AGREEMENT OF SALE

This Agreement of Sales made and executed on this___day of January 2025 at Hyderabad, Telangana State, by
and between:-

Sri S Gopala Rao s/o late S Sambaiah aged about 69 years, Occupation: Business R/o H,No,10-2-355,
Vijayanagar Colony, Asifnagar , Hyderabad- 500057, Telangana State {Adhar number xxxx xxxx 9762}

Hereinafter referred to as the “VENDOR” which expression shall mean and includes, unless repugnant to the
context, his heirs, legal representatives, successors, agents, administrators, assigns etc., OF THE ONE PART;

IN FAVOUR OF

M/S Best Homes { a Registered Partnership firm constituted under the Indian Partnership Act, 1932 having its
office at No,13, 4th A Cross, AVR PLAZA, 1st main,1st cross, 4th block, 3rd main, Ayyappanager, K R Puram,
Bengaluru-560 036,,PAN:AASFB4827G

Represented by its Managing partners

Hereinafter referred to as the ‘PURCHASER’ {which expression wherever it so requires shall mean and include
his/her/their representative heirs, legal representatives, administrators and executors etc.,} OF THE OTHER
PART;

WHEREAS the above named Vendor herein is the sole and absolute owner and in peaceful physical possession
of the property bearing Plot No.18, admeasuring 213.33 sq yards in the survey no 171/అ1 and 171 ఆ/2 /DTCP
layout no.3811/2018 dt.25/11/2019 Registered at SRO, Jadcherla , Mahaboob Nagar District.
AND WHEREAS the above named Vendor herein has offered to sell the property bearing Plot no.18 for
a total sale consideration of Rs.2303964/- (Rupees Twenty three Lakhs three thousand nine hundred sixty four
Only) and the vendee have agreed to purchase the same for the said consideration.

NOW THIS AGREEMENT FOR SALE WITNESSETH ASUN DER:

That the Vendor herein covenants, agrees and undertakes that he shall execute and register the sale deed for
the said property in the name of the Vendee or his nominee/s., upon payment of the balance sale consideration
and shall comply and furnish the requisite formalities and certificates needed for registration purpose before
registration.

That the Vendor further declares and covenants that he is the sole owner and possessor of the said property
and he has not done anything whereby the said property may be subject to any attachments, litigations,
mortgages, tenancy claims, dues or lien of any court, government or any person whatsoever.

That the Vendor herein further covenants and declares that he has not entered into any prior agreement for
sale with regard to the said property with any party in the past and no agreement of sale at present with any
party is subsisting.

That the Vendor further declares and affirms that there is neither any legal embargo nor any legal impediment
in the sale of the said property.

That the Vendor further agrees to execute proper Sale Deed in favour of the Vendee after receiving the said
balance amount within the above said stipulated period. All the registration related charges will be borne by
the Vendee only.

That the Vendor further declares that he shall deliver the complete vacant and peaceful physical possession of
the said property to the Vendee after at the time of the execution and registration of sale deed.

That the Vendor further declares covenants and agrees that he shall support every lawful application,
documents made and any proceedings taken by the Vendee for due transfer and mutation of the said property
hereby agreed to sale in favour of Vendee herein or his nominee/s.

That the Vendor herein also further covenants, agrees and assures that he shall provide a perfect title in favour
of the Vendee herein and shall hand over all the requisite documents in this regard at the time of registration.

That the Vendor herein further covenants and agrees that he shall pay and clear all the taxes of Municipal
authorities and other charges etc. if any with regard to the said property up to the date of registration of Sale
Deed / Notary and shall satisfy the Vendee by producing the cleared certificates.

That the Schedule of Property is not subject matter of any kind of prohibition of Transfer of properties as per
Act 9 of 1977.

SCHEDULE OF THE PROPERTY - I

All that the undivided share of land, admeasuring 213.33 Sq. Yards in Survey No. 171అ/1 and 171
ఆ/2 Situated at Gunded Village, Balanagar Mandal, Mahaboob Nagar Dt, Telangana State and bounded
as under:-

NORTH : Plot no.19


SOUTH : Plot no. 17

EAST : 40 ft Road

WEST : Neighbours Land

IN WITNESS WHEREOF the parties hereto have set their hands to this Agreement on the day, month and year
