A. TECHNICAL SPECIFICATIONS OF IT SYSTEM AND DATA CABLE NETWORK

1. SCOPE OF WORK

1.1 PROJECT DESCRIPTION


This technical specification explains the description and requirements in terms of supply and
installation of all equipment as well as the operation of all Data Infrastructure Network, either
attached or constructed outside the building, as shown in the drawings or in other parts of this
technical specification.
IT & DATA system provide the access conditions of network and telephone, and the computer
and telephone are not in the scope of IT & DATA system.

1.2 WORK DESCRIPTION


The works included in the scope comprising:
1. Procurement and installation of active devices such as Core Switch, Distributions
Switch, Access Switch, router, etc. for data network.
2. Procurement and installation of data cable network UTP Category 6.
3. Procurement and installation of Fiber Optic cable for backbone
Connectivity.
4. Procurement and installation of the patch lead to the patch rack and desktop for data.
5. Procurement and installation of cables and devices in the rack including the rack unit.
6. System performance of 20-year warranty.
7. Procurement and installation of cable tray, conduit and accessories for
data network cabling.
8. Making As-built drawings, manual operation and maintenance.
9. Warranty and maintenance of the works for a period of 12 months from the date of
practical completion.
10. Testing and certification of the works in accordance with this specification and
standards.

1.3 Coordination
At the time of procurement of materials and installation, Contractor for IT & DATA installation
must coordinate with other parts of the job / other Contractors. If there is an item of work by
another contractor, then Contractor shall prepare / submit the said materials with the method
statement. During installation by another contractor, then the Contractor for Fire Alarm system
must be present to give directions so that the result will be in line with the installation
requirements.
In addition, Contractor of RI shall be coordination with MEP for installation or procurement of
materials.

2. GENERAL REQUIREMENTS
Contractor is required to submit a proposal on structured cabling system, describing the
complete telecommunication infrastructure (patch panels, patch cords, cables, faceplates and
outlets) required for system uniformity distribution, which also functions as a multimedia solution
to support 10 Gb and 1000Mbps (1GbE) and provides a 20-year system warranty.
The solution offered should be able to use flexible methods for patching meet Moves, Adds &
Changes (MAC's).

3. STRUCTURED CABLING SYSTEM (SCS)


Backbone link use Fiber Optic Cable and should be support 10 Gb for interconnection Data
Center to each Building, Vertical Cabling System is cabling system connection from distribution
switch to each floor should be use Fiber Optic Cable indoor and Star Topology, minimum
support 1GB with mini GBIC (1000Base SFP).

3.1 WORK AREA SYSTEM


Contractor is required to provide and perform the installation as well as cable interconnection
between active terminal equipment and a telecommunication outlet.
a) Faceplate
Faceplate offered with the following specifications:
 1,2 Port
 Label which can be seen and read clearly
b) Telecommunication Outlets (OT)

Telecommunication Outlet is modular 8-position/8-contact outlet receiving a standard RJ45


connector. Telecommunication Outlet should be based on the following specifications:
 Can be used for 0.4 - 0.64 mm diameter solid copper wires attached to contact
 Allows the use of dust cover
 Registered and certified by Underwriter Laboratories (UL)
 Made of High Impact material, Flame Retardant, UL94-V0 rated thermoplastic material
 Meet ISO/IEC 11801:2002 Cat6 standard
 Near End Crosstalk (NEXT) for Telecommunication Outlet: ≥54dB @ 100Mhz, and
≥46dB @ 250Mhz.
 Wiring Scheme T568A ISO/IEC 11801:2002

b) Work Area Patch Cord


Patch Cord is made with RJ45 Connector and Shark Fin of lengths 1, 2, 3, 5, 10 & 15
meters.

3.2 HORIZONTAL CABLE SYSTEM


a) Cable Category 6 for 1 Gigabit Ethernet
b) Contractor must provide 4 pairs solid cable with separator for horizontal connecting
which connects each telecommunication outlet (TO) or consolidation point (CP) to Floor
Distribution (FD).
c) Type for horizontal cable is 100Ω 4-pair Unshielded Twisted Pair (UTP) Cable for Cat
6 application, with CM or CMR jacketing.
d) Cable Withdrawal and placement using Star Topology method from Floor Distribution
to each telecommunication outlet on each floor. Cable connection cable is not be
allowed without any termination or splicing

3.3 TERMINATION OF DATA CENTRE, EQUIPMENT ROOM AND TELECOMMUNICATION


ROOM

The size, location and facilities of the Equipment and Telecommunications Room should follow
the ISO / IEC 18010:2002 standard.
a) Racks and Management Cable
Contractor to provide a 19 " rack with 42RU to UTP Patch Panel termination. Cabinet rack
should be equipped with keys for security reasons.
b) Cross-Connect System
Modular Outlet Patch Panel Cat6 with 8 pin modular socket with NEXT loss value for worst

pair to outlets of ≥ 54dB @ 100 MHz, and ≥ 46dB @


250Mhz. Patch Panels are available with a capacity of 24 ports and 48 ports 1U 2U. Wiring
Management made of plastic or steel material with 1U size.
c) Patch Cords
Contractor is required to provide Patch Cord 6 for cross-category connection, inter-
connection, patch panels and other network equipment. All patch cords are products of
lengths 1, 2, 3, 5, 10 & 15 m.

3.4 BACKBONE SYSTEM


Backbone link should be Fiber Optic Cable and should support 10 Gb for interconnection Data
Center to each Building (Fiber to the building). Vertical Cabling System (cabling system
connection from distribution switch to each floor) should use indoor Fiber Optic Cable and Star
Topology, Horizontal cabling systems consist of 4-pair UTP copper cable with separator for
voice and UTP Cat6 4-pair Copper with a separator for data. UTP Cable to be used not
exceeding 90 m. Withdrawal of cord by using Star Topology method, which has been
terminated in the Equipment Room (ER) or Building Distributor (BD) on one end, and on the
other end in Floor Distribution (FD).

3.5 BUILDING DISTRIBUTOR AND EQUIPMENT ROOM


The size, location and other facilities of the Building Distributor and/or Equipment Room should
follow the ISO / IEC 18010:2002 standard. Lighting should be on the front and back of the
installation done, the patch panel and other equipment is required to be 500 lux at 1 m above
the floor surface to meet the ISO / IEC 18 010 standard. Lighting must be conditioned to
minimize shadow on the patching and termination areas.

3.6 OVERVOLTAGE PROTECTION


Contractor must provide equipment for overvoltage protection to all incoming lines from service
provider and to all lines above ground or below ground of the inter-building installation network.

a) Overvoltage Protection up to 16 Mbps


Contractor is required to supply 230-volt overvoltage magazine with overvoltage arrestor for all
incoming lines via copper cable to minimize the effect of lightning.
b) Overvoltage Protection over 16 Mbps
For data application above 16 Mbps, equipment discharge-arrestor 3-point protection is to be
used for overvoltage protection.

Protection of electrical equipment of 10 pairs or one single protection unit is to be supplied by


contractor.

3.7 EARTHING AND BONDING


At each location of the Equipment Room (ER), Telecommunication Room (TR), Building
Distribution and Floor Distribution, the contractor is required to provide Communication Earthing
System (CES) with two telecommunication utility earthing system for both earthing and earthing
protection functions as set forth in the AS / ACIF S009 Clause 5.6 – Earthing.

Materials for earthing wire to be used for the CES system has green / yellow insulation with
minimum size of 6mm2.

3.8 SYSTEM PERFORMANCE


Channel Performance is the preferred channel for acceptable criteria / accepted for all
installations, if possible. All Permanent Link in the network and all end-user patch cords,
equipment and work area are attached and installed upon completion of tests. When Channel
Performance (with Patch Cord) cannot be done, Permanent Link Performance (without Patch
Cord) is acceptable / accepted for the said installation.

a) Channel Link Performance


Channel must meet the minimum requirements of ISO 11 801 Ed 2 for Class E (using Cat 6
components). When doing the Channel Link Testing, patch cords must be worned by the next
customer.

b) Permanent Link Performance


Permanent must meet the minimum requirements of ISO 11 801 Ed 2 for Class E (using Cat 6
components).

3.9 EXPERTS
Contractor shall submit a list of names of staff and certification numbers of engineers for
products to be supplied. Contractors must include a supporting letter from principal
representative showing address and contact person or technical support center of the product
to be supplied.

3.10 APPLICATION ASSURANCE AND WARRANTY


Contractor must provide a 20-year System Performance Warranty and 5-years Product
Warranty of the product after testing and commissioning of Structured Cabling System is
installed.

3.11 COMPLIANCE TESTS


a) The installer is required to perform tests on each attached UTP Cable and Fiber Cable,
following performance standards of ISO / IEC 11 801.
b) All test reports stating Passes, Passes * and Failures must be kept by the installer
until accepted by the customer in the field.
Customer Acceptance for final test results will be given to the end-user for retention
purpose.
c) For test results stating Failures cannot be accepted as part of the installation that is
guaranteed / warranted. For test results stating Passes * must be verified and re-
installed until the test results show Pass. All costs for verification and ratification shall
be borne by the installer.
d) Class E Performance Testing on Cat6 Installation Structured Cabling System must be
tested based on the requirements of ISO / IEC 11801 Standard Class E using Level 3
testers which are referred to the IEC 61935. 1-Testing Results include 100% testing
of all installations and in the electronic data files for all cables installed by stating the
name of the operator who conducts the test, date, name of place, cable identification,
cable lengths, insertion loss, NEXT, PSNEXT, ACR PSACR, Propagation Delay, Delay
Skew, ELFLEXT, PSELFLEXT and Return Loss.
Compliance criteria must follow the requirements of ISO / IEC 11801:2002 for Class E
Copper Permanent Link or Channel.
e) Test Result Documentation
Results from testing are in the form of hard copy and soft copy in Microsoft Windows
Office application format, or in Fluke Link Ware format.

3.12 JOB HANDOVER


a. Upon job completion, audits will be done on Contractor’s work to see the quality of
installation, reliability of performance as well as to match the engineering diagrams.
If there are any installation changes from engineering diagrams, then improvements
must be completed within 2 weeks. Job Handover is to be carried out 3 weeks after
Contractor finishes the work and hands over all documents to the end-user.

Report on the Job Handover will not be signed if the repair work is still undergoing or if
labeling is not completed.
b. Labeling and Numbering
Each unit of equipment to be installed, patch panels and cables must have the same
identification labels as the labels on the outlet.

Naming / labeling for shelves and cabinets from bottom to top, right to the left by placing
the letter "I" for incoming and "O" for outgoing.

Consolidation Point uses additional numbering label by stating the distance connecting
to the FD (Floor Distributor) in meters

c. Installation Requirements
1) All cables to be installed must be inside the conduit / flexible conduit.
2) All UTP cable must be installed under / less than 100 meters.
3) Ensure that there are no UTP cable that is connected inside the conduit at the time
of withdrawals.
4) To avoid the influence of electric voltage, the distance between the lines data cable
and power cable / power is required to follow the provisions in the table below:
- All cables installed, must meet the minimum bending radius according to the
manufacturer's technical specifications for each diameter size cable.
- All surface / mechanical parts protecting the cable do not cause damage to the
cable.
- Withdrawal of data cable (UTP) should have a path itself (Tray cable), to avoid
the occurrence of induction with power cable power (strong currents).
5). Draw wire (fishing line wire cable) must be installed on all PVC conduit

3.13 MATERIAL AND EQUIPMENT

a. All materials (cables, outlets, patch cords, patch panels, etc.) must be new products with
packaging / original packs, and products that have passed tests / approved by the
manufacturer.
b. Contractor must handover the surfaces where installation is performed back to its original state
and repair and/or repaint it.

c. Contractor shall provide literature / manuals including technical data for maintenance and
operation of all equipment installed. Catalogues associated with materials, instruments,
components and equipment that will be supplied must be submitted prior to installation

d. Equipment required in the withdrawal of data cable (Structured Cabling system) including:

3) Unshielded Twisted Pair (UTP) Cable Cat. 6


 It is required that the entire cord withdrawal at the work site must use cables of International
Standard TIA/EIA-568-B.2-1 and ISO/IEC11801 2nd requirements.
 For use of horizontal cable / installation cable must be of category 6
UNSHIELDED TWISTED PAIR (UTP) type with separator and according to International
Standard TIA/EIA 568-B.2-1 and ISO/IEC11801 2nd requirements.
 Cable Construction UTP category 6 as follows:
- Construction : 4×2×AWG24
- Conductor : AWG 24 Solid Copper
- Insulation : PE
- Core : 4 Twist Pairs
- Sheath : PVC, LSZH or PE
- Color : Blue or Grey
- Diameter : 6.3 mm

4) Modular Patch Panels


 Patch Panels are central of the entire cable which are installed from each job site (TO) and
patch panels should use design size 19" rack standard for structured cabling.
 Modular patch panel should also refer to International Standard
TIA/EIA-568B.2-1 Category 6 requirements.
 Each Modular Patch Panel port must have labels referring to each location it represents.
 Patch panel used must be of Modular Type kind.
 Electrical and Mechanical Performance:
- Contact resistance: ≤ 100Mohm
- Life (plug in /out) : ≥ 750 times
- Unbalance capacitance: ≤ 330pF/100m

6). Face Plate

 Entire Face Plate with Angle type for maintaining the bending

Category 6 requirements.
- Patch cord used is of size 2 m and 3 m to be attached to Patch Panel
(inside rack) and Face Plate (outlet).
- To produce good performance, patch cord used must be original.
7). Wiring Management Cable/ Cable Guide

 Design of wiring cable management can be used for UTP Cable & fiber Optic cable
solution.
 Wiring management cable must be of 19” standard and refers to international
standard TIA/EIA-568-B.2-1 and ISO/IEC11801 2nd requirements.
 Wiring management cable must be of size 1U

B. TECHNICAL SPECIFICATIONS TELEPHONE WORKS

I. GENERAL REQUIREMENTS

This technical specification explains the description and requirements in terms of supply and
installation of all equipment as well as the operation of all Telephone System installations, either
attached or constructed outside the building, as shown in the drawings or in other parts of this
technical specification.

1.1. Drawings
 The drawings included in the work scope for installation of Telephone System in the Tender
Documents are drawings with RI code number.
 Contractor shall check the design against possible errors / mismatch in terms of quantity
as well as installation and the sort. The above-said things must be submitted in writing
prior to installation.

1.2 Standards / Regulations
All materials and installations in this work must meet the General Requirements for Electrical
Installation (PUIL) 2011 SPLN and international standards for Telephones Systems, applicable
in the Republic of Indonesia.

1.3 Material Samples


 For materials mentioned below, Contractor shall submit control samples prior to
installation.
 Technical quality, physical characteristics, and aesthetic quality of work of material
samples and agreed installation is binding.
 Cost for supplying material samples are borne by Contractor;

1.4 Clause on Returned Goods


Should discrepancies arise between drawings and specifications, items with higher technical
performance and/or items with higher cost is to be used.

1.5 Claim Waiver


Project owners are exempted from patents and the like for every type of material procurement
and set-up. Project owner is free from any claims or charges against special rights such as
patents and the like.

1.6 Coordination
At the time of procurement of materials and installation, Contractor for Telephone system
installation must coordinate with other parts of the job / other Contractors. If there is an item of
work by another contractor, then Contractor shall prepare / submit the said materials with the
method statement. During installation by another contractor, then the Contractor for Telephone
system must be present to give directions so that the result will be in line with the installation
requirements.
In addition, Contractor of RI shall be coordination with MEP for installation or procurement of
materials.

1.7 Work Images / Shop Drawing


For each execution prior to installation or provision of materials, Contractor shall submit shop
drawings at least 14 (fourteen) working days prior to installation.

1.8 Instructions on Use, Equipment Operation, and Equipment Maintenance


Contractor shall submit to the Owner, 1 (one) month before handing over, 14 (fourteen) sets of
installation / operation manual and maintenance manual of all equipment. All costs are borne
by Contractor.

1.9 Training
Contractor must provide training to the people appointed by Owner to be the operators so that
they can run and maintain these equipments. All costs are borne by Contractor.

1.10 Warranty
All Fire Alarm system installation work must be guaranteed to work perfectly. All equipment
included within work scope of Telephone systems must be maintained free of charges for 12
(twelve) months after handover is done, with a manufacturer’s warranty for 1 (one) year. When
the period of free maintenance is over, Contractor may submit proposals to Owner for obtaining
maintenance contracts unless otherwise stated.

II. SPECIAL TECHNICAL SPECIFICATIONS

2.1 SCOPE OF WORK


The scope of work described below is to provide, fix, test / trial-run, all the telephone system
installation; as specified in the job description below and shown in the design drawings:
a. Procurement and installation of cables from MDF to PABX.
b. Channel / cable network from MDF to Terminal BOX/ TB which is in the building.
c. Telephone installation complete with cable, conduit, outlet in other unit areas.
d. Telephone handsets mounted to functional areas and the like.
e. Conduct supervision, commissioning, testing and trial-runs so that the telephone system,
from external cable network, Distribution Box, Terminal Box, internal cables to the
telephone handset functions properly and correctly, prior to handing over to building owner.
f. Administrative arrangements, permits, and testing of installation from TELKOM, as well as
telephone switching system installed to the TELKOM network
g. Conducting training and assist Owner’s personnel.
h. Carry out maintenance period for 6 months, including provision of spare parts.
i. Implementing warranty period for 1 (one) year of working lifespan of equipment installed,
after second handover.
j. Submit documents "as built drawings”, information, manuals, drawings / diagrams, parts
lists, administration and maintenance services and others.
k. Propose "maintenance contract" and provision of spare-parts and other matters relating to
the installation and workings of the telephone system.
l. Assist in arranging and procuring TELKOM connection.
m. The cable tray, conduit, steel pipe for all RI system shall be reserved in advance in the
building structure, it is the scope of the contractor of architecture. More detail of the
reservation of cable tray, conduit, steel pipe shall be refer to the BA/CS drawings or related
RI drawings.

Execution Terms and Conditions


 Contractor must assure owner that the work is carried out by experienced staff who will
follow applicable standards. During installation, contractor must assign a supervisor with
the relevant qualification.
 Contractor must replace damaged material to meet physical and technical requirements.
 Contractor shall ensure cleanliness of work area i.e., free of any pieces of wood, wire, metal
resulting from boring into walls / concrete or the like.
 Contractor shall conduct testing, start-up and demonstration if need be. All costs are borne
by Contractor.

1.7 Work Images / Shop Drawing


For each execution prior to installation or provision of materials, Contractor shall submit shop
drawings at least 14 (fourteen) working days prior to installation.

1.8 Instructions on Use, Equipment Operation, and Equipment Maintenance


Contractor shall submit to the Owner, 1 (one) month before handing over, 14 (fourteen) sets of
installation / operation manual and maintenance manual of all equipment. All costs are borne
by Contractor.

1.9 Training
Contractor must provide training to the people appointed by Owner to be the operators so that
they can run and maintain these equipments. All costs are borne by Contractor.

1.10 Warranty
All Fire Alarm system installation work must be guaranteed to work perfectly. All equipment
included within work scope of IP CCTV systems must be maintained free of charges for 12
(twelve) months after handover is done, with a manufacturer’s warranty for 1 (one) year. When
the period of free maintenance is over, Contractor may submit proposals to Owner for obtaining
maintenance contracts unless otherwise stated.

II. SPECIAL TECHNICAL SPECIFICATIONS

1. General
1.1 The objective of this work is to carry out the procurement and installation of CCTV
Surveillance System-which includes the building area as provided in the technical drawings.
1.2 CCTV Surveillance System is an IP-based system which are expected to adapt to
technological security system up to 5 (five) years.
1.3 CCTV system configuration is designed as an intelligent IP-Based Security System, with
reliability in operation 24 hours in one (1) day and seven (7) days in one (1) week, have the
ability to produce image quality of 25 fps (real time) / PAL or 30 fps / NTSC and programmable
recording.

2. Scope of Work
2.1. Procurement, installation and testing of the entire CCTV system
2.2. Procurement, installation and testing of software applications of CCTV systems
2.3. Procurement, installation and testing of cables for monitor and control purposes
2.4. Perform integration with other equipment such as Fire Alarm System if necessary
2.5. Perform testing and commissioning
2.6. Implement training, and submit the manuals.
2.7. The structural pendant, conduit, steel pipe for all CCTV system shall be reserved in advance
in the building structure, it is the scope of the contractor of architecture. More detail of the
reservation of cable tray, conduit, steel pipe shall be refer to the BA/CS drawings or related RI
drawings..

D. TECHNICAL SPECIFICATIONS OF FIRE ALARM SYSTEM WORKS

I. GENERAL REQUIREMENTS

This technical specification explains the description and requirements in terms of supply and
installation of all equipment as well as the operation of all fire alarm installations, either
attached or constructed outside the building, as shown in the drawings or in other parts of this
technical specification.

1.1. Drawings
 The drawings included in the work scope for installation of fire alarm system in the Tender
Documents are drawings with RI code number.
 Contractor shall check the design against possible errors / mismatch in terms of quantity
as well as installation and the sort. The above-said things must be submitted in writing
prior to installation.

1.2 Standards / Regulations
All materials and installations in this work must meet the General Requirements for Electrical
Installation (PUIL) 2011 SPLN and international standards for Fire Alarms Systems,
applicable in the Republic of Indonesia.

1.3 Material Samples


 For materials mentioned below, Contractor shall submit control samples prior to
installation.
 Technical quality, physical characteristics, and aesthetic quality of work of material
samples and agreed installation is binding.
 Cost for supplying material samples are borne by Contractor;

1.4 Clause on Returned Goods


Should discrepancies arise between drawings and specifications, items with higher technical
performance and/or items with higher cost is to be used.

1.5 Claim Waiver


Project owners are exempted from patents and the like for every type of material procurement
and set-up. Project owner is free from any claims or charges against special rights such as
patents and the like.

1.6 Coordination
At the time of procurement of materials and installation, Contractor for Fire Alarm system
installation must coordinate with other parts of the job / other Contractors. If there is an item
of work by another contractor, then Contractor shall prepare / submit the said materials with
the method statement. During installation by another contractor, then the Contractor for Fire
Alarm system must be present to give directions so that the result will be in line with the
installation requirements.
In addition, Contractor of RI shall be coordination with MEP for installation or procurement of
materials.

II. SPECIAL TECHNICAL SPECIFICATIONS

2.1 Scope of Work


Encompassed within the scope of work of the fire alarm system installation is to provide, fix,
test / trial-run, all the fire alarm installation; as specified in the job description below and
shown in the design drawings.
The scope of work here means that the unit must work well for each part as well as the entire
installation that is attached as a whole system.
 Procurement and installation of the Master Control Fire Alarm, Fire Detector, Manual Call,
Alarm Bell, Signal / Location Lamp, Siren and wiring installation.
 Procurement and installation of Addressable Module Box (AmB) and accessories
 Conducting trial-runs and testing for all installation as well as demonstrating how the
equipments are used.
 Signs indicating the locations of manual push button, fire-fighting units, and the place /
direction of escape hatch / ladder hazards (fire escape).
 Construction of cabinets / panels for alarm calls, and buttons at the specified locations.
 The cable tray, conduit, steel pipe for all RI system shall be reserved in advance in the
building structure, it is the scope of the contractor of architecture. More detail of the
reservation of cable tray, conduit, steel pipe shall be refer to the BA/CS drawings or
related RI drawings.
 At station, Fire alarm system and the ticketing system shall be connected, and it can
automatically open the automatic ticket gates installed in the station in the event of a fire.
The interface is located at the linkage terminal of the ticket gates and self-service real-
name ticket gates.

2.2 Execution Terms and Conditions


 Contractor must assure owner that the work is carried out by experienced staff who will
follow applicable standards. During installation, contractor must assign a supervisor with
the relevant qualification.
 Contractor must replace damaged material to meet physical and technical requirements.
 Contractor shall ensure cleanliness of work area i.e., free of any pieces of wood, wire,
metal resulting from boring into walls / concrete or the like.
 Contractor shall conduct testing, start-up and demonstration if need be. All costs are
borne by Contractor.

2.3 Master Control Fire Alarm Panel, Auxiliary Monitor Panel


a. Master Control Fire Alarm (MCFA) to be used is the Semi Addressable type of UL
Capacity (according to design drawings) complete with terminal equipments:
- Indicator/ signal zones
- Buzzer/ horn
- Fire Brigade telephone line
- Fire Fighting (fire pump) line
- Monitor line
b. To facilitate identification, signs must be put up to indicate each zone location.

2.4 Power Supply


Voltage that may be applied is the DC voltage of not more than 100 V voltage generated by
the rectifier. An UPS (Uninterruptible Power Supply) shall be used for power supply of Fire
Alarm system. In an emergency or PLN power supply loss, batteries which can serve system
for 4 (four) hours should be used. Battery of UPS capacity and rectifier system must be
according to performance and fire alarm system installation as a whole.

2.5 Fire Alarm Detector


 Fixed temperature detector of maximum coverage area:
- ± 40 m² at 65°C maximum temperature
- ± 30 m² at 75°C maximum temperature
 A combination rate of rise and fixed temperature detectors for 40 m² cover area at 65 ° C
maximum temperature while for cover area of 30 m² at 75 ° C maximum temperature.

2.6 Smoke Detector


Smoke Detector works on the basis of fume consistency limits. Smoke detectors can be:
 Photo Electric Smoke Detector: that works on the principle of reduced light caused by
smoke of a certain concentration.
 Ionization Smoke Detector: that works on the principle of ionization currents caused by
smoke of a certain concentration.

2.7 Alarm Bell


Supply must not be more than 100 V DC, indoor type. Bell is fitted into the building and must
have enough frequency to overpower the noise level at medium level. Installation of alarm
bell should be according to the location shown in the design drawing

2.8 Manual Call Box


Indoor type, mounted on either a wall or door. Supply should not be more than 100 volt DC.

2.9 Siren / Horn Alarm


Installed outdoor, in open areas, parking or the like, complete with poles.
Have sufficient frequency to be heard clearly either in buildings or other places.

2.10 Location Lamp


Material:
- Globe : Resin, inside of globe: frost finish
- Frame : Synthetic Resin
- Power Supply : 24 V.AC or DC or 100 V.AC
- Installation : Surface Mounted

2.11 Workings of Desired Type of Alarm


 Master Control Fire Alarm works in a few sequences.
 If one of the detectors / zones is activated, it will send a signal to the Master Control
which will activate the alarm bell to ring and thus lighting up the signal lamp.
 If a general alarm occurs, Master Control will send a signal to ground the lift, activate
Pressurization Fan at the fire escape and the like.
 The system is reset manually from the Master Control.

2.12 Installation and Conduit


 Master Control Fire Alarm is placed in operator monitoring room, mounted on the wall.
Auxiliary monitor panel is installed on a desk monitor in the monitor room, on guard for 24
hours. The cable connecting the Master Addressable Control Panel and Module Box
(AMB) is in the wire rack / cable tray.
 Each floor inside the building is served by an AmB located in the panel space.
 To connect each AmB at each floor with Fire Equipment Master Control, 3 TP 2 cores
cable 18 AWG is used, placed in the wire rack / cable tray, clamped on the shaft wall.
 For installation system of AmB into manual call box fire detector or bell, HIS cable size
1.5 mm ² is used and placed into the PVC pipe conduit, installed above the ceiling.
 For installing the wiring in series, tap point each fixture at the end of the installation, using
the End Of Line Resistor.
 Each deflection / bifurcation / continuation must use junction box, strongly mounted on
each holder, clamped onto a wooden frame or the like.
 For pipe conduit, junction box is embedded in the concrete, walls or on the floor. The
placement of conduit should be coordinated prior to concrete casting.
 All cables should be Low-smoke halogen-free refractory.

 All threaded and protected metal trunking must be smooth inside, and the surface of the
exposed metal trunking must be treated with fire prevention measures.
 All threaded and protected metal steel pipes must be smooth inside, and the surface of
the exposed metal steel pipes must be treated with fire prevention measures.
 When all pipelines pass through the fire-protect area, they shall be fire-proof and plugged
after construction. The pipeline is required to avoid high and low voltage cable laying, and
it is not allowed to be exposed outside the decoration layer in public areas.

Contractor must complement the equipment with signboards indicating the presence of
equipments such as manual call boxes. The signboards must be made of iron plate, 0.8 mm
thick plate size, adjusted according to number of alphabets in yellow, red primary color,
legible from a minimum distance of 10 m for normal eyesight.

Contractor shall conduct testing on all installations and fire alarm equipment, to be witnessed
by Project Owner / his representative. In the testing process, Contractor must guarantee all
results of his work with a report / warranty stating that the work done is according to
construction documents and all additional attachments; and that all installations are working
properly and perfectly. Hence, the application for Operation Fitness Certificate (Sertifikat Laik
Operasi/SLO) from the Fire Department (DPK) is the responsibility of Contractor.

E. TECHNICAL SPECIFICATION OF SOUND SYSTEM WORKS

I. GENERAL REQUIREMENTS
The general and specific requirements is an integral part of the job description field, and the
requirements for implementing this technical specification describes the requirements and
terms in the provision and installation of all equipment and operation of all sound system
installed in the building and outside the building, as shown on the drawings or in other parts of
this technical specification.

1.1 Drawings
 The drawings included in the work scope of sound system are an integral part of the
construction document.
 Contractor shall check the design against possible errors / mismatch in terms of quantity
as well as installation and the sort. The above-said things must be submitted in writing

 Procurement and installation of the Pre-Mixing amplifier, Power Amplifier, Program Input,
Mic, Blower, Selector stater, speakers and other accessories.
 Procurement and installation of sound system cables and accessories.
 Conducting tests and trial-runs and overall balancing of all systems in order to obtain
performance system that functions properly and correctly.
 The cable tray, conduit, steel pipe for all Sound system shall be reserved in advance in
the building structure, it is the scope of the contractor of architecture. More detail of the
reservation of cable tray, conduit, steel pipe shall be refer to the BA/CS drawings or
related RI drawings.
 At station, the sound system shall get the radio source from passenger service
information system.
 At station, the passenger sound system also is used as a fire-fighting sound system. In
the case of fire alarms, the automatic fire alarm system controls the broadcast power
amplifier equipment through dry node signals, and performs emergency broadcasts
through audio cables to achieve fire linkage broadcasts in related areas.

2. Work Completion on Installation

2.1 Information System


a. Sound system with a common function as "public address" as well as emergency call for
inside the building.
b. Installation of sound systems in the operator area where the pre-amplifier / mixing pre-
amplifier, power amplifier, program inputs, and switching control program are located
unless there is a separate handling of the sound system function, to ensure the programs
are heard or announced according to the master Monitoring which lies on the monitoring
table of the room operator. Whereas in emergency, all programs can be terminated
including the sound system in the building, then to announce via the operator in the
"Auxiliary Monitoring with First Channel Priority” on the monitoring table of the monitoring
room.
c. The master sound system must be able to serve the entire group of speakers for the
entire building.
d. Each interruption should be preceded by a specific interruption tone (chime signal)
generated by chime generator mounted on the master sound system or the monitor's
desk.
e. When an emergency occurs such as a fire or any disaster, the entire ceiling speakers
should be able to sound alarms generated by the alarm signal generator despite the
ceiling speakers are in the "OFF" state done by the attenuator, the alarm signal generator
is mounted to the master sound system and thus, can be run through the monitor table on
the monitor area.

2.2 Material and Brochure List


Prior to installation, Contractor must submit / attach list of materials / working equipment
sound system offered for installation for this project. All materials needed for the installation
must be itemized in detail in the list of materials. This list should also include a brochure
/catalog / operator manual or any other information specified:

2.3 Checking and Completing Drawings


Contractor shall check the design for any deficiencies or errors / mismatch in terms of
quantities as well as installation and the like. This is to ensure that the installation can be
implemented on all units, properly and correctly, be it the main material as well as the
accessories. The completion of the whole installation in detail, and its consequences are the
responsibility of Contractor,

4. Installation

4.1 Switching equipment of sound system controls and monitors the master unit distribution frame
is placed in the operator room, whereas, the auxiliary monitor control is installed on a desk
monitor which functions only in emergency by stopping all the programs running.
4.2 Speaker cables and installation of relay paging to each Terminal Box (TB) is on each floor
within the risers. Cable distribution is done by inserting the cable in the conduit pipe. From
the Terminal Box (TB) to the speakers, the cable channel in each and every floor is routed via
the PVC conduit embedded in the wall and positioned in the ceiling. Any connection or must
be equipped with a junction box.
4.3 All Terminal Box (TB) must be grounded properly and correctly.
4.4 All PVC conduit that go into the panels and junction boxes shall be threaded and bound by
"Lock-nut" made of brass or nickel-plated. Whereas the PVC conduit that comes out of
Terminal Box (TB) on the surface must be equipped with a brass or nickel-plated
compression gland. All procurement and installation of PVC conduit and junction boxes as
well as the equipment for hanging the ceiling speakers, must be performed by Contractors /
sub-contractors in coordination with other parties involved in the implementation of this
project.

III. MATERIAL REQUIREMENTS

1. General
 All materials supplied and installed by Contractor must be brand-new; the said
materials Should be specially installed for tropical climate.
 Contractor must be ready to replace materials which are not in line with the
specifications; with no extra charges.
 Equipment selection should consider the easy availability of fast moving components.
 The material and related certification should refer to Indonesian regulation..
