -682017. The tenant has approached the landlord to
let the said flat, with Six fans, Lights, wardrobes, water heater, Seffee set,
Dining Table with four chairs, one Double cot, study Table, TV Wooden Stand
for residential pu{pose for himself and his immediate family only and the
landlord has agreed to give on rent the said flat, owned by him on the following
terms and conditions for a period of 11 (eleven) months with effect from First
day of May , Two Thousand and Twenty two (01 .05 .2022) ending on Thirty
first day of March2023, (31 .03.2023) for a monthly rent of Rs.15000- (Rupees
Fifteen Thousand only) inclusive of the common areas general maintenance
charges of the Sagar Apartments Residents association towards maintenance,
electricity, water charges for the above said flat. The Rent excludes the
Electricity Charges of the said apartment F 1, and any share of charges for water
purchased sep arately through water tankers.

NOW THIS DEED WITNESSETH AS FOLLoWS: .

l.The tenant shall during the aforesaid period of I l(eleven) months ensure
payment of the monthly rent of Rs.15000- (Rupees Fifteen Thousand
only) on

2' The landlord received from the tenant an advance of Rs.450 001- (Rupees
Forty five Thousand only) and acknowledged receipt thereof,

5. The Tenant can also use the Sheltered Parking area assigned as Fl to the
Landlord on the grounds of the flat premises for parking his motor vehicle. This
assigned parking area will also not be sublet without the consent of the landlord.
The said parking area will not be used for any other pu{pose other than for
parking motor vehicles, without the consent of the landlord.

6. The Tenant and his family shall not allow anyone else to use and occupy
the said flat or any partthereon without the landlord's written consent.

7 . The tenant shall not make any structural alterations or modifications


whatsoever to the said flat without the written consent of landlord during the
period of this agreement.

8. The tenant shall permit landlord, his family members, employees and
agents at all reasonable times, with prior intimation and identification to the
tenant, to enter into the rented area to inspect the condition thereof, and point
out any defect to be repaired. The tenant shall manage and use the said flat so
as to preserve the reputation and status of the landlord, in particular not to use or
permit the said flat to be used for any purpose other than the residential nor use
any combustible or inflammable goods nor carry any illegal or prohibited trade
therein.

9 . At the expiry of the aforesaid period of eleven months of or earlier by one


month's notice on either side, the tenant shall leave and vacate the premises and
deliver peaceful vacant possession of the same to the landlord in as good
condition as it is on the duy of 01-05-2022 andthis lease shall not be prolonged
beyond the said period of 1l (eleven) months ending on 3I-03-2023.

10. If due to unavoidable conditions, the tenant wants to discontinue the deal
and vacate the place, it should be informed to the landlord one month in
advance following which the land lord will pay back the advance amount,
collected earlier from the tenant. The original of this deed will be retained with
the landlprd and its copy with tenant.
