team’s composition should reflect a creative, diverse mix of cross-disciplinary
experts that will embody the spirit of this unique design undertaking. We
highly recommend including an economic feasibility analyst and placemaking
specialist to ensure the implementation of The Runway Concept Plan is viable.

The Competition will unfold in two phases. In the first phase, we invite
you to submit your initial expressions of interest (RFEOI). The second
phase will be a closed Request for Proposals (RFP) process for shortlisted
teams, selected based on your RFEOI response. Shortlisted teams
will be provided with a stipend and will have the chance to detail and
communicate their vision to Northcrest. Shortlisted proposals will be
evaluated by a prestigious international jury, chaired by award-winning
author and urban designer Ken Greenberg alongside Derek Goring, CEO at
Northcrest, Kristy Shortall, SVP of Developments at Northcrest and select
experts representing the fields of design, real estate development and
placemaking. Our objective is to hire the ideal team to lead this unique
design exercise, rather than select the perfect design scheme.

The Runway Concept Plan


The winning team for The Competition will have the unique
opportunity to develop The Runway Concept Plan. This will be
used by planning teams, consultants and partners to shape the
design of The Runway and Runway-adjacent development as
development unfolds.
The Runway Concept Plan will act as a toolkit for placemaking excellence,
identifying the urban design, architecture and public realm elements of The
Runway and its adjacent development, providing the vision and establishing
design guidelines, including considerations for implementation. The
structure and content of the final Runway Concept Plan, including design
guidelines, will be defined collaboratively. Our goal is that this Concept
Plan will become a core guiding document for current and future District
Planning teams developing the Districts that will intersect with The Runway.

reinterpreting one of YZD’s most defining heritage features.

Hangar District (Taxiway West) and the Wilson District. While neither
include The Runway, the Wilson District incorporates the extension of
The Runway, connecting the southern edge of The Runway to the Wilson
Subway Station, a critical gateway into the site. Interaction with the Wilson
Design Team is anticipated to ensure coordination of the concept plan
vision, with the District Plan vision.

Northcrest along with Live Nation announced plans to build Toronto’s largest
seasonal outdoor concert venue with 50,000 capacity on the northern-
half of The Runway. While temporary, this venue will serve as a significant
