Have building systems installation and performance verified by a commissioning authority. Use efficient equipment, controls, construction, and insulation to reduce energy load. Use HFC-410A coolant in place of any CFC-based coolants. Use appropriately sized HVAC system with a timer and multiple zones. Use geothermal heating system. Provide systems manual and training for buildings maintenance staff. Participate in M&V plan to determine what type of energy saving systems can be installed. Also develop a process to correct systems if they are not providing the predicted energy savings. Provide an area to recycle materials such as cardboard and metals. Set up a plan to recycle demolition debris.

Meet the required ventilation rates as specified by ASHRAE. Provide a smoking area more than 25 feet from the building. Install sensors to monitor outdoor air flow rate and CO2 level to monitor air quality. Install ventilation system that exceed ASHRAE ventilation rates by 30%. Use temporary ventilation units during construction and protect all ventilation openings from dust. Schedule in seven day building ventilation period and test indoor IAQ to ensure air contaminants are at an acceptable level. Use adhesives and sealants that comply with SCAQMD. Exhaust parking garage to prevent contaminants from entering building and replace filters prior to occupancy. Provide controls for a majority of the of the building occupants. Measure occupant satisfaction with thermal comfort 6-18 months after occupancy.
