LEAVE AND LICENSE AGREEMENT

THIS AGREEMENT made and entered into at Bharuch this 5 th


February, 2021, Between Mahebubkhan Gulabkhan Pathan,
at Manubar Road, Village Dehgam, Tal and District Bharuch -
392012 hereinafter called the 'LESSORS' ich expression
shall wherever the context so admits, mean and include
their heirs, executors, legal representatives and assigns, of the
ONE PART and LARSEN & TOUBRO LIMITED, having its
Registered Office at L&T House, Narottam Morarji Marg,
Ballard Estate, Mumbai - 400 001 and its Construction
Division – Headquarters Office at Mount Poonamallee Road,
Manapakkam, Chennai - 600089, hereinafter called the
'LESSEE' which expression shall wherever the context so
admits, mean and include its successors-in-interest and
assigns, of the OTHER PART, witnessed;

WHEREAS the Lessors declare that they are the absolute


owners of the premises at Jinnat Infra, Manubar Road, Village
Dehgam Tal and District Bharuch.

AND WHEREAS the Lessors have offered to let the said


premises on the terms and conditions hereinafter contained;

AND WHEREAS the Lessee has agreed to take the aforesaid


premises on rental basis on the following terms and conditions:

IT HEREBY AGREED AS UNDER

1.The licence has been granted for the period of 11 months


commencing from 1/2/2021 to 31/12/12.

2. The second party / licensee must pay the monthly rent


amounting to Rs
Payable every month before 5th day of each month to licensor.

3.The licensee will have to pay the electricity consumption bill


to DGVCL and municipality/ Corporation Vera bill to the
municipality or corporation as the case maybe.

4. The second party/ licensee will be responsible to maintain


said premises and its products and accessories in good
condition and any damage to the product or accessories or the
premises will be the responsibility of the licensee and he will
have to make it good or will have to make payment for the
same damage.

5. Either party may terminate this licence by giving 30days


notice in writing without assigning any reasons.

6. The rent agreement will expire after 11 months and then


after if necessary, with the mutual understanding of both the
parties it may be renewed for further 11 months. However, on
renewal 10% licence fee/ rent will be increased.

7. The said premises is rented to the licensee for the personal


residential use of a family or maximum 3 individuals. The
licensee shall not assign, sublet, under let or transfer the same
to any other person or party or part with possession of the said
premises under any circumstances.

8. The licensee shall not store any prohibited and/or flammable
material in the said premises. The said premises shall not be
used for illegal activities.

9. It is agreed upon between both the parties that if any


misunderstanding and/ or dispute arises it would be settled as
far as possible by mutual understanding / discussion across the
table, however, the court in Bharuch shall have exclusive
jurisdiction under this agreement.

10. The licensee has further agreed that any kind of paint work
and/or any fix furniture work in the said premises shall be done
only with the pre-approval and permission of the licensor only.

11. The licensee will have to pay 3 months’ rent as deposit and
the rent of the respective month in advance.

12. The deposit amount will be refunded at the time of vacating


the said premises after deducting the damage cost if any.

13. The licensor of the said premises will have the rights to visit
the said premises once a month.

14. If any of the above (term's condition's) is breached by the


licensee then the licensor of the said premises will have the
right to forfeit this rent agreement and take the possession of
the said premises without legal proceedings.

15. Whatever stated above, we have read and understood and


without any pressure we have signed the same with our open
eyes.

IN WITNESS WHEREOF the parties hereto have signed this


Agreement on the day, month and year first above written.
