The Competition

community, The Runway will be an undeniable placemaking anchor for the
Greater Toronto Region. Ideally led by a registered landscape architect, the
team’s composition should reflect a creative, diverse mix of cross-disciplinary
experts that will embody the spirit of this unique design undertaking. We
highly recommend including an economic feasibility analyst and placemaking
specialist to ensure the implementation of The Runway Concept Plan is viable.
The Competition will unfold in two phases. In the first phase, we invite
you to submit your initial expressions of interest (RFEOI). The second
phase will be a closed Request for Proposals (RFP) process for shortlisted
teams, selected based on your RFEOI response. Shortlisted teams
will be provided with a stipend and will have the chance to detail and
communicate their vision to Northcrest. Shortlisted proposals will be
evaluated by a prestigious international jury, chaired by award-winning
author and urban designer Ken Greenberg alongside Derek Goring, CEO at
Northcrest, Kristy Shortall, SVP of Developments at Northcrest and select
experts representing the fields of design, real estate development and
placemaking. Our objective is to hire the ideal team to lead this unique
design exercise, rather than select the perfect design scheme.
The Runway
As the centrepiece of YZD, The Runway serves as a canvas for creativity
and innovation. The Runway is a transformation of the former airstrip,
reinterpreting one of YZD’s most defining heritage features.

Hangar District (Taxiway West) and the Wilson District. While neither
include The Runway, the Wilson District incorporates the extension of
The Runway, connecting the southern edge of The Runway to the Wilson
Subway Station, a critical gateway into the site. Interaction with the Wilson
Design Team is anticipated to ensure coordination of the concept plan

from photography to murals by diverse local artists; and the newly-opened
YZD Experience Centre and Plaza, which is a creative reimagining of the Bay
12 Hangar into a community hub where the public can learn about the vision
for YZD, while the outdoor Plaza is a playable art park. In September 2024,
Northcrest along with Live Nation announced plans to build Toronto’s largest
seasonal outdoor concert venue with 50,000 capacity on the northern-
half of The Runway. While temporary, this venue will serve as a significant
meanwhile use, drawing visitors to The Runway and helping to establish YZD
as a vibrant, cultural destination.
Northcrest is the appointed lead developer for all seven Districts comprising
YZD including those that intersect with The Runway.
