PLANNED PREVENTIVE MAINTENANCE (PPM)

Equipment : Pressurization Unit F‐MFM‐001‐146‐00

INDEX TASK DESCRIPTION FREQUENCY

GENERAL TASKS

1. Check and test high and low pressurization controls Quarterly

2. Examine and check unit and associated pipe work for leaks Quarterly

3. Check operation of ball valve and replace washer as necessary Quarterly

4. Inspect level of water in the tank Quarterly

5. Examine and determine the pump cut in/out at and maintain correct pressure Quarterly
Check pressure vessel and alter as necessary. This may be carried out by isolating the vessel
6. Quarterly
by draining of water.
7. Check auto changeover of pumps. Quarterly

8. Lubricate bearings. Inspect for damages and replace if necessary Quarterly

9. Check for leaks and repack glands as necessary Quarterly

10. Change over duty where applicable Quarterly

11. Check mountings and bolts for tightness Quarterly

12. Check air separator and auto air vents Quarterly

13. Check and clean pump inlet water strainer Quarterly

Check closed valve pressure and pump capacity, dismantle, clean internal passages, inspect
14. Semi ‐ Annually
mechanical seal and renew any parts as necessary
15. Remove and clean pressure reducing valve filter, check pressure setting Semi ‐ Annually

16. Dismantle and clean suction non‐return valve Semi ‐ Annually

17. Clean any debris from mains break tank, clean and lubricate ball valve if necessary Semi ‐ Annually
Inspect mains break tank set thoroughly for general condition, report any signs of rusting,

19. Check and adjust hydraulic accumulator cushion pressure if necessary Semi ‐ Annually
Check setting of high and low pressure cut‐out switches and ensure that it interrupt boiler/s

General Instructions:

 This document is to be read in conjunction with SFG‐20 standard tasks. The document is only provided as a guide
to the standard, level and specification to which we expect the maintenance for this service to be executed and
managed
 The contractor shall ensure that all activities are carried out as per the manufacturer’s recommendations and
standards if not available within required tasks
 The contractor shall ensure that all maintenance activities are performed in a timely and professional manner by
qualified technicians
 The contractor shall submit written reports after each PPM visit listing all activities performed, any faults
observed and any remedial actions taken. The report should also include all readings taken during PPM activity
 The contractor shall be responsible for full compliance with local authority rules and regulations
 All service providers/contractors shall comply with Occupational Health and Safety Guidelines
 After work has been completed, plant, equipment, and surroundings should be cleaned and made safe
